PeoplesArmy: Did you do a soil test before reaching this conclusion of using a raft foundation? My knowledge of isheri north is that load bearing capacity of the soil is poor and if you had submitted a building plan of this "building in process" for approval they would have asked for a soil test report. |

Aventures: OP please find another name for the foundation you are constructing. this is not a raft foundation. mere fact that you have a ground beam here does not make this a raft fdn. A raft foundation is type where you have your ground slab and the beam reinforced and in monolithic condition. This type of foundation is absolutely good for bungalow only in a water logged area where you there is tendency for the use of blocks at fdn may be weaken by the water. Well i believe you are acting based on your structural engr design but honestly absolutely wrong, if i have to explain this then i will have to write an epistle, but kindly check previous thread of segcymoore, kkonsult, brabus and other to see what is called raft foundation. Thats how bad stories start. @PeoplesArmy has asked if there is a soil test report that should be the basis for any building structural design in that Isheri north area and he has not answered. Many houses in that area are tilted to one side or the other due to "settling" and the flooding in some parts can be terrible when it rains. Its better to loose a N100 than a N1000. |

Controversies generated by such comments above is why people like Spyder880 and a host of others are not very forthcoming with cost analysis of projects anymore. You can either ask for more details or compare with estimates given in other threads (assuming people are encouraged once more to share) to reach you decision. |

I will not like to embark on property development in Awka, or any other place if it's not a high end, palatial residential development that will be a reference point in many years to come. My plan is to raise the bar, to look for investors and owners who have the very best in mind when thinking of their residential homes.
I know the investment mindset of the indigenous people of this state, and I will like to flow with their expectations. Let's make it huge! I am looking for big plots, that will fit in palaces, not tiny lands that you will be struggling to squeeze through everyday. I am also looking for plots near the road, not where you could be running in the bushes.
But it might not be cheap, especially in the state . I am rubbing my hands in expectation!!! |

Na wa o. Even before this guy got any job in nairaland, he sounded too desperate to be trusted...always crashing in on peoples thread and literally begging for jobs.
Project sponsors should also learn to do basic due diligence before awarding contracts. I have never seen the wisdom in giving people serious jobs out of pity so Mr OP you have your own share of the blame. Just like others that read about Brabus and still give jobs to him and his fraud of a company and then come back months later to cry on the thread. By the time you start crying on the thread about your contractor things would have already gone wrong and you would have lost money!.
Additionally when you are unsure of a contractor, you need to do your job in phases and be ready to fire him at any stage. You also need to cover your ass with a contract that will be signed by both parties and be ready to prosecute. The problem is that we are all in a hurry to get things going and always forget to do the basics. |
