Earning Growth analysis of some of the businesses that recently released their 2022 results.


One of the way to grow wealth through the stock market is to invest in businesses that are consistently growing their earnings and the return on invested capital is higher than their Weighed Average Cost of Capital.


In my analysis I looked at the 5 years compounded annual earning growth rate, 3 years compounded annual growth rate, year on Year growth, average 5 years EPS and the percentage difference between the average 5year EPS and the current EPS.

This is just an earning growth analysis, you need to carry out your financial health/earning quality analysis, value creation analysis of the businessess before making a decision


I drew an intriguing comparison between the 5 year earning growth and the stock growth expressed in the form of price appreciation. It was interesting to note that some stocks demonstrated similar growth rates in both areas.

However, if earning growth impacts investors' perception of a stock's attractiveness, why do some stocks perform differently? For example, consider the case of Wapco, which has seen a negative growth rate of -7 in contrast to a positive growth rate of 30 in earning growth.

One possible explanation could be that the market had overvalued it in the past and has now corrected its price accordingly. Alternatively, there may be untapped value in the company that has yet to be fully realized.

Note that SCAGR refers to the price growth rate over five years, while ECAGR represents the earning growth rate over the same period.

Romelu Lukaku will return to Chelsea at the end of this season, loan club Inter Milan have confirmed.

The Belgian striker, 29, has struggled to rediscover the form which made him a hero at San Siro prior to his £97.5million switch back to Stamford Bridge two summers ago. It was hoped Lukaku would pick up where he left off after his nightmare return to Chelsea, having guided Inter to the title in the 2020/21 season with an impressive 24 goals in Serie A.

But Lukaku has managed to deliver just a fraction of that figure this term, netting just five times in 17 appearances in all competitions during a season beset by injury problems, with Inter now ready to cut their ties with him. Inter CEO Beppe Marotta told Sky Italia: “The loan was for one season so on June 30 regardless of how well he plays, he’ll go back to Chelsea."

Inter had agreed to loan Lukaku back from Chelsea last summer for a cut-price fee of just £6.9m for the season, plus further bonuses due if he helped them win the league title (they're currently 18 points behind leaders Napoli). He even took a 30 per cent pay cut to return as Inter covered the rest of his wages in full, with both camps believed to be keen to eventually make the deal permanent, despite there not being an option to buy clause inserted in the transfer agreement.

However, things haven't worked out as hoped. As Marotta explained: "This has been an unprecedented season. I’m referring of course to the (winter) World Cup. The problems we’ve experienced have been experienced by other clubs too and the players who played at the World Cup.

“Lukaku is a case in point. (Marcelo) Brozovic isn’t the Brozovic we know. Lukaku hasn’t found the fitness he needs to play his best football. He’s still not at his best or the player we got to see in years gone by.”

The situation leaves Lukaku in an awkward position, having seemingly burnt his bridges at Chelsea following his explosive interview in December 2021, where he admitted he was "not happy" with how his return to the Blues was going and that he longed to play for Inter again.

After failing to cement his place as Chelsea's lead No.9, he got his wish, but his parent club have since switched manager and moved on. Graham Potter is on the hunt for a new frontman though, potentially handing Lukaku a lifeline to revive his career.

Chelsea have struggled for goals during Potter's so-far troublesome reign, though with new owners at the helm, it is expected they will invest in a new striker in the summer transfer window. A recent report from the Daily Mail claims Lukaku is not part of Potter's plans for the club moving forward, with the Chelsea boss said to be 'not enthusiastic' about him returning.

Politics / Soludo Aims To Attract Export Emporium To Dunukofia by SReporters: 6:12pm On Feb 11, 2023
Prof Chukwuma Charles Soludo CFR, Governor of Anambra State, has stated that he will bring the Export Emporium and the Largest Shopping Mall in Africa to Dunukofia if the people donate 100 hectares of land to the state government.

