So if we are to use your analogy of 5000 blocks at N150 per block, that is a total of N750k. But it will not be 5000 block sha. It will be far far less.

So, still on your analogy, 750k (labour cost) will do the job of block setting to roofing level. Contrast this against 1.3m, the OP will save 500k

Regarding how will the bricklayer know to read a plan? It is a bungalow. Bricklayers usually don't have that problem.

Casting of lintel, column or chaining and formwork, these are different segment of work not included in the 1.3m labour quote you are including in your calculations.

The 1.3m is just for block setting. This is outrageous. The OP should call for further quotes on per block basis.

But this issue is simple maths.
For this particular 4 bedroom ( 2 bedroom and 1 bedroom x 2) , up to 5000 blocks might be involved.

If you go by the second builder, you will spend 5000 x #240 = #1.2M . Just to lay blocks. He might not supervise the rest of the work.

If you go by the first contractor, you will spend #1.3M lay blocks to roofing level and also get his supervision for whole duration.

If you source for another regular brick layer, you will pay around #150 per block x 5000 = #750k . But you must also pay another person for supervision through out the duration to roofing level.

Supervision of brick layer might be more than 10k daily.

Personally, I will continue with the first person who is the main contractor that started the building..

What is being deliberated on is price for block work.

Also, whether the bricklayer knows the plan of the house doesn't matter. The owner won't be considering giving someone who can't interprete a plan work.

Block laying pricing is the discussion here. I've had to go and reread the original message many times.

This is not true from the client statement. He is considering saving money from direct labor by using a bricklayer. But his goal is to get the house to the roofing level as mentioned in his statement. And that is what contractor is charging him for.

Which ever way he wants to go about it, from his statement, the contractor’s amount is to take the house to roofing level and not just to do half work.

The client even made mention of buying granite and rods as requested by the contractor. What do you think those are for? You and I know bricklayer work does not include those materials. Meaning, the contractor is going to do additional work beyond laying blocks.

You are right on this one. They cannot just leave a bricklayer on a concrete DPC to start work. How will he know the partition of the house . Where the columns , windows ( the sizes) , doors , wardrobes, curves etc would be? How can the bricklayer tell where the rooms and toilets will be?
How many bricklayer know how to interpret drawings?
If he eventually uses a bricklayer, he must have the master builder ( someone who knows the intended structure) on ground daily. Their charges per day is even higher, even when they do not do the manual labor along with the bricklayer
Secondly, we understand it’s a bungalow but it sure would have beams and columns at certain points. This would involve carpenter and iron bender, which is another money.
By the time all these are put together, the #1.3M is almost spent.
The best thing is to negotiate with the contractor and have an agreement that include all forms of Labour till the lintel or roofing level. For the set of 4bedroom, #1- #1.3 M is a fair deal.

Here is what must be considered
For the 4bedroom; you will need at least 4000 blocks @ #150 (bricklayer and helper) . #600k

If they do 200 blocks a day, it will take them 20 days to finish.
This means you must pay for supervision for 20days @ 10-15k daily. . Total about #200k

Iron bender 100k carpenter 100k and laborers to pour columns and beams concrete 50k = 250k

Everything so far is #1.05M .
Miscellaneous #100k
Total #1.15M
Now you see that it makes more sense to contract every thing out .

All that is needed is to negotiate to make payment in stages, say 3 times. Don’t give the him all the money at once.

I don't think it's in ft because I did another survey for someone else and the recommended 70m is where there is water saturation.

But the current survey says 65m plus or minus 10. So, it also includes 70m in the range.
Actually that means the depth could be anything between 55 -75 meters.
Therefore both surveys are saying the same thing.
The implication is that you should keep money down for about 10m of casing pipes, just in case. And they might charge more for drilling dept, if they originally quoted per meter.

The water survey result came out, I have attached the 3D image. However, in their recommendation, they suggested drilling 65m +-10, however when I check the image, at 65, there is no presence of water.

Can someone else look at it and advise.

I am not an expert in this matter and I have never had to analyze a drilling survey.
However, from layman’s point of view, I would assume that the numbers presented at the left hand corner are in feet not meters.
So 65meters as recommended would be approximately 213feet. Looking at the survey, you can see that there is enough water at the 213feet (65m ) depth.

My brother all point are totally right. We have everything in abundance in this country. Dangote cement suppose to be cheaper than other cement product becos dangote has refinery that produces the gas needed for the manufacturing of cement.

How can BUA and Lafarge cement selling same /cheaper price with dangote cement, remember BUA and Lafarge are buying gas for their production. Government need to come in or price regulatory body.

The gas is mostly natural gas flowing directly from pipe lines from Niger delta.
Even the lime stone is from deposits acquired years ago which most likely have returned initial investment amount. So, it’s almost free now.

I don't know much about cement manufacturing in Nigeria but one thing I do know is that they should have a way to source for electricity for a subsidized rate from the FG. Use of electricity for production of products is one of the major challenges in every business.



Apart from that we do know that business people will always complain of running cost. With this the downstream sector of petroleum comes to mind. They are always in a fast mode to compare us to the USA.

Back in the days, before anyone even knew about Dangote, my secondary school science club went on excursion to a cement company. There, we were shown step by step how cement is produced.
Only two major raw materials are needed, lime stone and gypsum. Both are in abundance locally.
However, the production is very energy consuming. From burning the stone in blast furnace to crushing them with huge crusher. In addition, because these raw materials are heavy, powerful rollers on conveyor belts connect the whole system to automate the process.
The most fascinating part was the blast furnace. We were told that the heat required can only be generated by adding Coke ( a derivative of coal) to the furnace.
All these point to the fact that energy cost is pivotal to the cost of cement. The public power grid is inadequate for such endeavor. Thus, most cement factories are powered by natural gas directly connected on gas pipe lines. Something we also have plenty of.
Almost every thing is local content, yet the price of cement is so exorbitant. The question is, why?
Some have pointed to cost of logistics after production as the reason for high cost of cement. Arguably, the factory price does not support this position.
A simple calculation based on transportation cost can clarify this point. A trailer load of cement to a depot in town. Say from Ogun state to Lagos cannot be more than #400k. When divided by 600 bags ( maximum loading capacity) , its only around #670 per bag.
