When you get the house without going thru an Agent.
Mention me

Why ? you want to collect agency fees ?

Owners and people looking for rent should think why should they be paying almost half of the rent as fees . Owners should rather use the money to better maintain and provide better facilities .

You never ready to collect house.

You don't wanna pay Agency fee, caution and co.
Then goan build your own house

SO agency built the house ? Or is the agent a relative of the owner to be charging an exhorbitant fee of 20% ?
An agent charges 20% , legal 20% for a house which someone else has built from his sweat ? I will gladly pay the owner of the property more than pay scumbags who just advertise and collect 20% .
I know there are a lot of fools who will deal with agents , not me though .

Agriculture / Re: #500,000 Profit Shock In My Cucumber Farm. PROMTEX FARMS. by stocklot(m): 1:44pm On Sep 17, 2018
To clear why 3-4 ft is necessary is to basically create decent room for sun light and also for picking the cucumbers . Cucumbers are vigorus plants and their vines spread fast .More spacing allows more nutrients for each plant as well . if you have a method of picking cucumbers from top you can even have a spacing of .2 mtr if it works for you . 10,000 plants per acre is possible but pls remember that nutrient , irrigation ,pest control , disease control has to be done on spot timings .. else you will end up spending unnecessary money on more seeds . More plants do not automatically translate into more production

4ft is actually 1.2m which was what I meant and not 2ft. My point is how did you conclude 4ft (1.2m) is the standard width for beds? By whose standard? I am just curious. I agree if it is your recommendation which you are entitled to, but saying it is the standard is what I am trying to figure out here. I know farmers with 0.8m width, 1m width which was popularized by whoever I do not care to know, and I have seen 0.6m width beds. Each has its pros and cons. So, how did you arrive the conclusion that 4ft (1.2m) is the standard. If you really ask me, it is total waste if you are staking your cucumber. And many farmers will attestate to what I am writing here. Majority of farmers use 0.8m to 1m width. Lesser than the range is possible, and wider than the range which you have chosen is not a crime. You can only explain why you chose it, but saying it is the standard is wrong. And saying it is the best spacing for enough spacing for plants might be wrong too. Let me tell you straight, no matter the method you use, the size of your beds, the width of your furrow, most seeds manufacturers have adopted 10,000 plants/acre as the standard for cucumber. I have seen 16,000/acre which did very well. And I have seen lesser.

Also, why is flat bed better than ridges? I am just trying to learn here. I do not think you have any good reason for this too. Just that it is more convenient for you to use flat beds. But if you really know the cons of ridges, kindly state them clearly.

Im not trying to derail your thread but I just need to put it straight up here. It is good for you to make recommendations but I think it is wrong to make them look like standard procedures.

Good job sir. Bless you..

Hmmm .. This is like attending a church sermon . The pastor keeps telling you Jesus will come and you keep praying every weekend . Similarly , investing too much into agriculture without a proper research will start making you pray in the hope that Jesus will come and save you . Polyhouses though good on paper do NOT necessarily translate into better farming . If that had been the case we would be having polyhouses in America or any western tropical country . Polyhouses increase humidity levels and they help in inert fungi and bacteria to infect plants . So essentially science does not help solve nature problems in full . Science complicates simple farming practices and the farmer is bound to lose more money . Investing in polyhouse means the farmer also has to spend more money on flood irrigation , drip system , dosing , sprinklers etc . All these NEW practices are peddled over media and govt to help farmers influence their opinion and to buy their products which at times translates into reckless spending .
Knowing what type of fungal and bacterial diseases can infect it is advised that the farmers try to buy seeds resistant to those types of fungi prevelant in those areas .

With regard to pesticides and fungicides , always knowing the technical name over the brand name . Pesticides , fungicides are not so cheap . A soil test also helps determine how much of fertiliser and what fertiliser must be used . Most plants develop fungal and bacterial infection due to wrong planting season , pests and insects .

With regard to pests and insects , please post any issues here so as to recommend suitable pesticides and insecticides .