During the flag-off and inspection of 2.14 Igwe Ezechi Okoye Road in Dunukofia, Njikoka Local Government Area, the Governor made the declaration.

He told the people to look for land and give it to the government because the world would be relocated to Dunukofia.

Governor Soludo stated that he saw the culvert, which resembles a mini-bridge, after inspecting the road. He expressed satisfaction with the level of work, and the people screamed in unison that the contractors were indeed performing a standard and excellent work.

The Governor said that the people of Dunukofia will become wealthier as the price of land in the area skyrockets once the road is completed.

He expressed gratitude for the opportunity to serve and assured them that his administration is working round the clock, 24 hours a day, to deliver and that, by the grace of God, Anambra will become a 'A' state.

While congratulating the people of Njikoka for voting APGA into victory in 12 of the 14 wards in the area, he maintained that his government is doing what the people can see and feel.


"We want to make Anambra a world class state so that people from other states would desire to migrate to Anambra.

"This is what APGA brings to the people; the party brings development and progress," Soludo said.

He recalled how he promised to intervene in the local governments with the worst roads, Anambra West, Anambra North, and Ogbaru, and how work has now begun in those areas.

"In six months, this road will be duly completed and when next I visit, it will be to commission it.

"Anambra is APGA, and we are APGA. "APGA owns Anambra, and only APGA can fix Anambra," Soludo asserted.

"Our first priority is security, law, and order. Our second priority is infrastructure and economic transformation.

"This government exists to serve all of us. The goal is to improve people's lives. This road, according to you, was your biggest problem, and we've come to solve it today.

"We shared our sustainable poverty alleviation strategy, which included coconut and palm oil, from which Dunukofia benefited.

"A poor family with up to 20 of these coconut and palm seedlings will be out of poverty for life after 3-4 years when they begin to grow," Soludo emphasized.

"Millionaires and billionaires will emerge from the 5000 youths we are training in the coming years as we empower them.

"However, it is critical that we permanently eliminate insecurity. If you see something, report it. Give us information about any criminal activity in your area, and we'll respond right away, Soludo concluded.



Mr. Augustine Onyemaobi, the TC Chairman for Dunukofia Local Government, welcomed Governor Soludo to Ifitedunu, saying the people of Dunukofia are grateful to him for taking and caring for them as his child; the appointments made to their people in his cabinet.

Recalling how the Governor stated that he intends to turn Anambra into one large construction site, he said that they can all see it and are overwhelmed by the road he is constructing in their area.

He also informed the Governor that the recruitment of teachers and health professionals benefited the people of Dunukofia.

The TC Chairman prayed for God's wisdom and good health upon the life of the Governor.

According to the Commissioner for Works, Engr Ifeanyi Okoma, Anambra is APGA land, and the entire SouthEast will be APGA land in the not-too-distant future.

He recalled the Governor sending him a video message about the road and instructing him to look at it.

The Commissioner also stated that Soludo approved the road's construction and that the EXCO agreed based on his decision.

The road was awarded on November 14th, and construction started in December. The contractor has accomplished far more than foreign contractors.

He stated that the contractor, Master Holding (Nig) Ltd, described the road as Q and A, which stands for quality and assurance for all of Anambra State.

According to the Commissioner, the road will have a 22-metre culvert, drainages, 200 mm, 8-inch stone base, and 6-inch cement stabilization, as well as 1.26km of earthwork that has already been completed and is guaranteed for 20 years. Before asphalt is applied, a 500-metre filter bed is already in place to prevent erosion.

The Contractor assured the road will be completed within the next six months.

Hon Mark Okoye, MD of Anambra State Investment Promotion and Protection Agency and a native of Ifitedunu, recalled how the Governor visited Dunukofia during his governorship campaign to address the people.

He revealed that Soludo asked him to provide a list of Njikoka's needs, which he stated included Orie-Agu decongestion, road construction, the construction of a flyover, an ongoing project at Umunachi, and job opportunities. He praised the Governor for fulfilling all of their requests.

