You can't buy a house in countries like US, Canada without paying closing costs.

Closing cost is a requirement in buying a house.

The issue of advantages of buying a house is a topic for another day, most times people don't understand it until they land in a developed country.

Please ,what current dowmpayment % for first time home buyer in toronto 5% or 10%??
Your down payment as a first time home owner is determined by the price of your house:
5% on the first 500k cad
10% from 501k to 999k cad
20% flat on any house above 1m cad

Illustrations
Case 1:
House price 450k
Down payment is 5% of 450 that is 22.5k

Case 2:
House price is 950k
Down payment is
5% of 500k = 25k
10% of 450= 45k
Total down payment is 70k

Case 3:
House price is 1m
Down payment is 20% ie 200k

Also note that the down payment is not the only fee required to buying a home. You should budget another 10k - 15k for closing costs ( lawyers fee, PST on mortgage insurance, Land Transfer Tax,Title insurance)

Hello, I'm planning to apply to a school that cost around 13000 cad, I plan to work to pay for my tuition fees and as well take care of my feeding and accomodation.
My sponsor will take care of my feeding and accommodation for the first 3 months, after that, I'm on my own. Is this possible?

Also what are the chances of switching to another college once I arrive in Canada.

This is my opinion based on my discussions with some folks that came into as students..
1. You should have your tuition fees for the first year.
2. You can survive (living expenses) on the income you earn while working.
3. You must be ready to hustle real hard, you will do the normal 20 hours a week job and you will also do cash jobs to get extra income.
4. Once the school is on long holiday, you will work for like 80hours a week in other to save up. The money u make during the long break would be used to pay your second year fees.
5. You won't live a luxurious life for these 2 years period. No unnecessary spending, no dates, no fancy phones on credit etc.

N:B: working cash jobs/extra hours during school session is illegal, so u must not be caught.

In summary, ensure that your first year tuition is sorted before u leave Nigeria

This same Canada wey I don see 3 single male students hustle to pay their second year school fees ($15k to $18k) within 1 year of landing.

because the topic is senseless. And like people have pointed out. I came with facts you said its a lie. 30 dols times 30 days is 990, 30 dols time 22 working days is 660. Even those doing hustling jobs are able to save that easily.
Hustle jobs with over time
2,500 net pay
Rent - room- 700 to 800
Food - 300
Transportation- 150
Phone bill- 70
Netflix and other subs 50
Eating out- 200
That’s about 980 to save.

For people earning 4k net to 7k net to save 2k to 3k is not hard.

You can console yourself that Nigerians are suffering in Canada but these people are able to save 15k to 70k for Downpayment of their house between one to two years of landing. This is my last response to you. Your topic makes zero sense in the end.

Before getting ITA people should also try and open dom account. Looking for relatives to pay for you sometimes is blackmail as they may not need your naira equivalent at that point. And selling that naira for cad is extreme sports. In groups where people do peer to peer cad/naira sales. Once someone offers to sell in 10 seconds it’s bought already.

Please, I have some questions that will need clarification from the elders in the house.

I am about to start my Canadian pr journey and this has been my plan for years, get the necessary work experience to increase my CRS score, and then start the application process. But recently I have been torn between going for MSc in data analytics in the UK and starting my Canadian pr journey.

My question is, for those that have moved to Canada in the last few years,

1) do you think not having an MSc in your chosen career has affected your chances of getting a job or a better-paying job in your field in Canada?

2) In the data science and analytics field, is MSc important.

Thank you as you answer my questions.

1. Having a Master's degree will directly/indirectly affect your chances of getting a job in Canada.. However, having a Master's degree is not all that is required to get a high paying job ( other factors such as years of professional experience, acing interviews, communication skills) are as important as your Master's degree.

2. From my lil experience, I realize that majority of Nigerian's are embarking on unnecessary masters degree. For IT related courses, I would suggest you do more of short online courses on udemy,IBM, Coursera and get professional qualifications to back your knowledge.

Spending £15,000 pounds on a master's degree in data analysis aiint worth it in my opinion except you intend to use the masters as a means to japa from Nigeria.

Most of those earning high salaries in Data analysis field in Canada do not have a master's degree in data analytics.

If at all you are inclined in getting a master's degree, you can get it done at a cheaper price (3k to 5k cad) when u land as a permanent resident.

IMO, I don't think we are desperately in need of a Right back at this time (Dest, Sergio) and Arujo for matches with teams that have good wingers. The truth is that we can't have world class players in all positions.

What makes a successful team is having atleast 7 world class players in the starting line up and I think we have that.. Even the left back position, I believe Balde is a good understudy for Alba... If Balde gets more game time during our Copa dela Rey matches, his confidence and game play will improve.

Based on the above info, u should be looking at 1+1 ( 1 bedroom and 1 den) If u seek accomodation in Toronto or within d GTA, then your minimum budget is from 2k. Except u don't mind a basement which would cost u btw 1,500 to 1,800.

Also be prepared to make a payment of 4 to 6 months rent

It all depends on your personal circumstance:
1. How much rent can u afford monthly?
2. How many kids are u coming with?
3. How old are your kids?

Without these info, one can only guess..

Anyways I would say a 2 bedroom condo apartment would be ideal and this costs an average of +-2,500 per month

The major question is what would u be doing from September to January because you are not permitted to work with ur student visa until school resumes in January. Would suggest you reschedule your ticket to December, the earlier you reschedule it the better.
