Sir, the point I'm making is that there could be more to an unusual rally than just assumptions and it's not about Japaul alone.
Jaiz rallied from 40kobo to current price.
Dangflour was rallying despite poor result released then..m .by the time we knew what was behind it, the door was locked, full bids for many days.
We can do better by doing more findings rather than mere sentiments when unusual occurs.

There is nothing in my view driving Neimeth. I posted the latest figure released by the company sometimes last week. Q2 results of the company. The gave a bonus of 1 to 10 2 years ago or last year. They are trying to come out of the woods.

In the past people would have been curious about what is happening in JP and Neimeth.....and would have commenced research so that members can benefit should there be goodies brewing.

Till now, no one can tell us what is driving Neimeth....it's only prediction comes true.

What happened to Japaul is detailed in the FS just released on the NSE? The company was exposed to Diamond Bank to several millions of dollars and this has remained unpaid for a while. Access Bank after the merger took over these liabilities, and just like everyone knows, the managers of Access Bank are not jokers when it comes to recovery of loan liabilities. They set the machinery in motion and quickly brought the matter to a close. Assets were disposed and the proceeds have been used to reduce their exposure to the Access bank.
The Japaul House beside LCCI Building on Nurudeen Olowopopo road close to Otedola Bridge on Lagos -Ibadan expressway was part of the assets disposed of. What business is the company currently involved in? Na dredging dem they do now. Vessels and the rest Oil and gas assets have been sold too.

We should however try to know the rationale behind the profit declared instead.
We should seek for more info on what's happening, what informs the sudden profitability status, is anything brewing in terms of acquisition, sell off, etc.
It will help us much better than just bad-mouthing a stock.
Diamond was not a far fetched example. Dangflour too.

UACN now owns close to 94% of UPDC Reits. I cannot remember where I read an article that quoted this % of the shareholding. The best bet will be the UACN route.

You get it cheaper through UPDC REIT. UACN might ended as a trap. Is like one buying stock of #5 per a unit from primary market (IPO) waiting for his or her certificate to come out or be credited, while waiting he sees the price of that stock moves from #5 to #10, only for him to see the same stock dropping to #2 by the time he got his/ her certificate.

Interestingly the company released the unaudited figures late January and the profit after tax of 40b was stated in the report. What was not clear that time became clearer when the audited figures became public. It is not about someone being an enemy or not. Trades like this always end in tears for some people. If you are trading this stock with just 10% of your portfolio there is no problem but if you choose to plunge the whole portfolio into this boat. I do not know what I need to say to you Ma. If you are inside, please relax 35k to 40k is not far.

return to profitability going forward ke? Have you looked at the revenue and administrative expenses. A coy sold almost all its assets to pay down on bank loans and you are hoping for a right management. I like your closing remarks. We wait and see how it goes.

Coolcash, I can remember when you posted this analysis.
What held me back initially was the cost of sales aspect.......but later viewed bit from the positive perspective.
With right management in place, JAPAULOIL may have returned to profitability going forward.

The result comes out around July. Going forward the REIT will generate additional income from the purchase of Kingsway building from UPDC.
There are 2 banks, an eatry outlet, many shops and offices at Kingsway building, I expect a conservative annual rental income of about N200 million from this Investment

You are correct Sir with the figures. I am only concerned about the returns therein for me as a shareholder in both entities. At today's prices SFS
is available at N62.40, there is a proposed distribution of N7.30 UPDCReits is available at N3.50 - I do not know why they have removed the audited accounts of UPDC REITS from the NSE website

I disagree with this, I have both SFS REIT and UPDC REIT.

SFS REIT at N65.00 paid a dividend of N7.00

UPDC REIT at less than N4.00 paid a dividend of 58k.

Value of Properties owned and managed by SFS REIT is about N2 billion, money market Investment of about N400 million.

Value of properties owned and managed by UPDC REIT is about N23 billion, money market Investment of N4 billion in 2018. N3 billion was redeemed in 2019, which UPDC REIT used in buying Kingsway building Marina from UPDC

The most rewarding REITs at the moment is not even UPDC REITs. SFS REITS seems to beat both UNION HOMES REITS and UPDC REITs at the moment. The stocks are however illiquid oooo

When you see people get too emotional about a particular stock, they are blinded to see what others are seeing. whatever gains that UACN or UPDCREITS will give, it may likely be consumed by the liabilities that UPDC will thrust upon one.

AIICO that Q1 is 27kobo and Q2 will have the bonus shares dilute the EPS. It will take time before the company can also reward shareholders like NEM is now doing. I think someone mentioned that they want to dispose off the Pension assets AIICO Pension Managers

In fairness to OGG, he was with respect to AIICO. When leapfrog bought at N1.20, he highlighted it too. The key fact in investing is that you cannot be in all the boats. You choose your strategy and stay with what rewards you bountifully.

I do not blame myself for stocks that I will not buy. Neimeth fundamentally is not a sound stock but on NSE, sound stocks sometimes do not quickly make money for someone.

How can anyone say that Japaul will pay dividend of N1, where will the company see 6.3b cash to pay unless the company is being wound up. I hope Access Bank have found buyers for the assets sold by Japaul. 66m dollars cash just burnt like that by old Diamond Bank. Great that they could find assets to dispose off. Interesting that the Japaul building has been sold too. It is serious.

If the EPS of N6.30k is backed by cash, dividend of N1.00 should not be a problem. The company will come to raise funds through right or public as soon as possible whenever the coast is clear

UACN and UPDCREITS will be good to hold going forward. The UPDC shares in anyone's portfolio will always be a sad reminder because it will take great efforts for the management to turn around the fortunes of the company.

To the professors in the house, should we be bullish about the market between June and August? Oga Oracle and the other big Ogas should help torchlight on some stocks. To Oga meshpips, the steps Nahco took in reducing salaries in 2020 is about preserving the company for the future. Airports were locked down late March and can possibly be till late June. That is like 3 months of little or no revenue. That's like 2.25b in revenue, it is good that they have decided to reward investors with 30k dividend this year. My advice to anyone going into the stock now is to watch and make quick gains.

Next week is June.Oyinbo will not use my brain rather I will use their own brain.

Julius Berger will be marked down on June 1 2020. We will revisit this. I have not factored the effect of wht in my calculation.

No the correct formula I deduced is; Mark down price(Mp)= (Pbm - Dd) X [Pbm[Br/(Br+1)] and not the one u mentioned. ...U should replace the 1st figure "1" in ur post with "Br".
U can see how I deduced the formula from my initial post that was edited.

...and yes I initially did align with @ rebakah' N21 estimate but that's because I made a typo error even though I used the formula above.
So am sorry, but @ rebakah estimate is also wrong.
The correct answer is N20.7 if we assume a N27.2 equity price for JULIUS BERGER before mark down given the N2 dividend and 1 for 5 bonus declaration.
Like I said before; Anyone who sees confusion in the mix can do a check by inputting any figure using the formula.

Pls do well to be guided accordingly.