"I have pleaded with previous governments for these road but no headway but I pleaded with Soludo once and he granted my request.

"The road is economical because it's only 7km close to the Anambra Airport. The road has increased the value of the land around it.

"You are the best thing that has happened to Dunukofia in our opinion, and to thank you, the entire APGA structure in this area will vote heavily for the party," Mark Okoye said.

According to Engr. Emeka Okonkwo (Konti Complete), MD of Anambra Road Traffic Management Agency, the Former Governor of Anambra and Soludo visited Dunukofia on October 9, 2021.

"I remember Governor Soludo promising to finish this road, and now that promise has been kept," he said.

He stated that on February 25th and March 11th, the people of Dunukofia will vote for Soludo in the same manner as they did in the previous gubernatorial election.

He also promised Soludo that APGA would do well in Dunukofia.

"Despite BVAS challenges, APGA received 4,124 votes, while the party that came in second received 1,997 votes, a significant margin," he said.

Hon. Chunks Azotani, APGA Candidate for Dunukofia Constituency, Anambra State House of Assembly, informed the Governor that all of his work in the area has aided his campaign tour because he has something to brag about what APGA is doing.

Sir Pete Ibida Anaocha, APGA Candidate for Anaocha, Njikoka, Dunukofia Constituency in the Federal House of Representatives, expressed delight at the standard of road that the Governor is constructing in Dunukofia.

He boldly declared, with every sense of audacity, that Dunukofia always come first for APGA in Njikoka Local Government.

Mr Offornze Amucheazi, Commissioner for Lands, told the people that the Governor has big plans for the people of Dunukofia and urged them to support the Governor by voting for all APGA candidates in the upcoming election. He claims that the road construction will relieve congestion at Orie-Agu.

There’s a popular Yoruba saying/prayer that says “olohun gbawa lowo eni ti o n shoni ti a o sho” which literally translates to “God deliver us from people (enemies) who, unknowing to us, are watching and monitoring us closely”.

These are the thoughts and prayers that Gautam Adani will surely be reciting in the past thirteen days. Just thirteen days ago (January 24 precisely), Gautam Adani was the richest man in India and the Asian continent with a net worth of $133.9 billion (data from Dec. 2022). He was also the third richest man in the world as of the aforementioned date. However, all these changed within 24 hours when a research and activist short-seller firm based in the US, Hindenburg Research released a comprehensive report alleging Adani Group, the flagship company owned by Billionaire Gautam Adani of financial misappropriation and accounting malpractice over a decade now.

Adani Group is a conglomerate with several holdings in different sectors including the energy sector, mining, food processing, real estate, defence, cement, financial services, and so on. The firm was one of the top gainers in 2022 as it grew its portfolio as well as value. Gautam Adani is the owner/chairman of Adani Group.

Hindenburg Research is a US Research firm created in 2017. The firm’s primary operation is to short-sell on stocks and make a profit. I know you must be wondering, what short selling means, well look no further, short selling involves making a profit by betting on the fall in the share price of an entity’s share. In simpler terms, it involves placing a bet that a company’s share price will suffer and drop significantly – weird right? Lol (bad belle abi? grin).

While Adani Group and Gautam Adani must be toasting and celebrating their success by the end of 2022, unknown to them, Hindenburg Research is finalizing its report on its 88 allegations against the conglomerate. On January 24, 2023, Hindenburg Research released a report which contains 88 allegations regarding shady dealings, financial misappropriation, money laundering acts, and other accounting malpractices allegedly perpetrated by the group. The report alleges that the group utilizes several offshore havens and entities in countries such as Mauritius, UAE, Cyprus, Singapore, and several Caribbean islands which are allegedly used for stock and accounting manipulation. The report also alleges severally that the company engaged in several suspicious dealings worth billions of dollars with the Chairman’s brother Vinod Adani and its plethora of related entities.

