Dear Nairalanders,

I will be appreciative if an expert quantity surveyor can give me a breakdown of building a 4 bedroom duplex (1 large living room, dining and kitchen) with all rooms ensuite plus a two bedroom upstairs and downstairs with attached one room bungalow at the back of the property.

It is a swampy land on 1 plot (60×120) so I was advised to do raft foundation (what's the cost?). Land has already been sand filled.

Location: Ogolonto, Ikorodu, Lagos.

A sample picture of my idea for the 2 bed and self contain is attached.

Enquiries shows that average cost of 600sqm size of land in Lugbe axis of Abuja cost around 5 million naira,this includes land, development fee and mapping.

Please professional in the house, Kindly help out with detailed estimate of how much it would cost to build a 3 bedroom penthouse exclusive of land.

how do you prepare an estimate, without seeing the floor plan.
I doubt if you are a professional builder or engineer.

You forgot the cost of blockwork for two floors.
The foundation alone would cost atleast N2m+ , block work for two floors alone would cost over N3m.
Then decking we should be looking at over N3m

so how did you arrive at N4.3m?

Please, I need an estimate for a 1-storey building: 2 bedrooms of 3 flats on each storey. That's 3 flats up and 3 down. Will appreciate detailed breakdown and pick the best estimate to work with (not necessarily the cheapest). Please, note the estimate is for block work only, from foundation to roofing (lintel) level.
