Could you throw more light why additional N6m will be required to perfect the title of a property near N50m.
This could assist in a current decision making as I have houses to buy in Lekki within N45 to N60 million, the estate agents said title is Governor's consent?

If you buy a property for N50 million, you will need another N6 million to perfect the title. When you start repairs and renovation of the property another agency will come. All these affect the final cost of the Investments, thereby reducing returns on Investments

When someone goes to the bank to buy, the bank refers the person to their stockbroking unit, I guess you mean the standalone stock broking units are more expensive than traditional bank stockbroking unit.

It's a dog eat dog market. They sell you anything they manipulate from their end, if the rate doesn't match your expectations they take long in reselling and crediting you.

But gurus in the house, kindly shed more light on how one can send instruction to all these brokers to avert reoccurrence of such because from my observation, once u fund your cscs account these people will just buy the next available bond for u without ur consent unlike TBILLS where u will b notify of the currents stop price in the market before they proceed in buying it on ur behalf.

Actual profit is the percentage of the Yield that's 10.9% at the time I bought. The value of the yield in % is actually what determines your profit and not the coupon rate of 16 percent for secondary market bonds.
Overall it a loss as the funds would've performed better under some other investment portfolio.

It was bought through bank. It's two payments a year i.e roughly N264k a year.
I don't have the contract note but information recorded at the time of purchase was;
YIELD - 10.93
CLEAN PRICE - 1102.6
DIRTY PRICE - 1156.4

Could anyone help calculate this.
I bought FGN Bond with a coupon of 16.39%.
The capital was N1,850,000 with bi-annual coupon payments of N132,000.

I was informed the capital to be received at the end of the tenure is N1,585,000.

Is this normal or an expensive bond?

Firstly, was he a MUMU husband?
Does he have any savings ? This is the time to put those funds to work.

He needs to calm himself down and distract himself a bit, for example he should find a temporary job, he should try to go for his kids at the wife's residence without any form of harassment or aggressive behaviour, the wife can call the police a million times but since there is no judgement prohibiting him from having access to his children, the police have no right to lay a finger on him. Everytime he goes, he should make his presence known by calling any of his children, the children are smart and they can instantly figure out the wife is the problem.

Secondly, he needs to go see a lawyer asap and file for joint custody, unfortunately he has to prove he has a home for the children to reside for joint custody. He should take his mind off the attitude of the woman and focus on life as a single parent.

My friend is currently going through a divorce in the UK and having a hell of a time. His wife mounted as many allegations on him as possible during separation - domestic violence, marital rape, child abuse, drugs and alcohol use, adultery, forgery just to name a few. He had to leave the house. He has moved to a room in a shared house and now even struggling to pay the rent. He does not see his kids anymore (not by choice). He is very broke and in debt because of all that is going on. He can no longer afford a lawyer. He feels so powerless, helpless and hopeless that he cannot fight most of what his wife is putting him through in court. He represents himself these days.

He has stopped looking after himself and is always looking sad . He also lost his job due to his arrest and all the drama. He was arrested because he tried to go see his kids at his former home and his wife called the police that she was afraid of him and that he had come to harass her. Police arrested him even without any traces of any harassment. Note that he moved out of the family house voluntarily thinking that the period of separation would ease tension between him and his wife.

I always feel sad seeing him in this state and just wish that he could recover and bounce back. He is considering moving back to Nigeria.

Have you gone through divorce in the UK or do you know anyone who has? What was the experience and what advice would you give someone going through this?

Question No 1 Excersise K1. You don't have to convert to Newton again like NDSMELODY erroneously did it. Most spring balance are calibrated directly in Newtons or they may have dual scales of Newton and gram. The question here is straight forward, it says Newton.

His conversion is even wrong because he converted it from kg to Newton. (1Kg = 9.8N or approximately 10N) and spring balance are not calibrated in Kg because most of them are small and can only suspend small loads so they are calibrated in dual scales of Newton and grams.

Avoid Payoneer by all means, they have successfully embezzled funds of most Nigerians here through blocking accounts. The funny thing is they won't give you explanation why and you won't be able to login to the account, thereby no proof you have funds with them. They have crooks working for them who just pick your calls, put you on hold and do nothing but once you keep login in the complaints constantly, if you know anyone in NewYork who can take your details and call them to speak to them as your legal representative that will greatly help too. We ended our business relationship after i received my funds in full and the progress made by my lawyer, we can never do business again, i don't even want to. I only received a few separate legit payments into the account within two weeks of it being operational and baamm they disabled the account.