According to Hindenburg, it has been carrying out these investigations on the Adani Group for the past two years (which kind witch-hunt be this?). Ever since the report, the share price of the group has plummeted continuously as investors’ confidence waned. Despite a response from the Group on January 29 refuting these allegations, the share price has continued to drop. The Group has lost over $100 billion since the Hindenburg research was published and Gautam Adani, the richest man in Asia and third richest in the world just a few weeks ago, has fallen out of the top 20 richest persons in the world.

As the economy bites harder, the urge to cut costs still lingers in 2023, as individuals are still putting on their thinking caps to see areas where cheap lifestyles can fit in.

As everyone struggles to cut costs, so also companies follow the trends in the lifestyle of consumers by producing their products in affordable portions and new models.

An interesting aspect where individuals now cut costs is the use of aluminium parapets to protect the edges of the roofs of buildings, instead of concrete.

A parapet is a kind of barrier that is used as an extension of a wall that sits on the edge of a roof.


One will wonder if the poor can afford to build a house, not to talk of roofing it, but the key fact here is that the rich in today’s Nigerian economy also cry.

In Nigeria, buildings and roofings come in different designs and as civilisation and innovations unveil, so also these building models transform with it.

For the well-to-do, when roofing a house, the sides of the roof are covered with brick parapets, which are constructed with wood, iron, gravel, and a mixture of sand and cement, which cost about N2 million, depending on the size of the house.


However, a parapet done with the use of aluminium sheets only requires a few wood, screws and sheets.

Mr. Ayomide Folorunsho, a wood seller at dry wood market in Volks, Lagos said that the wood for constructing a parapet varies in quality. This criterion decides the cost.

“The wood for constructing a parapet on a building differs in quality. The quality decides the price and also the cost of buying and processing the wood including fuel cost all these tells on what the price of wood will be when it comes out finished.

“We have Afara, softwood, hardwood and obeche. The Afara wood three-quarter inch is N6,500 while the softwood 1 by 2 by 12 inches is N1,100. The 3 by 4 inches hardwood is N650 while the three-quarter inch is N5,200.”

Alowonle Segun, a carpenter who nogs wood for the construction of parapets, explained how it works saying: “The cost of wood for concrete parapets on a two- or three-bedroom flats costs over N700,000, while the workmanship costs over N60,000. But for the aluminium parapet, you will need less workmanship fee of at least N30, 000 and woods of not less than N400,000.”

Mr. Christopher Balogun whose house is under construction lamented the increased cost of building materials saying that most of his friends, who acquire lands and build their properties to window level, are selling them to interested buyers, as they don’t have such huge amount for roofing a house, while struggling to cater for their family needs that is also on the rise due to inflation.

“The cost of building materials has increased over the years. In the beginning of the year, when I roofed my house, I spent over N2 million for parapet.

I bought 45 bags of cement and N700,000 worth of wood. The cost of iron for sitting was N600, 000 to N700,000. I bought two to three trips of sand and a small tipper of gravel that cost N150, 000. I paid N130,000 to the carpenter that nogged the wood for the parapet and paid N60,000 for bricklayers and helpers for the concrete finishing.

“A friend of mine that used the aluminium parapet said he spent nothing less than N900, 000 on the parapet. He said an aluminium parapet is N12, 000 per square meter.


“If he had told me earlier I would have opted for it because at the time I finished the roofing and parapet of my building, I had nothing left in my bank account.”

According to Balogun who is also a construction engineer, the expenses on both concrete and aluminum parapets are determined by the height of the wall, its thickness, and level of the building whether bungalow, 1st, 2nd, or 3rd floor, among other things.

Dangote and BUA are the largest cement manufacturers in Africa with no substantial effect on the price in Nigeria.

Investors in the Nigerian stock market on Wednesday recorded a gain of N33bn as the market continued its bullish run for the second day in a row in the 2023 trading year.

