Properties / Use Rent Financing To Boost Your Career by Sayboy: 11:13am On Jan 22
Lagos, Nigeria's vibrant and dynamic heart, is a city pulsating with opportunity. It's a magnet for ambitious individuals seeking to carve their niche in various industries. But for many Lagosians, especially young professionals, navigating the city's often-steep living costs can be a significant hurdle, particularly when it comes to securing decent accommodation. This is where rent financing comes in as a game-changer.

What is Rent Financing?

Rent financing is a financial arrangement that allows individuals to pay rent in advance for a predetermined period, typically 6 months to a year, at a discounted rate. Homlify provides up to 50% of the total rent package so you can move into your new apartment with peace of mind.

How can Rent Financing Boost Your Career in Lagos?

In a city like Lagos, where finding affordable and decent accommodation can be a battleground, rent financing offers several advantages that can propel your career forward:

Secure a Better Apartment: With the financial muscle of upfront payment, you can access better apartments in more desirable locations, often closer to your workplace or business hub. This can save you valuable commuting time and energy, allowing you to focus on your career goals.
Improve Your Living Conditions: A comfortable and secure environment directly impacts your well-being and productivity. Rent financing enables you to move into a well-maintained apartment with amenities that enhance your quality of life, leading to better focus and a more positive outlook.
Focus on Your Career: The hassle of constantly searching for and securing accommodation can be incredibly draining. Rent financing removes this burden, allowing you to dedicate more time and energy to pursuing your career goals.

Remember, rent financing is just one tool in your career development toolbox. Use it wisely and responsibly to fuel your professional aspirations in Lagos.

I hope this blog post has been informative and helpful. If you have any questions or comments, please leave them below.

Agents are there to make your house hunt seamless, but you must understand how to know the right one to work with. This week, we will review 3 signs that you may have contacted the right agent for your house search.

1. They hear you loud and clear! This process revolves around your goals, not theirs. You will find them asking you if you're ready to move in and what is your taste. They understand not all apartments are for everyone and that customer preferences differ. Someone may have N800K but wants to live in a 2-bedroom apartment. That would most likely get you somewhere in Berger, not Lekki.

2. They ask open-ended questions about your desires early on. They want to know what makes you tick! Their passion for helping you find your perfect home shines through. There are no pushy sales tactics here, just pure excitement for your journey. This does not mean they won't ask for inspection fees; however, they will prioritize your budget and ensure you get value for the money you spend.

3. While new agents can hustle, a seasoned pro understands the market's ins and outs, giving you an edge. They're not confined to one neighborhood. Their grasp of the whole area helps you understand trends and hidden gems. They have a rich network from Yaba to Surulere. From the tip of their phone, they know who to call and get you the kind of apartment you want.

Finding an agent who ticks these boxes means you've landed a real estate superhero. Ready to search for your next apartment? Head over to Homlify and tell us about your search. We'll connect you with an agent ready to be your champion!

Remember: Finding the right agent is an investment in your home search journey. Choose wisely, and watch your dream home become a reality!
Family / Re: How Do I Increase My Productivity At Work And Not Burn Out? Come Here by Sayboy: 4:20am On Jan 19
This week, we will review how you can negotiate a pay rise with your employer when your productivity increases.

Inflation has found its way to the prices of commodities, from bread to transport fare. Making that hard conversation with your boss is very challenging as you are doing more with your boss. Not everyone can afford to resign nor want to leave their job; clinging to remote work benefits amidst a return-to-office mandate can feel like a tug-of-war. Instead of jumping ship, consider navigating the situation by aiming for a raise. This guide offers valuable tips for effectively negotiating more compensation in light of your increased productivity.

Consider Alternatives to Salary
While a raise might sound ideal, salary isn't the only currency in the negotiation game. If your employer's budget is tight, consider strategically pivoting towards benefits that improve your work-life balance and restore some of that precious remote work freedom. Think win-win! Offering flexible work arrangements or on-site childcare can also boost employee morale and retention, benefiting you and your employer. Salary isn’t everything, and if you can secure a lifestyle improvement instead of a small raise, that may actually be more valuable to you in the long run.

If you’re set on more compensation, asking for a performance bonus might yield better results than a raise; remember: achievements speak louder than words! Employers are more likely to approve a one-time payment, particularly if it comes from a different budget than salaries.

How to Bring Up Salary When your Productivity Increases
Timing is critical when asking for a raise after you figure out your productivity has increased. Get your thoughts together and set up a meeting with your line manager. A simple message like “I’d like to set up some time with you next week to discuss my compensation. Then, when you sit down to negotiate, remember to be professional and positive and be prepared to explain your reasoning.

If your initial request is met with a "no," don't be discouraged. This may not signify the end of negotiations; it could mean "not at this moment." Your manager might need time to consider and possibly present a counteroffer. Ask your boss if there’s room to negotiate, and then assess your next steps based on their response.

Ok. I am just looking for something decent with easy access to the mainland. A shared flat or self contain would do.

You can get an apartment on the mainland for something slightly higher for the first year. Subsequently, you can pay N450k. The reason for this is that you will be paying commission and other fees in the first year. How about you fill the firm so we can start the process.

Getting an apartment close to where you work could be an answer. Homlify started to partner with professionals looking to change where they live so that their productivity can improve.

In August 2023, Tunde, our first client, is a product designer working for a US-based startup. There was a terrible power supply where he lived, and he needed stable internet. To make matters worse, he had noisy neighbors who didn't mind speaking loudly and putting on their generators at odd hours of the day.

During my first chat with him, it was clear that the apartment he wanted was higher than his budget, so I offered him our rent financing package with a 2% monthly interest rate and a repayment plan of up to 6 months. He was confident he would repay in 4 months, and we locked the deal. Our team at Homlify carried out proper due diligence on the apartment, and we spoke with the agent and the landlord.

After establishing trust and checking all the boxes, Homlify provided rent financing to Paul, and he moved into the apartment the following week.
