As a tenant, I will like my kitchen to be where the visitors toilet is and my vt where the toilet is. (placing the two toilets side by side is also good for evacuation piping).
I will also want a wall to screen the kitchen entrance.
Consider placing the main entrance where the window is.

Swapping the position of the visitor's toilet and kitchen is a great idea since the kitchen window will add to the parlour's ventilation. Also piping of toilet waste.

However the entrance door is where it is to create a little room in balcony for clothes hanger, ac outdoor unit, gas cylinder or even inverter batteries (would have been gen but for the obvious reasons).

With the oversubscription CBN gets albeit a low interest rate, I think it's time to kiss goodbye to double digits NTB interest rates. Plus it supports it's aspirations of CBN wanting Nigerian investors to put money into the real economy than trying to tie it down in fixed income investment.

Not a bad concept. But I personally think you should eliminate the Guest Toilet in a one bedroom apartment, it is overkill.
One toilet should be enough for the Occupant and the Visitor. Thank you.

This is purely commercial. Most builders here add that to increase the rental value as it is rented 450 - 500k here in Surulere.

Then my parents were seriously well to do so I know that the pics in my house would have been coloured if there was coloured picture then.

Yeah, not a problem. He's selling in units, not as a whole. Some are 2 bed terrace duplexes and some are 3 bedroom terraces. They are in Magodo Phase 2, that's the main Magodo.

So, prior to the construction of the famous Onitsha Bridge in 1966, how were people traveling to the East?

Well, in the early 1960s, travels across the river Niger to the eastern part of Nigeria was achieved with the means of river ferries of various sizes.

Below are photographs showing travelers at the jetties and landing points at Asaba end of the river in 1961.

Bad tenants can ruin an otherwise profitable investment. I have a client who is selling his 13 units of terraced duplexes at Magodo just because of tenants wahala. Prospective tenants are willing to pay 4M per year per duplex but he has refused, he's stuck to selling.

Would you mind sharing more details, is he selling units or as a whole?

Mr A and Mr B were given a cash inheritance of N60 million each after the death of their rich grandfather in Year 2000. This was during the Obasanjo years when the Fx rate was about N120/$. The inheritance was worth about $500,000 - cool money!

Mr A, an entrepreneurial minded person, bought a very big house in VGC with the N60 million. The house has valid legal title and has obtained the “Governor’s Consent” on the Deed of Sublease.

The property earns N2M annually in cash from the house rent. This means he has made another N40M (N2M x 20 years) while also still owning his house. He saved his N60M rent income in Standard Chartered Bank.

Mr B, a career engineer with strong finance knowledge, went to EKO hotel to convert the money to dollars. He deposited the $500,000 into his bank account in Sterling Bank, the “1-Customer” bank.

Due to their interest to jointly apply for a bank loan, the two brothers invited to prepare a special statement of their net worth in NAIRA (and a separate one in dollars), based only on their real estate properties and bank balances.

Mr A‘s property at VGC has been valued at N80M based on a recent property valuation exercise that was done by Jeunkoku Olorinla & Co, a firm of Estate surveyors and valuers.

Although Mr A made a gain of N40M on his inheritance amount of N60M (worth about $500,000 when he collected his inheritance), the foreign exchange devaluation (from N120/$ to N360/$) has decreased the value of his VGC property down to $222,222

It would have been worse for Mr A if not for the property value appreciation during the 20-year period that has been recognised. But why?

However, Mr B was able to hedge the Fx risk by holding a US$ denominated asset whereas Mr A’s property was held in a property market that is Naira based and valued (even if he had used US$ to settle the payment for the property in VGC).

The takeaway is that HNIs in countries with currencies that are highly volatile (like Nigeria) must seek to balance their asset portfolio with a good currency spread to hedge against FX risks, in order to preserve value in their asset portfolio

The issue is not the turn over at the end of the day, its a problem of ability to forecast, predict and faith in a particular currency pair appreciating against the other.

For real estate that is a tangible asset you can hold unto.

Thanks for highlighting this. When this COVID issue started i told many people around me that they should watch Nigeria, she will manage this well and come out OK. It wont get destroyed like the CNN and the western world predicted death-wise.

I guess The OP has bought so much into the western propaganda to the extent of being dissapointed for not seeing dead bodies littering his/her country. Black man, such a sad story.

I listened to an analyst on Channels TV saying we may not even go into a recession as its been widely publicized...I think we do well with pressure!

My 365days T-bills is almost maturing and from the look of things I don't want to tie down capital...

In my own side, when a man dies, his first child carries the responsibility of the burial. If the first child is a female, her husband buys the coffin. I think it is believed that the grieve will be too much for the wife that's why the I children have to take responsibility for their father's burial .

What if the mother is able to pull herself together and has a preference over how the disposition of the remains should go? This is usually the case where there are wide difference in tribal and religious inclinations of either parties. What do you think?
