Accept, since you've already reduced price to $199, $165 is a fear offer and accepting offer doesn't have anything to do with been desperate. Accepting offer late or too much counter can even leads to cold feet.

The thread is a bit long, no lies about that, but the best you can do for yourself is to go through it, at least first 200 pages that's where you will get the elementary. You can send me a mail I should be able to forward a summary of some part of the thread (1 to about 1500) with you, but you still have to read more even outside this thread. You can Google "buying and selling domain names" you will get thousands of Pages to read.
