Real estate agents or realtors is one of the most lucrative business/professions one can venture into. As the unemployment in Nigeria is raising, this is one of the professions I encourage those looking for employment should think about because it doesn't take a lot to start and you don't even need an employment interview to start working. As a friend would say, all you need to start working is a pair of pairs, comfortable shoes to walk around, a shirt and an internet enabled phone. Below is are some tips on how to be a good real estate agent. 1. Look Presentable - As a serious agent, you have to look presentable. Dress clean not necessarily expensive but near. Ironed clothes, clean hair cut or if you choose to grow your hair, let it look taken care of. 2. Learn how to communicate - Communication is key to marketing. Communication consists of knowing when to speak and listen. Listen carefully to what the client wants and if you want to offer something outside the clients specific needs, do not push them, if they aren't interested, don't push them or try to convince them, if not you will not only look desperate but unprofessional. 3. Understand that your clients are not just the people renting/buying properties but also the landlords - A lot of agents refer to the person looking for a property as client but refer to the owner as landlord. Basically the landlord is also your client because you are offering him your by getting someone to rent/buy their property 4. Make it an habit to perform KYC/CDD on the person buying or renting properties. - KYC means know your client and CDD is customer due diligence. Now this is very important because you don't want to be involved in a money laundering investigation. The EFCC will not hear, "I didn't know" and also this shows the landlord you know how to do your job properly 5. Invest in e-marketking sites - Have you ever heard you have to spend money to make money? Investing in this sites gives your property market a wider audience. There are many websites that offer such services, Google real estate marketing websites and you are good to go. Facebook sponsored ads is also a good tool. 6. Do not inflate prices of properties - This is very important because once you are found doing such, your reputation is ruined as a real estate agent. Focus on getting the property sold and getting your commission and move to other properties. Remember you are not the only person marketing the property so if other agents are marketing the property at a lower price, and a prospective client sees adverts for the same property but different prices, he will go for the agent offering it at a cheaper price. Intact I would recommend instead of inflating the price of the property, deflate the percentage of the commission, this way you get more sales because Nigerians like a bargain and they will recommend you because it's hard to find an agent reducing is commission. I can't think of any more tips but the above mentioned is good enough I think. |

Immorttal:Don't make the mistake to rush your project, because there are likely to be errors during construction. Take it a slow step at a time so if the builders make a mistake, it can easily be corrected. |
Immorttal:If you are not going for the luxurious finishing then it's possible if you go to the building site daily to monitor all the expenses and materials. Also the land being dry helps a lot. Another thing to put in consideration is the sand supply. Sand in the sand pit/farm is around 10k I heard but the suppliers would sell it for four times the amount. Would go a long way if you can find a truck/tipper to loan (possibly pay to rent it for the whole day) and go to the sand farm to get it yourself. But even if the funds you have aren't enough to complete the building, build to the stage the money can and slowly complete it as more funds become available |
It depends on the location. If the area is waterlogged. It also depends on your taste of finishing and other factors but I doubt 8 million will complete it. I even doubt 8m will build a carcass of such. |
"Working boys" Should always have a side hustle even if they don't take it seriously. What would it cost to snap a few houses and post them online for sale or even short-let? Maybe actually rent out a few properties a month and save the clients number as "client this or that" and If situations like this arises, they have proof to show they work as realtors. |
Joined 2012, within a few months I sold my first ever property to a client I met on here. I got hooked lol PS Although the client and landlord cheated me, two of them collectively gave me and another agent 400k when commission should have been around 6m @ the regular 5% agents fee(from buyer and seller). As a JJC agent, I was happy with 200k. |
In all fields there are the bad workers. These types of agents, I call them cabu cabu agents. I'm a agent, I don't go with client for inspection most times x I give them the address, they go there, if they like the house, I give them landlords number and they discuss amd negotiate if necessary. Whatever price they agree, the client pays landlord my commission which is 10% of the rent and landlord transfers to me. My real estate work is done fully remotely and it pays me because of the stress of going for inspection and meeting some annoying clients. There are many other agents like me who don't over charge clients and work remotely or professionally in their own way. Not all of us are bad. |

I usually take in only people with job but sometimes I also follow my gut instincts and give people houses who I flow with or deny people houses if I feel they will give me wahala. I sublet to only single people because it's more convenient for the other flatmates. |
I will share my experience as an indirect landlord. I pay for duplexes and rent out the rooms individually, converting the living room to a bedroom too. I have done this severally but a particular house, the tenants were really dodgy and messed up. Some tenants just don't like to pay rent or when their rent is expired, they are expecting free months while they look for house. I stopped collecting agreement after a few years and right now any tenant who wants to stay extra months will have to pay up front for it. If they owe for more than a week, sometimes four days, I change the keys to the exit doors of the house and only give the tenants not owing the new keys. Usually the same day or next tenant pays for another month and moves out or sometimes very rarely offers to pay for another year. |

As with scammers, I don't work with other agents so the chances of meeting a scammer is unlikely and when I speak with a client, I can almost tell if they are time wasters or dodgy. Some people have called me around 10pm to view houses and I turn them down no matter how expensive the house is. Some have asked to pay rent and move in first and pay me my agency when they get their next salary, I tell them they can pay and tie down the house but cannot move in until they pay every other charge especially my commission. You know, what ever business you plan to market online, you will always meet some people who will try to play smart. Best thing is not to jump at offers immidiately but take time to do your research and findings. |
The first land I sold was on nairaland. I listed a property for sale on the property section, a woman called and booked a day to see the place. She came on time and liked the estate. I made arrangements to see the owner and the deal was sealed. The Commission was meant to be around 2 million naira but the client used (don't worry, we still have more business to do) sense for me and gave me only 200k. I was happy because that was one of my first briefs in real estate so it seems like big money to me back then. When I think about it now, I get annoyed knowing I could have bargained for a higher commission. |