The All Share Index rose by 61.90 absolute points, representing a gain of 0.12 per cent to close at 51,657.56 points.

Accordingly, investors gained N33bn in value as market capitalisation went up to N28.136tn.

The bullish run was impacted by gains recorded in medium and large capitalised stocks, among which are Nigerian Breweries, Flour Mills of Nigeria, BUA Foods, Nigerian Aviation Handling Company, and Fidelity Bank.

Market breadth closed positive as 21 stocks posted gains while 12 stocks posted declines. NAHCO, Nigerian Breweries, and Living Trust Mortgage Bank recorded the highest price gain of 10 per cent each to close at N7.70, N45.10, and N1.76 respectively, per share.

FCMB Group followed with a gain of 9.97 per cent to close at N3.86, while Fidelity Bank went up by 9.86 per cent to close at N4.79, per share.

Japaul Gold & Ventures went up by 7.41 per cent to close at 29 kobo, while Royal Exchange appreciated by 7.41 per cent to close at 29 kobo, per share.

On the other hand, Champion Breweries led the losers’ chart by 10 per cent to close at N4.95, per share. Unity Bank followed with a decline of 6.78 per cent to close at 55 kobo, while Unity Bank for Africa went down by 3.61 to close at N8.00, per share.

Jaiz Bank lost 3.33 per cent to close at 87 kobo, while Consolidated Hallmark Insurance shed 2.99 per cent to close at 65 kobo, per share.

The total volume traded fell by 17.4 per cent to 265.726 million shares, worth N13.529bn, and traded in 4,156 deals. Transactions in the shares of BUA cement topped the activity chart with 101.654 million shares valued at N9.851bn. Transnational Corporation of Nigeria followed with 32.770 million shares worth N37.144m, while Access Holdings traded 22.956 million shares valued at N199.941m.

Guaranty Trust Holding Company traded 12.227 million shares valued at N284.428m, while UBA transacted 12.214 million shares worth N99.413m.

Second Niger Bridge was budgeted to be N117billion, with train tracks on both sides of the bridge but Buhari cancelled it and reawarded the contract for N400billion without train tracks, then added toll gate.


Yet Benue Bridge that is longer than Second Niger Bridge has no toll gate angry

Probably due to naira devaluation with the passage of time. If GEJ had been sincere and actually executed the contract at the initial award,maybe we would have completed it for about N150bln.

It's shocking that Nigerians do not think critically enough. A 3 year delay in execution can have drastic impact on contract values. Recall that naira devalued from 200 to 365 like 9 months after Buhari took over, due to crash in crude oil prices. Also steel prices could have doubled in that time depending on the economic cycle in the West. During economic boom, commodities such as aluminium, iron ore, steel etc escalate in price due to high levels of economic activity globally. Not to mention what cement prices had increased to by then.

You should go do a course in project management.

Similarly, Operation WHIRL PUNCH covering parts of Kaduna neutralized about 215 bandits, arrested 133 bandits, rescued 296 civilians and recovered 136 livestock, while Operation THUNDER STRIKE neutralized 36 bandits, arrested 74, rescued 296 civilians and recovered 136 livestock. In the North Central, raids and clearance operations conducted by Operation SAFE HAVEN neutralized 91 criminal elements, arrested 155 suspects, rescued 159 civilians and recovered 3,259 livestock. For its part, Operation WHIRL STROKE neutralized 158 criminals, arrested 151 suspects and rescued 183 civilians. Operation DELTA SAFE in the South-South destroyed about 1,520 illegal refineries, confiscated 5,315 storage facilities and impounded 617 cotonou boats, amongst other items. Additionally, about 74,297,425 litres of Dual Purpose Kerosene (DPK), 41,971,693 litres of crude oil and 88,350 litres of PMS were recovered. Furthermore, 174 trucks and 13 vessels were impounded while 755 illegal oil bunkerers were arrested and 153 assorted weapons recovered. In the South West, patrols and clearance operations by troops of Operation AWATSE led to the arrest of 46 persons for various forms of criminalities while several vehicles, jerricans, motorcycles and electricity generators used for illegal bunkering were seized..