I personally do not think high investment is the path to increase production . I think farmers need to be proactive and learn , analyse , implement knowledge and skill . A dumb farmer can spend 15 million , but i am sure he would not be able to achieve whatever has been invested . Better fertiliser application , integrated pest and nutrient management , marketing of the produce are important

fluentinfor:

I guess you did not understand the post well. It is the start- up cost for their farm. Perhaps, you are more concerned about low set up and high operational cost of production, but they walk through the process with me. They realised that reasonable start up cost and low operational cost is far more rewarding. Even you choose the former, I do not think you are "nut".

1 million naira is just $2,700. Are you saying it is too much to set up 1 acre farm? Borehole, generator, land clearing, drip system, mulch, etc. Is it not the same business we are doing with farmers in north America? Tell a farmer there you are using $2,700 to set up 1 acre farm, and he will tell you how cheap it is. But we want to have 7 to 10 fruits per vine. Hmmmm!

Maybe you do not understand the post again. I have broken it down for you again. Personally, I can have a start up cost of N15 million on just one acre, and I may decide to start with cucumber. You do not need to say anyone is "nut". What you need to do is ask politely what the person is trying to achieve, maybe, you can learn from it. And if you are lucky, the fellow might tell you.

Like i have written earlier, I am not around to argue with anyone. Those who have been to farms understand certain things. I am sure you will understand more with this post.

How do I tell a 70- year old widow to handle Togo/Hausa/Benue/Cotonou boys on her cucumber farm? Gush! Cucumber itself is hard work. I do not do it so big like other crops these days. But I am amazed the number of people who are going into it. And seriously, 60% of the work are land tilling and trellies installation which are not hard if we use the right equipment. But most farmers improvise with bamboo and rope. Chai! Too much work! Too much suffering on farm. Back ache! Honestly, improvisation is suffering almost all the time. What if I give you the real way of doing cucumber, then what adjective would you have used? Crazy, mad, idiot, foolish, stupid, lol grin And going round 10,000 plants side dressing granules fertlizer every 7 to 10 days is suffering and smiling. grin But most do not agree with me. Their response is: i have workers. And I feel, they are not "nut". But I know that they are under producing.

My advice: try to search things deeply. I learned more from stupid people. Why? Stupid people just do not know how to explain, or implement ideas. But trust me, they are always with the fastest approach and best improvisation techniques. This is a top secret. Learn to engage foolish people in decent conversations and you will be full of knowledge. At the end, you might call yourself foolish too. grin

Finally, I build businesses and not just farms. I am more of long term than "sharp-sharp" things. The question is: when do you break through? How long can your business last?
Agriculture / Re: Using Micro - Scale Agricultural Systems to Build the Nigerian Economy by stocklot(m): 7:16pm On May 21, 2018
When Nigeria has the natural climate to produce , why do you recommend western methods of farming where they do not have the proper climate to cultivate ? Greenhouse is essential to artificially maintain adequate climatic conditions . Relying on technology alone is not right . With regard to fresh fruits and vegetables avaliability it depends more on transport infrastructure , marketing , distribution etc . Probably a cold storage is a good idea . I am sure there is production and there is also a lot of wastage happening in Nigeria , which needs to be addressed first . No farmer would like to produce something and then let it rot if it cannot be made avaliable at the market in a limited time .

fluentinfor:
FAQ 16
Why is greenhouse so expensive?

My response:
What is not expensive in Nigeria? Lol. But do you realise fresh vegetables and food are so extremely in Nigeria? The excuse is that users need to get contract with a big grocery store. Lol. Of course, you do not need that crap before you make it. Why don't you compare the prices of fruits and vegetables in Nigeria and Kenya. It is crazily expensive in Nigeria. So, the equation is balanced. You will definitely make your money back.

The problem with Nigerians is that most want to recover their cash back in 2 months. Hmmmm! If I invest N500,000 in cucumber farming, I will get N1,500,000 in 2.5 months; therefore, I am going cucumber. Lol. Who told you it is always going to be like that? I am not saying you will not make it but trust me, to set up is so expensive, you will soon discover many things no one will tell you.

For every business in Nigeria, give it a year before you are well balanced. Some wrote me, it is crazy to spend too much to set up bla bla bla. Ok, go and use N50,000 to do it since you are sure you can do it very cheap. But you see them coming back to ask more questions. I put a stop to talking to people like that.

