Agree with sdbaba.

Loidee, do reply to the offers even if its to tell them to SOD OFF!!!
Seriously now, the sale starts when the customer says NO (or when he offers a truly demoralising price). Tell them why its 1.8m for instance or if they're willing to come up you can meet somewhere down the middle etc

Remember, cash is KING and it is a buyers market anyday

Woundn't want to spend time telling you the advantages or disadvantages. . . . . . Would have recommended some, but its in the island and far above your budget.
Spare them the agony of going through the rigours of construction.
Best wishes!
Very well said re: agony of construction. My thoughts EXACTLY!
Please go ahead and recommend the Island ones you have access to. You never can tell now. . . . . ! Someone else might be interested

I have lived in the Ogba Medium estate since 1988. . .It is gated, secure and peaceful.
For a couple of that age, it would be a nice retirement home.
If you can get a property there, it would be a steal!
Cheers.
Hey Aho,
I quite agree with you on the qualities of the Ogba med. estate. It would interest you to know that they actually own a property there (4-bed flat) which is currently rented out. My thoughts were to retain the existing flat for rental income, buy another one and tart is up as much as possible to suit their own tastes and MOVE IN!

I'll put some more pressure on the agent working to locate one

Thanks for your feedback

Now, my reason for posting this up here is that I want suggestions from the esteemed contributors to the properties section in terms of locations to buy and renovate a decent property.

As I said, I wield considerable power in convincing the couple on what to do. Some of the key deciding factors would be the neighbourhood (preferably a gated estate) and the type of structure.

In my brainstorming sessions, I have come up with some property ideas
4-bed flat in Glover Estate, Ebute Metta - N14-16m to buy
4-bed in Ogba/Ijaiye medium cost housing estate - N11m-14m

I would appreciate more suggestions as well as follow up plans to add to the above
Estate agents, please rise to this opportunity and prove your mettle
LAWYER et al, Expecting your most valued feedback

Thanks

PropertiesI Have N20m-n25m To Spend On Property In Lagos - Please Advise! by Shagati(op): 11:33am On Sep 11, 2009
This is on behalf of a retired couple - both over 65 years old and pensioners.
They currently own a 5-bed twin Duplex on a very busy high street in a Lagos suburb.

This was put up for sale a few months ago due the the rapid development that the area has witnessed in the last 10 years
A Bank is in the process of paying N50m for the property and the folks are shopping for new accomodation.
It is their intention not to exceed the N20-25m mark in getting a new place.

One option that has been given to them is to purchase a plot of available land in Santos Layout (Akowonjo area) and build a 4-bed bungalow. The proposer of this idea says all this (land and construction) will cost less than N20m (The proposer will be the builder if his suggestion sails through) undecided
The land will be bought for N12m and the building will cost N5m to put up

I on the otherhand will tend to disagree with this pricing (I stand to be corrected).
My own thinking tends to gravitate towards buying and renovating rather than outright build (I have considerable infleunce in deciding what gets done - Dont ask me why wink)

Advance rents banned!?!
No problem!

Prospective Tenant: Baba, what's the rent for this exqusitely finished 3-bed flat (In Gbagada)?
Landlord: Oh my dear young man, it's only NGN100,000 per month
PT: Wow that's wonderful. Should I write you a cheque or you prefer cash? Better still I can pay directly into your bank account
L: Patience my boy. First; sign this lease agreement which states that minimum length of stay is 24 months. Secondly; you will be required to pay NGN2.3 million "security" deposit (did I hear someone say that is the balance of the NGN1.2m p.a for two years?) and finally you'll sort out the legal and agency fees
PT: Passes out

grin grin grin grin grin grin

Wow Mr Sagamite, I'd really hate to have a face-to-face argument with you  lipsrsealed
Being right seems to be more important to you than presenting facts in a way beneficial to all

Sagamite:
Why will I, in future, pay a huge amount for a flat in VI when I can live in one of the nice 200 estates in Badagry
Put a time scale to "your" future. 15years? 25years? In the meantime, what happens to existing proerty? Wait for the impending crash of 2045?

One main aspect of your idealistic posturing that you have COMPLETELY NEGLECTED is MIGRATION
I know you can write a book about MIGRATION being a Dartfodite and all  grin  grin  grin
Now fast forward to 2032 when all these estates in Badagry, Ibafo, Sango, Epe etc come on stream. Guess what impact that will have on residents in other states in Nigeria, West-Africa and potential returnee Dartfordites like YOU (No disrespect at all to my brethren in the diaspora!)

Now we're looking at 25 million inhabitants because of improved standards of living etc

Dont forget the important fact also that, 90% of property spend in Nigeria is cash-based

So mon ami - the Shangisha property is still available. Call me and make an offer I cant refuse
PropertiesRe: Lagos N50m by Shagati(op): 9:30am On Jun 18, 2009
Shagati:
Simple Economics of demand and supply
You have a population of 15-17 million inhabitants jostling for the few available decent neighbourhoods to live with easy access to place of vocation
Of this number, you have an ever expanding middle class that wants a departure from living conditions of the past
Add to this the willingness of finance institutions to make funds available for these acquisitions

What you have is a recipe for the situation we find ourselves in right now.

Infrastructure?
It takes about an hour to commute from Dartford to Picadilly Circus (Am I right?). A similar distance during rush hour in Lagos would be looking at circa 2.5-3 hours. So instead of paying NGN300k for a 3-bed apartment in Dartford (pun!), I would willingly pay NGN900k for a bed-sit in somewhere like Leytonstone to lessen my pains.

Are you beginning to get my argument in favour of crazy costs for property and rent in infrastucture-lacking Lagos?

Yours and any comments are welcome

@ Shagati

You displayed patience in your responses to BB and promise72 on the previous page, pls continue in the same vein.
Quite right you are Wheelz embarassed embarassed embarassed

Sag, I apologise for my outburst. I feel your disgust with the system which says that a 600sqm plot of land on Glover Road Ikoyi is more expensive than a fully built 4-bed luxury bungalow in Cape-Town but have you seen the latest price list for Governor's Consent for property? NGN20m for Magodo and NGN50m for Ikoyi (Moderator please correct me if I'm wrong)
The property situation in Lagos in my own opinion is not about to take a nose-dive as experts predict. Why? Simple Economics of demand and supply
