This is nicely done. Only now need a lick of paint to really bring out the true beauty.

Just academically speaking, if na my money I will do two things differently:

#1. I will not go for a flat room.

#2. I will fix a ceiling to floor burglary proof downstairs (see highlighted area in red). Why? It is an additional layer of security. In Nigeria, I don't like visitors knocking on my front door directly. Knock on the burglary proof first, then I open door and there is a buffer security zone between myself and yourself instead of you standing right at my door step. Frontage ceiling to floor burglary proof also offers flexibility of use. I can jail the burglary proof and open the door for aeration or breeze as the case may be and still have that sense of security.

But this is just academic. It is a nicely built house.

Yes I get you right, I have done many like that for some client while some don’t buy the idea, it’s based on Choice.

Look at the one I did for a Client just of recent.

- pics 3/4 the duplex ( the purpose of this is for safety)
- pics 1/2 its from internet ( exactly what you have in mind) for security reason

A House is not built with Big English sir,Building and Construction work is purely Practical Work.I don't Supervise,I work with my Workers right from digging to Painting. I don't sit under a tent with my safety helmet on my head and be watching my Workers working under the Sun,We resume and close work together. by doing this,My Workers always do the best work for me.We don't waste materials at Site, because Most of my Workers are presently building theirs(they all know how it felt if one block is broken).I provide exact estimations to my clients (lots of nairalander can testify this).I've controlled lot of Sites even without my present across Nigeria(free services) not bragging but I'm just always amazed whenever you quoted me... sorry to say sir,You're merely Supervisor,I know every corners of Building and Construction work. I've equipments that made my work easier and I operate them all by myself if the work is not much,I do fabricate burglaries,iron doors by myself,I build wardrobe and MDF doors by myself,I give direct labor payment to my Workers (Pop guys, carpenters,Tilers). My Workers and I work together,I don't Superviser. Shalom

First of foremost, Its clear that I don’t quoted you here I only buttress Kolashang 1 here so get that right .
So let’s put that aside,
people were only asking you how come you achieved the said project with that amount and you said it’s part of your company policy not to reveal such in open discussion forum as this. And nobody faulted you about it.
The paramount thing about construction is to get things done according to the approved standard coupled with affordable cost and delivered such within the stipulated time.

I'm surprised because I think he's a builder.

With current prices, before you complete just the foundation of a standard 3 or 4 bedroom flat, you'll spend about 2 million (on a dry land.)

Then Superstructure. Then roof. Then aluminium windows+burglary (cost at least 600k upwards), Wires nko? Etc..

All in all, I'd really like to learn how he does it because no knowledge is lost.

When professionals talk you will know, I have one simple 3 bedroom bungalow going on now for a relative with full direct Labour without paying me any kobo for professional fee ooo.
And I have spent about 1.5m …. Still on earth filling stage o