Galvanised steel are too expensive here.Cover, nets, accessories are all imported. The cost of shipping greenhouses is not cheap too. And importers put ridiculous profit on it.

So, what do they do? They import inferior products just like what we always get. The only way to get good automobile repaceable parts is buying used. Why? Most will not buy reliable new replaceable parts. For sellers to scale up their profit, they go to places where condenmed automobiles are stored and they start removing the parts in order to sell in Nigeria. This is the only way to make it in a price range Nigerians will buy. And then, they flood market with new inferior chinese products.

Whose fault is it? I think some crazy people started importing inferior products from China, Nigerians got used to it, and then we kill the market of genuine products.

Most drip, mulch, covers, net you buy around are all inferior products. I am not here to start lecturing anyone on getting quality products as I have decided to not get myself involved with instructing anyone on how to purchase. I have done it in the past and it was not a pleasant experience.

If you want to make it, stop thinking of using inferior products. Find out what is the best to use. Stop consulting sellers because you will be told to use what they want to sell. And be sure that it is inferior you will get..

However, there are still sellers I patronize here. I have sent many newbies to some of them.

The farmers must be nuts to spend 1 million on an acre of cucumber farm . 100% sure the farmer cannot recover the investment .

fluentinfor:
I'm surprised many people are going into cucumber farming. And it is interesting that 90% of new messages I received recently are planning to cultivate cucumber.

Truly, this is the time cucumber price is going to start moving up. My spirit was lifted up because I wasn't reading from farmers who want to use N50,000 to cultivate 1 acre. Some of them have set aside N1 million naira for setting up 1 acre. Quite a reasonable start up amount. What I did was to go through their figures, and I advise them on how to go about it. Also, I cultured microbes for those who want it, and sent them some nutrients I know they are going to find hard to get. For those that really want to farm like a modern veggie guy, I congratulate you all.

I pray my readers have bountiful harvest.

Hello Emma , Sorry for the late post . I am not really aware of boron , potassium or calcium supplement within lagos . Googling online gave me this though http://www.dizengoff.com/Fertilizers . You can call them and find out if they stock them .

Congrats on achieving 95 % germination rate . Sometimes , the seeds are sowed deeper and it takes a while for the sprouts to show up . Now , the most important thing is insecticide . Continue imidachloropid 2 weeks once , and try to mix different insecticides like profenophos so that the insects do not become resistant . If insects are managed fine , you do not have to worry about funal disease spread that much .

You can also use urea now to promote vigorus growth of the plants as well . When in flowering stage do not use urea .

Bro .. It is not that i do not know the technical terms .. I always avoid the jargon as the person who needs to understand is a farmer and not a scientist .

fluentinfor:

It is time for me to define some technical terms so it can help you

1. Basal Application: Nutrients you apply before sowing seeds. Basal is an adjective which means forming or belonging to a bottom layer or base. Basal is what you do immediately after soil test. And then you sow.

2. Top dressing: When your plants are young and the roots are still near top soil, you top dress. If urea is involved, use soil to cover it to prevent evaporation of nitrate into air.

3. Side dressing: You dig holes near plants, place fertilizer in them, and cover. The distance of the holes to the plants depend on many factors.

4. Foliar Application: You feed your plants through leaves. You spray liquid or soluble fertilizer.

5. Fertigation: Passing of nutrients to plants through irrigation system. The best is through drip irrigation. This is the best form of applying fertilizer to non leafy vegetables.

6. Broadcasting: Best used for leafy vegetables like lettuce, basil, local veggie etc. And also used as basal.

Modern nutrient management has gone beyond olden theories like side dress or apply fertilizer after 15 days bla bla bla. If you are using fertigation, you may schedule daily fertilizer application, or weekly, or twice a week. See, plants feed like human. Gradual intake of nutrients. Granules were made because they dissolve gradually so they can last longer. Those powdery olden fertilizers were discontinued because after the first day, most nitrogen and potassium evaporate. But now that we have granules, they have binding materials which hold them for more days. Hope you get it. But if you use fertilgation, you just use soluble nutrients and use mathematics to calculate the amount you give your plants daily, biweekly or weekly. This is why fertigation is the best. Gradual feeding program. Super yield. Shikena!