I have better alternatives with people here, what is the source of the funds?

They are criminals, they did the same thing to me a few years ago, they blocked my account with over $5000 legit funds in it. It was a difficult time as i was very ill at the time but i didn't give up, it took at least two months for me to get my money from them after they lied more than 10 times they had sent the money. It got to the point where i where i was about to hire a US based lawyer to sue them, and he was about to visit the office they claim to have in New York, i notified them about all these and they paid.

All you need to do is provide what they ask for if you have but don't stop there, pick up your phone load N5000 and keep calling their US number, how much was locked in to the account?

I think that is the case, i just checked my bank statement, the last coupon was due on the 27th jan but was paid on 30th jan hence i got 20k more.
This coupon is due today and was paid today so i got less.

It is very normal sir, pls check the date you were paid 6 months ago, you might discover that the coupon came about 2 to 3 days late and the interest from that 2 or 3 days is often added. But if you get your coupon today the 27th July which is the exact date stipulated in your contract, the amount you received today should be your normal coupon. If DMO had delayed it for few more days, perhaps you would have had some few thousands added to it.

I have experienced same as well and asked my bank the reasons for the discrepancy and I was enlightened about it.




The settlement date as you stated last week is today, i guess getting paid on the day coupon is due compared to getting paid few days later attracts some difference. The amount will be difficult to calculate but it's N20m initial capital. If you go through your bank statement and compare dates and amount, if you notice changes in the payment dates and changes in coupon amount for the two payments, it is likely what donbrig said.

The bulk came in with no stamp duty charge on the bank statement, i will check the statement again in a few days to see if any stamp duty charge was applied.

It"s the last one on this list, the FGN just paid it now. I noticed there is a difference of N20k from this coupon payment compared to the last coupon 6 months ago. Today's coupon is less, is this usual?

Calculating interest rate on re-opening bonds and secondary market is quite tricky.
I see a lof of people who bought secondary market bonds at 15.5% coupon payments and end up regretting the purchase due to the actual interest could be 9.5% on capital investment.
Currently, someone posted bonds with 16.39% coupon payments here, due to current interest rates, the interest on that bond is currently less than 5% for the tenure.

ok, the one that sold at Chevron was at N46 millionn, fully furnished, there are a lot of houses developing in Lekki now with very little buyers. It is more profitable to get returns in bonds now, with a N50 million investment in bond, you could be hitting N8m a year interest without moving to anywhere or chasing tenants.

Since you had 3 different tenants in 5 years, it demonstrates that the tenants can't afford the rent and they rather go for an affordable house or new evolving housing to enjoy newer facilities. In a climate where affordable housing is in demand, a tenant spends at least 3 years to 10 years there.
There are semi detached, terrace housing going for N40m in Ikota area right now, quite a competition.

What you decide to do is your choice.

Its 5bedroom fully detach deplux and fully furnished at ikota villa estate, for example since i bought the property 2015 i have managed to collect 3 times rent from 3 different tenants, sometime for them to move out is a problem 3 months gone and another 3 to 4 months to get a new tennant, regards to the damage as soon as they leave you have to repaint the house in and out, changing toilet, bathroom fittings,lights, and treatment of the borehole before you know it a million is gone, what i was told before buying the property is not what i am seeing.

You should get a housing agent to evaluate the property, a 4-bed house fully furnished at Chevron drive recently sold for good amount, I will verify the amount.

what is the nature of the property damage? Maybe post a picture here, there maybe potential buyers.

Can you support your arguments with facts, the CBN governor didnot issue any directive under my command to restrict DOM acc holders from withdrawing funds from their DOM aacounts.

Are you banking with lower Tier banks like EcoBank? Those are the banks that will find it difficult to pay you but then when you go to their head offices, there is very little chance you will not be paid.

It is an illegal act for a bank to restrict a customer access to their available genuine funds, restriction policies start from the top like restriction for $1m transfers etc, then could go lower to $100k but we are not there yet.