45. The AFN also acquired a number of platforms during the reporting period to raise the level of their operational readiness and efficiency, in addition to boosting their capacities. During the period under review, the Nigerian Army procured 160 MRAPS, 150 trucks and 60 APCs to improve its equipment holding. Various kits were equally provided for troops. This is in addition to the provision of accommodation for troops and the recruitment of over 10,000 personnel into the Army. The Nigerian Navy (NN), for its part, commissioned the
FALCON EYE Maritime Domain Awareness Capability, the third locally-built Seaward Defense Boat, one helicopter, 4 inshore patrol boats and 90 Rigid Hull Inflatable Boats. Over 1,500 personnel were recruited into the Navy during the year. The Nigerian Air Force (NAF) took delivery of 12 Super Tucanos and 3 JF-17 Thunder Fighter Aircraft and other platforms with which it has conducted several Air interdictions, provided close air support to ground troops and destroyed several illegal structures and equipment belonging to
terrorists, bandits and other criminal elements.

Building construction in Nigeria has gone into more competitive construction methods, before now home owners do not bother about the finishes of their wall materials needed to make their house plan construction stand out among others.

The major reason is because most house plan construction basically only comes with 2D elevations and others important section for house plan construction purpose.

Presently, with the popular trend of 3D house plan models online, the quest for quality wall materials finishes for both interior and exterior wall surfaces area has been on the increase.

For this reason i will be explaining some good quality wall finishes materials for modern houses that can make your house design projects stand out among others.

BRICKS

This wall materials can be trace back to old construction practice, it is a type of block that is commonly gotten from clay material and molded into acceptable construction shape and sizes.

It can be combine with different chemicals materials to give desirable strength and also be use for both interior and exterior construction purposes.

Nowadays bricks have been processed to have good quality finished facade which comes with variety of colors and styles that can be installed on your masonry wall to give a perfect look like the Avante walling system.

The good side of bricks wall materials is that it is energy efficient and can insulate you home from high or low temperature, it can equally reduces the maintenance cost greatly in the long run.

The down side of using brick as a wall materials is that it is not really suitable in an environment that is prone to hurricane or area where the flood level is extremely to high due to its properties.

This type of wall materials is predominantly use for house plan construction in the western world due to their climatic weather condition and availability of good quality wood materials compare to cost of concrete.

it is usually combine with others wall materials to give your home a unique and modern finishes. The good side of concrete block is that it can withstand harsh weather, very cost effective and have the ability to resist moisture and sound.

Cast-in-Place Concrete

It is prepare by the use of cement, water, coarse aggregate and re-enforce steel to achieve durability and stability of the house plan design.

Although this wall material type is pretty expensive to achieve in Nigeria but is very suitable in areas where the stability of the soil conditions varies.

You can engage in the construction of this type of wall material if you are in an area that is prone to hurricane or where the price of cement and steel are relatively cheap. The good side of cast in place concrete is that it is very energy efficient, durable, safe and have the ability to resist moisture, sound and fire.

They said we cut corner .. lolz anyway I don’t need to dwell much on it as argument.
Even my own personal project I never used 0.45mm let alone client project. And more than 20 building that I have constructed here I never cut corner either you are there or not, I will do my work as it’s should be and move on to other project.