Suggestion: I think you open a new thread for your work. It looks interesting. I will definitely make comments as you make progress. I suggest you leave this thread for OP so we all do not get confused. Your style is interesting and it should not come under any thread. It deserves a new thread.

Hmmm .. the milk coated seeds were used as a trial without the use of seeds being dipped additionally in imidachloropid .IF the seeds had been treated with imidachloropid the germination would have been near perfect . The reason for treating seeds with milk was to avoid soil borne fungi .. not foliar borne fungi .. We also did try a few other organic methods like introducing viral cultures and bacterial cultures for pest and virus management . I hope you get the point .. fungal infection is different from pest or insect eating up the seeds . For basal fertiliser application you can apply before you plant the seed or if you compost manure and fertilisers then you can apply after 15 days of composting . When the seeds germinate the seedlings do not need much of fertilisers and it is perfectly right to apply fertilisers after 15 days also if the manure has composted .

fluentinfor:

No germination was not so good, and we all understood it that pests fed on them which happens to many farmers. Its not the milk you coated it with that made the melon palatable but they just love eating melon and cucumber seeds. But seriously, seed treatment is different from foliar infection management. That milk stops certain infection doesnt mean it can stop all fungi infections. You need to study deeper, which kind of infections will milk handle well? There are many kinds of fungi infections. And you are treating seed. Did you really think milk can get the job done? Well, maybe yes or no. You coated with milk to prevent fungi infection but pests still ate many seeds? Which kind of pest feasted on your melon seeds? How can you handle it? So, germination was not so good..

15 days after sowing, and you mix manure and fertiliser 15 days before or after sowing....very confusing. I am sorry, there was no doubt but mix-up. And it is far more unclear.

Please, let us leave aside the issues, doubts or whatever. Let us just focus on the result. Good job sir.

Agriculture / Re: My New Cucumber Farm by stocklot(m): 3:19pm On Mar 21, 2018
No , the germination rate was good . The problem was i read some where that milk helps in preventing fungal diseases . The seeds were soaked in milk prior to planting . The insects found the seeds to be tasty and ate the seeds up before they could germinate . The reason for planting is to try out high density farming . Currently we also have gherkins planted in the same method , but without dipping the seeds in milk . When i am at my farm I can get the pics for reference . Mine was more of research into various methods to help prevent fungal diseases . The 15 days mentioned is the time required for the manure and fertilisers to be mixed before applying on the farm prior to planting of the seeds or seedlings . Hope that clears the doubt .

fluentinfor:

Basal application 15 days after sowing? Please try to get your terms accurate.

You seem to have poor watermelon germination rate or mortality is high during vegetative stage. You should give your plants wider space next time bro.
Agriculture / Re: My New Cucumber Farm by stocklot(m): 1:59pm On Mar 19, 2018
I can understand your reservations about DAP cost . Here it is the cheaper and for basal application i suggest Manure , DAP , SSP , Potash to be mixed and after 15 days apply the mixture as a basal fertiliser .
Attached are the pics of my farm

fluentinfor:

Hmmmm! Well, I get what you are trying to do. However, what you need more are high phosphorus and moderate Nitrogen as basal. Minimal potassium may go in if soil test show terrible depreciation. Your mixture will work but it is not cost efficient in my opinion. DAP itself is the only nutrient you need if you want to do basal. If you need potassium, you add NPK. And its another ball game if you want to use SSP - different approach. Also, if you want to use NPK as basal, its possible...with some other kinds of fertilizer. Definitely, your approach will work but may not be cost effective. DAP is scarce in Nigeria, except in Akwa Ibom or so (not sure). My colleague gave me a quote N18,000 per bag and I want like...for what? I can mix some other kinds and do what I want to. The only issue is that one must be extremely good in formulation else, soil will be damaged and this is my fear with what you have mixed together. Soil can easily become acidic. But who am I to say you are wrong sir. If your approach gives better yield and does not destroy the soil, why not? Carry go, my brother. But please, try to find a way to check your ph. This way, you will be more cautious and be a better farmer.

Guy, basal preparation separates good farmers from fake ones. I just hate it when a farmer does not teach himself how to prepare soil for each crop he is doing. Different approaches for different crops.

