Firstly, I must thank the lawyer for all his efforts and time at letting us know that he actually tried to address this problem of sellers blatantly refusing to paste pictures of properties on sale.

Now that we are aware of his limitations largely induced by "the Nigerian factor," I however opined that the views of femi and the other contributor should be taken seriously. Truly, we are living in a jet technological age. We certainly do not have any option than to flow with the tide. Picture-pasting with regard to selling ones property is an indispensable phenomenon in this digital age.
Although the lawyer successfully explained why some sellers shy away from picture-posting because they are 3rd party advertisers, however, this excuse leaves a lot to be desired when you consider
1) People who paste pictures of cars sell more than those who do not. Which is more vulnerable to thieves? A stationary property or a mobile car that could be fled with?

2) In Ghana where pasting of pictures of properties are extensively availed of, robberies do not apply

3) Who buys a property these days without employing the services of a competent lawyer like we have in the person of this forum administrator?

Considering all this, this forum admin should reconsider creating another sub heading section to be titled "prop. with pictures". By this those who have constraints pasting pictures may still have their usual avenue to advertise their properties to their peril. The serious 1st-hand sellers will then have an avenue to express their properties in pictures. I bet you, in no time, the former will die out

In this light, it would not be out of place to assist the manager with ideas that would leave these heedless pimps with no alternative than to improve on whatever means that would make them post pictures with a view to boosting their sales strategies

Contributing my quota, I suggest that Sub-Heading B be developed to be titled "Properties With Pictures". Those who believe they can sell a duplex or a bungalow for N120 Million naira with text can put their belief to test. I bet you, time would tell which section would stand the test of time

most of the so called adverisers are "yahoo boys". 419 is no longer fashionable. They know what they are doing. It is deliberate on their part to refuse picture-posting. Before some prudent property buyers make any purchase, they would require the seller to advertise the the property to be bought in one local daily as a proof genuine desire to sell. Secondly, if trouble comes up, that advert would be used against the seller in law court. Scam sellers know this very well. This is why they hate posting pictures

The truth is that most of you sellers of estate land at Ofada/Mowo do not have something worth putting on this site as pictures for one to view. You are preoccupied with what profit you want to make at the expense of what quality of product you want to sell.

As the saying goes, "cunning man dies; cunning man buries him". This explains why 90% of those buying land in this axis buy with a view to selling in the future for abnormal profit. Like the saying "cunning man dies; cunning man buries him", the sellers have perfected legal means of reposessing your land if you do not build within a specified time frame in conjunction with with the two states government involved. Of course they promised they will refund your money. At what percentage, less original price or the future "utopian" price? Have you ever thought that you can be manipulated into huge loss? Do you know that the crash of Bank Shares in Nigeria was the very handiwork of issuers of those shares so as to acquire enough liquidity to make for the liquidity of 25 billion dollars they were mandatorilly required to deposit with the Central Bank even when economic indices were not there to support the crash? (If you believed this, why do you keep saying that property price crashes are only in credit-based economies of the likes of Asia, Americas and Europe? The fact remains that most of you only prefer to be foolishly optimistic. Read Comedies instead of Tragedies if you must read books. Remember the money you lost in shares!)

Outside banking industry, Daargroup raised billions of naira from you having promised you that you will never lose your money at N5.00. Today the share price is below N1.60K. Do you know he just took that money from you to purchase High Definition Equipment to monopolise that sector of industry. In the same vein, it is possible to lose you hard-earned money if some of this mushroom estate developers transfer their estate to a mega developer who never signed up to what you beat your chest about as your document. Besides, the banks that gave them the fund to "invent" these inferior estates may start the process of repossessing them. The agents you are dealing with today would have fled or tell you they were only agents living on commission. However, there are some developers in this area who have the fund to develop enviable estates, for some, you will never get 10% of what they promised you

Be wise! If you want to enjoy your land, start looking for fund to build now so as to secure it, otherwise, sooner or later, you will lose it. The most foolish person now is the guy who buys more land with the aim of wanting the price to go up in the future before he sells. I bet you, he will surely regret!

I am happy about the replies I am reading today. These high prices are not sustainable in an unproductive environment like Nigeria. People can afford to use ill-gotten wealth to purchase a property without morgage at any cost provided the location is right for them. This is not what obtains in advanced countries. Imagine some property on sale in this forum going for N1.2 billion. Is there any sanity in this?

However, if I may add, I am not saying that a nail should be driven into the coffin of this border region. My fear is that Ogun State cannot afford to fold her hands and allow slum settlements along its access to Lagos metropolis. Besides, the fear both states now have is that the developers are only driven by what financial gains they are in for instead of what form of settlement these estates would result in. Like what happened in South Africa during white minority rule, selectional settlements of low income earners and people without wherewithal gave rise to "shack" towns bordering Cape Town and Jo'burg with attendant residencies of armed robbers and people with anti-social tendencies in these areas. You mean you are not afraid! Can the likes of Dangote;Isiak Rabiu Tinubu own a residential property here?

Common sense shuold well advise you that what land speculators are parading as estates in these areas are not tenable at all. Imagine 50 estates promising autonomous hospitals; schools; stadia; independent water treatment plants eldorado roads etcin one border area. Are you saying we would soon have 50 or more hospitals; schools; stadia; independent water treatment plants eldorado roads in mowo/ofada? Comeon, agree with me that these are mere marketing public relation exercises. Nontheless, I and not saying that these "developments" would flop in no time, what I am saying is that the prices are out of this world considering the current global economic deflation

To add a little insult to injury, do you know that Fashola administration means well for lagosians. Do you think he would fold his hands and allow addicted land buyers aiming to make abnormal profit litter everywhere with plots without erecting suitable building in them? I am an insider, I bet you, sooner or later, state edicts are underway to compel land owners to either build or lose their plots within 2 years. He is presently experimenting with state acquired land and people with collapsed structures which could be extended to others very soon

Do not say I did not warn you! Remember how I warned about share-buying in time past. Dispose your land at a reasonable price now before had I known!

You need to visit ofada/mowo youself to see what some speculators are calling estates. If you do not have the patience, I bet you, you would abort the trek or the rough terrain drive to access some of these strange estates. Some of "The so-called developers" do not even know what to put on the ground to earn the tag "estate/s", much less the fund needed to attract prospective landlords. As characteristic of most "nigerians", profit maximization is what matters

This explains why you see newly buldozed earth roads with a poorly constructed gate overhead labeled an estate. They are even running out of what to call their estates. This was similar to what some gsm service providers did in the late 90s when they would put one antena in Ijebu-Ode and announce that they have covered the whole of Ogun state You make a call, all you see or hear is "no service"

If you have diaorhia, allow it to run its course, waite until these prices become proportional to their value. Remember, you are buying land in Ogun state where land is in abundant supply!
