I am noticing it from internal walls cos the outside walls are tiled
That is external/ internal work rain needs to stop for main time before the work can be carried out successfully not because of anything, but it will delay the work since everywhere is almost wet or flooded this days
But inspection can be done now if time permits

It depends on the area/part of the building.
If it’s external it’s better to allow the rain to stop for main time before work can commence

The issue about dampness and risen dampness is very severe and if adequate measures is not taken it can result to serious damage to your building.
Boldly saying its curable 80-90pec if a personnel that knows about building maintenance handle the work
.
I have done more than 10 in the last 3yrs only.
The issue is you need to study the problem very well and know the better approach to adopt .
some building will have both normal dampness and risen dampness combine together at the same time just like the one I did for a nairalander in Ibadan just 6months ago.
And you need to treat both with diff approach that match’s each problem.

As i posted in some pages back we have like 4-5 solution to this effects
- introducing of engineering block
-injecting of sealiconate sealant solution
-cathode and anode method
- repair leaks
-introducing of DPC or DPM
And many more

If wrong solution applied the case will be like that of HIV patient
But if proper method used the case will be like that of malaria patient

What to take note before you tile your building
1. Area or space to be tiled; interior/ exterior area(kitchen, rooms, etc
2.choice of tiles ; colour/ design
3 size : 300mmx 300mm, 450mmx450mm etc
4. Types ; Vitrified, ceramic, porcelain
5. Cost
6, installation
7. Maintenance; problem, causes and solution

I came here for advice and recommendation.

I need someone who has a civil engineering background, who can construct a small commercial kitchen from a small foundation up, with strong attention to details.
From the foundation to the block work, flooring and tiling, plumbing (with attention to waste drainage), ventilation, ceiling and roofing of the structure.

I will be using alucobond finishing, so my preferred person must also be able to coordinate this. Someone with a strong project managerial skills, who can supervise the work from start to finish.

Please, I would like to get the recommendations of the gurus here so I don't fall into wrong hands.

The project is in Lagos.

Another thing I've learnt about POP.

Most times, it's the one that is under the decking that falls.

Why?

The binding wire used to hold them would have gotten rust and this binding wires rust due to exposure of the concrete to rain before covering.

Therefore: the usage of non rusty material is the best for suspension of POP.
You are right
In maintenance practice when pop collapsed and found out that the BINDING WIRE got rusted the root causes is usually long-term moisture ingress combined with the use of non-galvanized binding wire..

To the question sir
Let’s have this popular saying in mind 1st “ prevention is better than cure” that is the reason we needs to make sure we get good workmanship from beginning for any work , this will reduce stress and high cost during maintenance correction throughout the life span of the building,

To answer the question straight, now let’s take 2 out of 4 methods as best solution to the maintenance of pop ceiling
1. Predictive method
2. Preventive method
Things to checks are as follows
1. Regular checking of cracks,
2, water stain on the pop
3. Avoid overloading of the pop by hanging to much load on it
4. Check for sagging
5 6-8 months checking on deflection
6, structural checking on roof members or under the slab.
7. Also check for pop dampness Incase there is leakage from plumbing pipes or roof leakage.

Etc
Once you adopted any of these maintenance methods and take the listed checking steps as priority then you are fine

Omo una dey muzz me oooo.... Just by watching video you have concluded it is poor workmanship ..you weren't there when the client/engr was negotiating with the pop artisan..

It might be the materials or not enough decking hooks to hold the pop firm.
“Poor workmanship in building construction can result from several factors, including

Then it is poor workmanship. Maybe the hooks were introduced after decking and not done properly. Best practice is to introduce the hooks during decking where the hooks are tied to the decking rods by the iron bender. Just drilling the decking here and there and just shooking the hooks inside the holes no go work long term.
Yes based on the video watched, it’s poor workmanship.

Maintenance is essential to the life of building maintenance becomes necessary due to the following factors:

1. Ageing and Deterioration – Building components wear out over time because of continuous use and exposure to environmental conditions.
2. Weather Effects – Rain, sunlight, wind, humidity, and temperature changes can cause cracks, corrosion, fading, and other forms of damage.

It’s essential for both residential and commercial buildings maintenance services.

A Maintenance Manual ;is a document that provides detailed instructions and procedures for the operation, inspection, servicing, repair, and maintenance of a building and its components to ensure they remain safe, functional, and durable throughout their life span.

If you can’t prepare one for your residential building do prepare one for your commercial building