Another advice is to use huge manure to reduce usage of fertilizer. I cannot but emphasize it. It is why a farmer must think how to move huge loads of manure to his farm. Many do not use manure cos the road network to their farm is terrible. Basal nutrient addition is just too good.

Many people are beginning to use internet in the right way. Your links are on point if you can interprete and manipulate the content or info to suit the climate of your place. I laugh at farmers who call modern farmers internet farmers. If not internet, who can easily have access to the kind of info we have. The issue is: do you understand the content? Can you interprete it? Would you be able to manipulate it to work your soil in your climatic condition? I am a proud internet farmer. Lol.

You are told that your seeds' optimum production is 28C but can tolerate max of 32C. What can you do to make it tolerate 36C in your place? You start thinking. Should I shade it? How much does shading cost? Will I get profit if I shade it? How long will it take to break even? Ok. Should I find a nutrient that can build the plant up to resist 2 more degrees? Will the nutrient get the job done? Should I try it on just 1/4 of a plot? Or can i just take the risk of 3 acres? And many more.

The point is that many here are just "let me get profit by all means". Rank Xerox people. grin No zeal to even try to improve at all. They are bros, let me download your step by step thing. Lol. I do not mind to give anyone step by step but you better be able to discuss well what I am giving you cos I will like to hear your opinion too. And i will ask you what you advise me to check in the steps. If you gat nothing to offer, you are off my list. You write me and I ignore you. Who wants to be radio katanga. Na me dem talk say make a just dey supply u info all the time? Lol

Bro, you are on the right track. Just make sure it is not just internet thing. Practice it yourself and fine tune it. But I know you will definitely remove some items from your basal as time goes on.

Blessings.

fluentinfor:

Just wondering why you recommend mixing DAP and SSP as basal fertilizer. Looks strange. I hope you know the content of the two fertilizers.

Also, you need to guard against diseases building resistance to whatever you spray. Your method might be too risky.

Why focus on only boron? Just curious. Why not apply a micro nutrient formular? Some specific plants needs a significant amount of boron, and i am not aware cucumber is one.

Calcium + Pottasium will get your fruits nicer. And it is more of potassium than calcium. Then, you add magnesium.

In general, plant nutrition is same principle for all plants with just minor adjustment. There is no need for specific steps. Mere looking at the plabts, you can identify deficiencies. Better to do tissue test.
The reason for mixing DAP and SSP is that some fertilisers are immediately mobile when applied and some take time to be absorbed by the plant . Some fertilisers like ammonia need to get converted to Nitrate for absorbtion by the plants .

Curcubits in general are more prone to diseases due to insect and pest activity . That is why I have asked to change the insecticide and not use the same insecticide repeatedly .

Boron helps with flowering and in watermelon especially Boron , Phosphorous and magnesium play a vital role in flowering .

Wrong use of micro nutrients or excessive use of micro nutrients can lead to more complications that without using them . Micro nutrients should at best be applied only as a foliar spray .

Practical cucumber and watermelon farming .

1 .Try to find good hybrid seeds . They are an important key
2. treat seeds with imidachloropid ( mix 5ml of imidachloropid in a liter of water and let the seeds soak for over 5 minutes before planting . This is essential so that the seeds are not being eaten by ants and insects in the soil .
3. Fungal disease easily attacks watermelons and cucumber plants . Every 15 days spray (mancozeb carbendazim (20 gms per tank)+ monocrotophus 10ml per tank for 8 weeks .If necessary add imidachloropid 10 ml per tank . The manual sprayer has a capacity of 16 lts . If you have a smaller sprayer mix the above in a bigger drum in the above ration and spray.
4.While land preparation apply 1 bag of DAP + 2 bags of super phosphate + 1 bag of urea +2 tons of farm yard manure. This is for an acre .
5. When weeding for the first time use a bag of NPK 17:17:17 and a bag of potash to top up . Make sure not to drop the fertilisers near the root . Potash is highly corrosive .
6. 3rd week spray boron 20 gms per tank
7. 4th week spray a mix of micro nutrients
8. When the melons or cucumbers have started fruiting and are the size of a coconut use a bag of calcium nitrate for the fruits to become big , soft and tasty .

That is all that is needed to know to grow cucumbers and melons successfully
