We have completed the concrete cast of the floor that joined the basement decking, now we can form the walls of the first floor and take the walls to lintel height as soon as possible.................

We made more blocks yesterday, until we ran out of space. We will have to use all the whole blocks on the ground so we can start more blocks production..............

We have been working on building up some rooms here on this land. This house will serve us for a lot of purposes, temporal estate office, site store, workers shelter.

My mission is to keep a steady presence of my people on this land, I want people starting to live on this land so we can have the required presence and spark off the development we need.

Other estates sharing boundaries with this land are also doing same.

With the standard of today building materials in Nigeria especially iron rod. Is it advisable to use 12mm for columns of a bungalow building and is chain beams necessary if we are going to have precast parapet on the building? Thank You Sir

Some still use 12mm as long as it's a bungalow that wont carry a decking slab.

Wehdone oga spyder880, I am just curious.. I have seen some building projects where the stairs were casted first before the decking and I have seen projects also where it's vice versa.

Which of the 2 options is recommended?

Where it is possible because of the design and the cost, doing the stairs last is better. This is because the stairs will have more time to cure and get ready for use, as against the system of casting stairs first. There may not be enough time left for concrete curing before the stairs will go into heavy use.

Sorry sir, what of the idea of building house with burnt bricks, in terms of cost analysis compare to cement building, I am thinking of venturing into using bricks because of high cost of cement.

Burnt bricks is another building option but it seems it's more costly to obtain and use these days because of energy costs. Plus the fact that due to internal conduit reasons for electrical and water supply convenience, the ordinary blocks are preferred than burnt bricks as a wall option.

Please I'm interested in the cost of this project. Cos I got an outrageous quotation fo construction of soakaway from my engineer .
@spyder880 please how much would it cost in this present day economy to construct a basic "soakaway" for 2 units of 3bedroom flat.

To build a normal soakaway system of about 12ft length, 7 feet width and 10 feet depth will cost about N850,000 in today's costs, materials, workmanship, etc.

You should wait for at least 4 days for the concrete to cure properly, however, if there were plans and the concrete was mixed to be used in a shorter period, 2 days will be enough. It's all about the mix. Thanks.

It's a small world bro, I pass the house regularly and even stand around the side to get better pictures of this house. It's a cool area, the neighbohood is gradually filling up.

I am currently constructing a soakaway system which would be in front of the compound that cars would be parking on top. Please can complete 12mm rod be used for the column or must it be 16mm rod?
Because regarding the hike in prices of materials and I am trying to achieve the most efficient and less cost for the the soakaway. Please I need your contribution

Use 16mm since cars will be passing on it. Please use a column base with a mat of at least 2 feet wide under each column. Doing the right thing will make your projects last without too much maintenance for the longest period.

Good day Mr Spyder880. I've been following your tread from 7 bedroom high ceiling... the way the sand fill is sloppy to the fence, could the weight, flood (especially in anambra) affect the fence?

Good afternoon bro, there is no flood in the area of the 7 bedroom high ceiling house in Anambra. The house and fence is inside a fenced compound and the fringes of the concrete floor could be covered with carpet grass which is erosion resistant.

As for this thread and the filling here, the land is naturally sloped to the back, we did a water drainage channel to wedge this sand fill from pushing against the back fence.

Work on the rooms we are building here have got to advanced stages, I an also building a dwarf wall to demarcate this land from the next estate we share a bound with.

I acquired a new land as road access into this land to prevent a situation where we will run into issues with other people who owns lands in this area.

This whole area is getting a lot of interest from land investors.
