Landed property investment is not truly as rosy as people say, even though some people who had invested in estate development are making it big, the majority of estate and landed property purchase now is a scam. Those people making it big time in estate have lost money in one way or the other before landing one, two or three genuine landed properties. 95 percent of landed properties sold in Nigeria these days are scam except if you know the owner personally. Presently the annual yield on Treasury bills is way higher than the proceeds from landed property for example, Say you buy a land at Ibeju Lekki at an ok site for 1.5m and after all expenses and omonile you spend 3m. Then you develop the land with 12m to build a four bedroom flat up to finishing. Altogether you spent 15m to own a 4-bed flat of 3 bedrooms each, then you get tenants to occupy the property and they pay say N30,000/flat/month x four flats = N120,000 x 12 = N1,440,000 you will make in the first year as profit (NB : some tenants may start oweing you money after the expiry of their one/two years rent saying ejooorr sir ). Then take Treasury bills you invest same 15 million in addition to the upfront interest you get immediately ie, 2.7m at the rate of 18% this will bring your total investment amount to 17.7m. The interest when you invest N17.7m at 18% will then be N3.186 m. I will just ignore other compounding interests that will accrue from reinvesting your profits on T-bills. So compare income from rent = N1,440,000 to Income from Treasury bills = N3,186,000 for the same period. To balance the argument, ofcourse with landed property you will have a tangible asset at the end of the period which you can sell for another 10 or 20 million but don't forget the 95% land purchase risk (the land you built on may not have been a genuine sale afterall), i am talking from experience. I owned a land for over five years and every time i visited the land, the actual owner of the land who sold the land tell me the land is actually in dispute, this is something he never told me throughout my negotiations to buy. Fortunately i resold the land to someone else. I am not saying your land sale is not genuine but i am pointing out facts that are inevitable. If you have excess money invest in both ie Treasury bills and landed (excess money means at least 50 million), but if you don't its better to put your money where your mouth is. dahddy3: 6 Likes 1 Share |

Its unbelievable to hear someone got scammed in the sum of 1.6m via Paypal transaction. Do we really blame the scammer or the scammed? Don't you guys read terms and policies or even check history of these payment merchants before using their services? This is a Nigerian problem, everybody wants to move millions quickly within 2 seconds. Even if those funds were genuine, Paypal's robotic system will still block those accounts for unusual activity. All those people saying the CBN has ran out of dollar or will run out of dollars, are you the person supplying the CBN with dollars? CBN is a central bank to all banks, businesses, multi nationals, estate investors etc and has all the resources to pull billions of dollars from many sources. The Forex policies made by the CBN must be adhered to by these institutions, the CBN doesn't fail to penalize any of these companies when the fail to abide. Bros I don tire with the way Nigerians rip off each other in the name of "they bought high and have to sell high" when dollar is not our currency. If there is no immediate need for it, should be disposed immediately. The CBN is pumping dollars steadily and horders are antagonising seriously. The bench mark is like you mentioned the black market and to God be the glory dollar sold for N425/N430 this evening. Cash supercedes electronic currency so therefore electronic currency should be at -N50 or more from BM rate but hoarders are still attemptig to frustrate the efforts of the CBN just because of their self centered interest.
