You have 150k, you want to rent house in Lekki phase one and you want an agent to help you look for the house but you don't want to pay the agency fee. You now come and be shouting at an agent who is minding her business and hustling with your mere 150k that can not even get you a selfie in Ajah or Sango Tedo. Who the F do you think you are?

Cheapest selfcon I have is 350k, its a lovely big and clean place but its facing the ocean so a lot of people get paranoid about it. Alpha beach road

There's another for 450k, very clean and good environment, 10 mins walk to Igbo efon bus stop or new road bus stop. Its a small place but homely.

If you don't mind sharing, I have a three bedroom for 1.3m. Brand new and massive rooms in Atlantic view estate. I have one girl who wants the house so looking for two other girls. Its a fantastic house and the one I will recommend out of all three.

FYI I don't charge for inspection, I even buy my nice clients food. I don't like clients that give attitude because they want to rent house. A lot of them don't earn as much as I do so why the formimg.

Pictures can be edited to make houses finer so photos of houses is a time waster for me especially for a mini flat. What could one possibly snap in a mini flat.

I think you should extent your preference to chevron. I have one for 500k with a service charge of 100k. Off new road, before Chevron. Call me if this interests you.

I have heard a lot of "stories that touch" where a client pays for a house and for some unforseen circumstance , the client is unable to proceed with the tenancy of the property he or she paid for and thereby they are refunded the full house rent but the legal and agency fee isn't refunded. Reason they say is agency fee and legal fee is not refundable. Policies like these, make potential clients scared to work with agents and that affects the real estate business.

I found myself in such situation recently and I funded the client back the full agency after more than a week of payment. I had spent the money already but in my mind thats not an excuse not to refund a clients money. It wasn't the clients fault, the landlord didn't want her and refunded the rent, there was no legal fee so it was up to me to refund the agency which I did with no obligation. If the client had been the one to change her mind, then I probably wont have refunded the agency but give her another house.

However a number of people who work in the first and some who dont even work in the field were against it. That under no circumstance should agency or legal fee be refunded. I tried to explain to them that the reason for the swift refund is because the client might find another house that same day through another agent, why make her suffer because i want to chop agency fee. They used a big real estate firm as example, the name of the company I will not say but he said they dont refund agency or legal fee but give them an alternative which makes sense but what if the client is happy with another agents house and the house is hot in the market, it could go any minute. Because of this "no refund policy" a lot of clients have lost different opportunities to pay for their new house on time.

To all the real estate agents, realtors etc, if its not the clients fault that a transaction went wrong, refund their agency fee and maintain your integrity. The client shouldn't pay for a service that wasn't provided. There are a lot of more benefits when you refund the agency fee if it was the landlord or co-agents fault.

Hi, yes you can get a mini flat for that amount in lekki environs. I have one in igbo efon 600k and alpha beach road 500k.

It's in Atlantic view estate close to chevron and for the penthouse it's 550k while the room downstairs is 400k. The house comes with a generator and inverter and the penthouse already has an AC installed. If you do the maths, it will come to about 40k monthly

Hi, would you consider a shared house? The room is massive and comes with AC, there's an inverter already and generator connected to the house so you don't need to bring your generator. The price is going to be higher than your budget.
