You’ll all be shocked at the cost of what we are dragging here.

When the QS is done, I’d be happy if he can share his report here viz-a-vis what was paid. I’ve also requested that the client conduct integrity test on the structure.

When I look at the budget the fins I’m currently doing in the project, I couldn’t but wait to receive the QS report.

A lot of times, I mediate on issues to help client finish strong on their project especially managing minor issues but I’m not so lucky getting the same help on my project so it’s no big deal.

The roof, the grill, the broken atrium cover that’ll be replaced and the security house is not even up to 8% of the project.

I wanted him to succeed with my project to give him room to grow further

My project opened doors for him which he confessed to after 7 years of not handling any private project (major).

I still want you to succeed in your career but I have reach my tolerance limit.

There’s no security house as at May 19 because you’re undecided as at that time.
You sent us a sketch of what you proposed security house will look like on the 20th and I told you it can’t work in the small space.

I explained how having to wait for you is really delaying us.



Fence casting was completed after Sandfilling because we can’t block the fence since there’s no access to the land other than the back side of the plot. huh
We deliberately left the casting of the pillars for the Sandfilling to be completed.

I believe you forget things easily sir. You provided for drainage in last week of May which is even weeks after proposed completion date.

Always check your records sir. You always have one thing or the other to do that’ll prevent us from completing our job.

You’ve also forgotten how much time we spent doing back and forth on fence height. And how we had to go and top it up with one more blocks.

To deliver the main structure didn’t take us more than few weeks because we had a definite plan but the small works like building a 10sqm Security house be like we are building 4th mainland bridge because of inconsistencies.

Remember we remove power house at a later time.

The pillars were casted when? It took you almost a month to complete the fence casting and I know how Francis kept using left overs from the estate project to do the work on your behalf.

I later discovered you mostly wait deep into the project to bring reasons why this wont work or not.

All these started happening after you got all the money.

The main building is yet to be completed as at now, so which main building are you talking about?

The fins, concrete, Coppings, facials, roofing of both atrium and main building. If these are the small work, why are they still pending 5 months after?

Security floor is yet to be casted, the current stage started this month since May.

Without the presence of my personal supervisor, we wouldn't have what's currently there.

There are so many instances where next have mentioned that a client is supposed to be paid certain percentage after certain milestone.
I am sure you had a well written contract with him.
Paying him for as much as 97 percent without the roof work done doesn't make sense.

You paid for the fence and gate house � without him starting a single job doesn't make sense either
There is nothing bad in you breaking down the money into 3 tranches.
Start block work with first tranche
Get to mid way with second one
Complete it with 3rd tranche
That was the plan
The QS was involved in the payment schedule, but he kept coming back to say materials were about to go up and that for him not to run into losses, I needed to act. I saw reason with him because iron rod was about 270k before we started, few weeks later, it was 305k, 315k.

I was trying to be human so as not to get him stuck, so i released in advance to get what he asked for.

For the security house, i released partly until he said he needed the rest to get all the materials at once.

I have all the chats here.

I just got tired of his excuses thereafter, I would not have been here if he didnt come to lie that only atrium was left undone, or that i was the reason for the delays.

Hmmm Electrical quote need to be re validate to current market price. Things have gone up in the market again becos of the new dollar rate. COLEMAN just inctrease their prices recently with about 7.5%.

You were going to build a security house on the drainage point and I told you sand fill the compound first and establish the drain off point before doing this.

Even as at last week, we were still debating what’ll be used to cover the security house. I proposed slab and you said you wanted aluminum. You also wanted a 6 pillars for a 10sqm building which I told you that you didn’t pay me for such.

The main structure has remain same way since May and the only thing to add to it is the roofing sheet. All that’s happening in between are things off my scope of work.

Second and third screenshots were on the 2nd of August for the same fence that should have ended in May.

Like I said, I gave you the condition of signing an undertaking before my lawyer to finish the project in 7 days with you being on site. You asked for 2 days to prepare, came back later to say I am pressurizing you into making commitments you can't keep.

I must have been expecting a man who didn't keep commitment for 5 months to suddenly be able to keep that of 1 week.

When I gave you 2 weeks extra months ago, you claimed it was too much to complete what's left. NOTHING happened.

My lawyer gave you another 2 weeks which you claimed to be fair, only blockwork (partly) was done directly by you in 14 days (Just 1 day work).

