Very good design you got there, I think the flow is good, except for the staircase which is too open in my opinion. I had loved this contemporary flow, but I dont know if your client will love to have all his living room and open kitchen to the back.

You can also replace the car park in this plan with a bedroom, but some will want their living room exactly where the car park is.

In my clients brief, I could read and understand that he’d generally favor open plan living. I wasn’t really surprised when he asked for a semi-open kitchen.

The briefs inclusion of a void section, skybridge, wall-to-wall multi-folding glass door reveals a lot about what might work for him.

I love the arrangement of the plan you shared above. It’s almost similar to one of the Late Dr. Alex Ekwueme’s estate design in Osborne, Lagos.

Some times I wonder why we lack maintenance culture in this country? Most of the buildings in dugbe are monuments, which are ment to be renovated. You people that were born in the 70's & 80's are the ones who enjoyed Nigeria.
I wonder why that "aje house" is being abandoned.

I’ve done and showcase No. 4 here before. It’s cool but these days I’d favour trendy steel staircase over concrete staircase.

My heart goes with the simplicity of No. 1

Employ the use of 3D wall panel stickers. below are just some few noticeable features;
1.) You can clean tough stains off with wet rag
2.) Noise reduction from the next flat
3.) Non fragile; it doesn't break!
4.) Echo and vibration resistance from your room
5.) Room Temperature control.
Bathroom walls are cold and it causes the paints to break. 3D wall panel stickers is classy and it does not absorb water, as it is water proof.
I sell very cheap compared to the normal market at #1250 per "panel" measuring 70x77cm

Interesting, those that are born before 50’s to 60,s enjoyed more then those of 70’s to 80’s. Many of them went to free school home and abroad majority of their parents are farmers with little or know any form of education. These are the same set of people that hold us hostage, kill our education kill morals in our society, divided us with ethnic and religious. They are united in stealing our collective resources without division between them. They have succeeded in destroying the future of our youth by engaging them into social media world postings all kinds of fake life style and negativity Its a shame on us with kind of leader we choose for ourselves.

Professionals, please, are there ways to get concret fascia done at a cheap cost? Or are there good and affordable alternatives to concret fascia that will still still look exactly like concrete fascia? The quotation from my engineer is killing me.

We are paying the price of a truncated democratic process.

A lot of thing were going right till militia boys started participating in politics and wearing overflowing agbada.

The leaders who enjoyed the good times in the 50s and 60s and chose not to do the right thing are the symptoms and not the cause of Nigeria problems. The real cause is unprincipled politicians and abuse of democracy.

God has given us real and selfless visionary leaders in the 70s and 80s but the military coup of 1983 truncated our young and developing democracy. Most of these visionary leaders were thrown into prison, incarcerated and thrown into exile.

Our political landscape is now filled with theorists and selfish politicians. Ever since we lost our democracy in 1983, we’ve been finding “x” in Nigeria.

Imagine all these beautiful projects were done with cocoa money, not oil money o.

Leaders are made, not elected.

Does the wall has to be plastered/screed first before installing this? What's your number?

That brings about why most of them were sent abroad on scholarships to study. They were sent there to look at how things were done over there, upon graduation they are ment to incorporate some of the things learnt overseas. But know they all failed us cry cry

Concrete fascia is too cumbersome these days. A client spent almost 2m on his recently. It is overrated.
There are more con reef fascia designs that cost less sha.
