Contingency cost in construction is very vital if you don’t want your project to be an abandoned one, either you are a home owner or contractor/ Engr.

Contingency is a predetermined sum of money allocated to cover potential risks or changes in the project scope that are not known in advance. Added to an estimate for contingency reasons, contingency funds are intended to pay for unanticipated costs that may arise during the project lifecycle.

Also Have it in your mind that you are spending about 2-5% of the total cost of construction for permit.

Also about 5-10% of the total cost of construction will go for overhead and profit for your construction handler e.g builder

Update loading, 4th building finishing stage I.e plastering, windows
, doors , etc

Please how can one eliminate air in pipes especially when the reservoir in the over head tank runs out as a result of a prolonged power outage and you have to pump again when power is finally restored. I live on the ground floor of a storey building and it takes a lot of time before water starts gushing out from my apartment taps even when its obvious that the tank is half full.

If the problem is not severe, do open all your bathroom taps while pumping the water to allow the air lock free.
If the problem continues see your plumber for throughly checking

@ rotechh77, I know you have expertise in this area. I have also been to a place where the surroundings smell after flushing the toilet and odors also emanate from the kitchen sink and wash hand basins. What could be the cause and what's the remedy?

Am just seeing this now.
The problem is from either
1,. No adequate vent in all the toilets and the septic tank
2. Soil pipe and waste pipe link together
3. Chambers not well separated
4. Check for any possible leakages around your soil pipe

If all these are ok then you need to consult your village people lolz

Na so I see am. I would usually buy half of materials to start.

The last job he did for me I decided what I was going to buy material wise and gave the person who introduced him to me to buy na real area father and we are storing materials with him. Sometimes you gat to let somethings go. It came it at 495k materials and Labour, supervision and area boys self.


They don’t know that is not usual with me. Here I have storage space so will just get maintenance supervisor to source materials and call them that I am ready to paint.