Everyone who worked for their money here can see the issues.

I don't want to drag, I wouldn't have said anything here until you brought it here yourself with lies that only atrium cover was left to be done.

Send whoever you're sending to site next week and be ready to refund according to the contract. That's all for now.

The 10mm tempered glass bought and brought to site in April broke while we were waiting for the atrium to be ready.
I won’t make a similar mistake again delivering roofing sheets to site only to wait to be told how to install it on tiles.
I’ll rather have you finish your experimental projects and understand what to do before taking any further step.

Sir, don’t forget you told me you want to do some work on your roof before the roofing. I was shocked to see tiles on your roofing wall the way YOU WANTED IT and I even offered a refund because I and my roofer are at loss on how to do this without having leakages.

You said you want current price of doing the roof as if I charged more than the current price.

Most of them know how far, they saw things themselves.

I contacted most of them months ago but due to the delays, I couldn't mobilize them.

The quotations they submitted months ago is now invalid and I must spend more to get work started

All because N3xt decided to take my being understanding for granted. Left site since May and only shows up once in green moon.

This is what you wanted, if it will help your career, fine, I tried to help you in my own little way but you think you were the smartest because I played a fool swallowing your excuses and acting as if I knew nothing about what went on on site.

The March 2021 contract didn’t specify that tiles will be installed by my client in September 2021 before roofing sheets are laid.

That was completely out of my scope of work and not done by me and was a change made by my client.

I’ll have to spend some time consulting other professionals to learn how to install a roof on tiles.

If you won’t mind sharing the pics of the tiles installed.

When you recommended we use steel instead of wood for the roof in April, I obliged since you were the engineer/contractor then and made funds available (obviously more than what it would have cost me for the wood) you needed.

You claimed then that your roofers were available, it took a month before they came to install the trusses after delivering the materials to site. This was even when I decided to link you up with another roofer when I got tired of your excuses (Said your roofers refused to show). This same roofer of yours showed up the day my own roofer came to site, had to send something to him for TF (His time was wasted).

Ever since then, the house has remained roofless (Almost 5 months).

Is it money that I didn't release or what? I have paid you everything since May with just 2.5% remaining which is to be paid after roofing.


So tell me, which "changes" did I introduce to the project that requires almost 5 months to apply?

What exactly is the reason why a 3 months project has now turned 7 months with the house still unroofed?

A separate contract was for a security house and dwarf fence which was entered into in May and to last just 14 days, how come that is also pending? Did I also introduce any change to that?

Lastly, the images you posted above were made possible by my own independent supervisor who sourced for 80% of the workers used so far. The only thing you did was to release payment for what they did through him. If I tell him not to oblige you, nothing would have been done. He's there on my note. The 2 weeks given to you by my lawyer only saw you working for just 1 day out of 14 days. (setting part of the blockwork for the SH).

Without my supervisor on site, we would have been stuck with just the blockwork in 3 weeks.

Like I said, your grace expired on Friday, come to site for reconciliation with my QS, if you can't make it, send anyone to represent you.

And if you are not sending anyone, my QS will go ahead to check what has been done and not done, and you will refund within the stipulated timeframe in the contract.

I swallowed series of excuses for the past 4 months just to make life easy for you, but you took me for granted, abandoned site for months.

Your delays will cost me more money to buy materials for other parts of the project I should have started 4 months ago.

I was told but I felt you would have changed 7 years after.

At least 3 persons from this thread have been to site and 2 even witnessed some unpleasant conversations from some external workers you contracted after yours refused to show up.

If I lied in what I have written above, kindly prove it.

If this won’t happen, you’ll revert back to the original design as stipulated within the contract to avoid delays or remove that part completely from the contract if it’ll lead to issues.

If none of the above will happen, then I don’t know what else to do.

A 10 mins job can take 10 hours if there are too many dependencies.

For me it’ll be an issue if the contractor is asking for variations on the contract and he didn’t foretell the implication of changes made along the line.

This is something I will be doing, even thought it will be costly, breaking( making a hole) into a fence/wall to gain entry into a house is very easy and I believe Doors/burglaries are mainly formalities since there are alternatives for people who mean business.

The fence we built is 3 coaches higher than most standard fences and we will be filling the fence block holes with iron rods that �� let’s see how ypu wil break block and also cut through the iron rods.

Note: Doing this is expensive
Instead of iron rods, why not fill the holes with concretes or which is better?
