Please, I got this quotation from a builder/bricklayer for a poultry project and I am wondering how reasonable and fair it is.
Site location: Ijebu ode, Ogun state.
HOUSE ONE: PIG HOUSE ( SIZE 24FT BY 150FT AND 16 ROOMS)
HOUSE 2 PEN HOUSE ( SIZE 45FT BY 150FT)
I will be willing to work with anyone with a more reasonable quote.

Rather than strike out my opinion (next time) share yours and let the OP decide which to take.

1. Building Length approx 20m, width approx 10m = volume of floor = 30m3 @ 40k / m3 = 1.2m (labour and material inclusive, rebar measured separately.

2. Approx length of ground beam = 100m, height 1.2m and thickness = 0.225mm = 27m3 = 1.08m (ditto)

3. Approx tonnage of rebar = 3.5T @ 200k = 700k + labour @ 25k per tonne = 90k = TOTAL 790K

4. Carpenter labour = 120k approx

5. lets allow 150 planks of 1by12 and a few 2x2 = 240k

ADD ALL = N3,430,000:00K

I also added that allow 1m for filling

TOTAL = 4.4Million

whatever his miscellaneous is wasn't my concern....

Parameters

-Young man, Labour would always cost more on a water logged land compared to dryland.

-Apart from the ground beam, you forgot to add calculation for the raft itself.
The ground beam sits on a raft.

-Apart from filling of land , what of filling of the foundation? Hardcore?

Filling of land (600mm(thick).lets say 500sqm
500 x 0.6m= 300cum x 1600 = 480,000kg/30,000
= 16trips.
16 x N60,000 = 960,000 + cost of payloader& operator N300k(Max of today's work)= N1.26m total


-Cost of labour for filling the foundation with sharp sand..
-Cost of compaction.

-What percentage did you set aside for preliminary works on the foundation?
(site storage
, borehole,
omonile,
security .etc)

-Labour would cost you more than 120k for steel works..

-Finally, there's more to building estimate, than just multiplying quantities against unit price.
Experienced builders and engineers can attest to this.

-Experience has thought me that on water logged land projects where there was no soil test done , no structural drawings. You should always Budget more for the unforseen, because so many issues would arise that has to be dealt with.
That's why I always add a percentage for contingency to all my estimates.

3.5 MILLION (send pics of the site, tag me) note: filling could be a added million.

5bedroom duplex On a Waterlogged land .?

Filling of the land let's say 500sqm . With the use of a payloader and compactor.would cost at least 1m.

Filling of the foundation too@1200mm high.-11 trips of 30tonnes sharp sand.

BUDGET should be N5 - 6m.

Hi, I work with an investment firm and I'm trying to suggest a low cost, eco friendly housing project to them.

The idea is to build a very basic apartment, that offers the most basic important family needs without compromising on comfort.

A high rise building in the heart of Lagos, maybe around Surulere, Yaba, Apapa or some other places with close proximity to Lagos Island. These building will have at least 4 flats on each floor, or maybe more.

How much land size is required to do this, considering that each family would have at least 2 cars.

Is it possible to sell those flats at 7.5M each - they would be left basic, save the normal finishing of tiling the floor and fixing the toilets.


Please share some ideas on how best this can work.


PS. The idea is just to build a cheap housing apartment for the mass market, I concluded building a High rise building is the most effective way to do this considering the scarcity of land in Lagos. I dont like the idea of building houses in those distant locations like Epe and co, the traffic from commuting from those area can sap Steve Jobs of creativity
To achieve 40flats , we would have total of 11floors. First floor would serve as parking space.The remaining floors would have 4units of 2bedroom x 10 = 40flats.

Landsize: required- we would have to consider parking space for 40cars.
2plots is enough.

Cost:This would depend on location and design.

The amount you pay before doing foundation, depends on the following factors.
-Size of the building

-Location

-Engineers experience with handling omonile issue.

-Landsize.

Someone posted here sometime ago that he could supply wood directly from outside Lagos at very good rate, i think he mentioned from Ijebu or so.

Please reply or quote me if you're the one and i'll fish out the post.

We need quite a bit of wood and may consider that option if price works out better than Oko-baba or other Lagos markets.