I never cut corner on iron rod of about 8m ( original TMT Tiger) always
cement of about 3m
Granite of 2m
-Plumbing pipes and fittings
Electrical pipe, DB etc
It will now be aluminum of diff of N90k that I will cut corner …
When I I can see diff of
Almost 1.5m on iron rod only if I bought others low Brand ….. hmm. It’s well

Here is the quotation from my roofer for this particular project,
I can send more than 10 copies of some of my roofing quotation / payment to my roofer on diff job to show the type of gauge we used for our project not only that most of our cleint do see this when in use.
* check the date, the time, and the gauge of the roof with the price then.
Also the gerald roof part is on the list as well. How much do I want go gain from such act … pls am more than that sir, am not bragging.
But what can I say here if God said thing will happened noting you can do than to face it and pray for such not to occur again bcs human being are destined to face difficulties in this life.
It’s only God that is perfect,

I pray to God to judge me according to my behaviors toward cleint and any others people in this life. YES
If you haven’t encountered issue in your line of duty or in this life you will believed that’ others people with such issue presently are not perfect.

Brother this house matter tie wrapper. Shasha na useless area, after much hype, I went there too in search of house. It is inside and you will spend more compared to egbeda.

My budget initially was 350k, I thought I could get a mini flat in egbeda, iyana ipaja but I was wrong. I searched tire, even house of 400k is nothing to write home about. At a point I opted for a room self con but was told to budget between 250 to 400k for self contain in egbeda/iyana ipaja with total package around 500k... Omo!

I had to raise my budget and got a mini flat apartment of 500k in Ogba because I also work in Ikeja.

It was yesterday I made payment, yet to even balance up.

It doesn't make sense paying 400 to 450k in Egbeda and still have to spend 1000 daily on transport to work plus the danfo guys can hike price at any slight increase or when they see a rush of passengers. I have once paid 500 to ikeja from egbeda before so that's why I decided to pay 500k in Ogba where 150 will take me to Ikeja.

Rents are outrageous now in Lagos and only God will help us. Those who tell you that you can get cheap houses of 350k around Egbeda OR iyana ipaja are not in touch with reality, perhaps they got a house early this year or last year or have never looked for house before so they just assume. Seems like since June this year there was a sharp increment of houses in Lagos, almost every area in Lagos ooo.

I went to Abesan they told me that I cannot get a mini flat there.

I went to Baruwa they said I can get old house for 350k while new house for 450 to 500k , it doesn't make sense because Baruwa is inside plus traffic stress better I calculate the transport cost and stay in Ogba.

I also went to Aboru, that place is nothing to write home about jare yet a mini flat is 350 to 400k and you will spend N300 alone to get to iyana ipaja, there is dust prone and there is High tendency of getting robbed even around 8pm.

I went to iyana ipaja, Illepo axis the story is the same, 400 to 450k for mini flat.


I went to dopemu, akowonjo, cement, those places are factoring their rents cost to that of ikeja. Dopemu I saw a rat hole for 400k, same with cement, akowonjo is a nice area too but their prices no be here and e be like people no dey gree pack comot.

I tried agege, agege is cool but I struggled to find a place, you can try it sha, though I saw one of 400k, it's nice but I didn't like the environment.

I tried Abule Egba mini flat is between 400 to 500k, I ruled that out because the transportation cost will be heavy on me.


I came down to Ojodu Berger the two I saw for 450k were discouraging, I thought to myself instead of paying 450k in Berger I will rather pay 500k in Ogba.

I took my search to Obawole part of Ogba and I got a place for 400, 450k yet bike alone from Ogba to Obawole is 200 for two passengers, N400 for one passenger, I rejected Obawole.

I went to Iju shaga, I saw house of 350 to 400k. Nice houses but I also factored transportation cost, it's better I remain in Ogba, also when I did my findings about Iju shaga I learnt that they do observe some of their traditional festivals where movement will be restricted. That is not good for a man going to work.

After toiling the whole of lagos in search of house for 5months, yesterday I took the hard decision to pay 500k in Ogba for a mini flat ( total package 788k) I am still even scared of the 500k rent but God dey. Man go double hustle.

Below is a screenshot of several agents in the different areas you may be considering. I have searched round lagos and I have contact of agents in each area.
