If you go by the second builder, you will spend 5000 x #240 = #1.2M . Just to lay blocks. He might not supervise the rest of the work. If you go by the first contractor, you will spend #1.3M lay blocks to roofing level and also get his supervision for whole duration. If you source for another regular brick layer, you will pay around #150 per block x 5000 = #750k . But you must also pay another person for supervision through out the duration to roofing level. Supervision of brick layer might be more than 10k daily. Personally, I will continue with the first person who is the main contractor that started the building.. You sound surprised that he told you upfront about your responsibility for purchasing the needed materials. Now, you expect him to buy 100 bags ( #1M) of cement you will need for the 5000 blocks work from that contract amount? ( 1 bags of cement for 50 block) Or the 30 tons of sand about 200k Or the 20 tons of granite #400k Or woods for frame work , nails and binding wire Buy Rebar rods Pay for carpenter Pay for iron bender Buy water Pay for other helpers - hope you know that you will still need people to mix and pour the concrete |

But his goal is to get the house to the roofing level as mentioned in his statement. And that is what contractor is charging him for. Which ever way he wants to go about it, from his statement, the contractor’s amount is to take the house to roofing level and not just to do half work. |

What do you think those are for? You and I know bricklayer work does not include those materials. Meaning, the contractor is going to do additional work beyond laying blocks. |
rotecch77:You are right on this one. They cannot just leave a bricklayer on a concrete DPC to start work. How will he know the partition of the house . Where the columns , windows ( the sizes) , doors , wardrobes, curves etc would be? How can the bricklayer tell where the rooms and toilets will be? How many bricklayer know how to interpret drawings? If he eventually uses a bricklayer, he must have the master builder ( someone who knows the intended structure) on ground daily. Their charges per day is even higher, even when they do not do the manual labor along with the bricklayer Secondly, we understand it’s a bungalow but it sure would have beams and columns at certain points. This would involve carpenter and iron bender, which is another money. By the time all these are put together, the #1.3M is almost spent. The best thing is to negotiate with the contractor and have an agreement that include all forms of Labour till the lintel or roofing level. For the set of 4bedroom, #1- #1.3 M is a fair deal. Here is what must be considered For the 4bedroom; you will need at least 4000 blocks @ #150 (bricklayer and helper) . #600k If they do 200 blocks a day, it will take them 20 days to finish. This means you must pay for supervision for 20days @ 10-15k daily. . Total about #200k Iron bender 100k carpenter 100k and laborers to pour columns and beams concrete 50k = 250k Everything so far is #1.05M . Miscellaneous #100k Total #1.15M Now you see that it makes more sense to contract every thing out . All that is needed is to negotiate to make payment in stages, say 3 times. Don’t give the him all the money at once. |

However, from layman’s point of view, I would assume that the numbers presented at the left hand corner are in feet not meters. So 65meters as recommended would be approximately 213feet. Looking at the survey, you can see that there is enough water at the 213feet (65m ) depth. |

Only two major raw materials are needed, lime stone and gypsum. Both are in abundance locally. However, the production is very energy consuming. From burning the stone in blast furnace to crushing them with huge crusher. In addition, because these raw materials are heavy, powerful rollers on conveyor belts connect the whole system to automate the process. The most fascinating part was the blast furnace. We were told that the heat required can only be generated by adding Coke ( a derivative of coal) to the furnace. All these point to the fact that energy cost is pivotal to the cost of cement. The public power grid is inadequate for such endeavor. Thus, most cement factories are powered by natural gas directly connected on gas pipe lines. Something we also have plenty of. Almost every thing is local content, yet the price of cement is so exorbitant. The question is, why? Some have pointed to cost of logistics after production as the reason for high cost of cement. Arguably, the factory price does not support this position. A simple calculation based on transportation cost can clarify this point. A trailer load of cement to a depot in town. Say from Ogun state to Lagos cannot be more than #400k. When divided by 600 bags ( maximum loading capacity) , its only around #670 per bag. |
