If she wants you out then she should give you a legally signed quit notice and not you taking the decision which only amounts to self cheating.
if she is going to give you a refund then she needs to pay for more than the rent which the courts will decide. Please know your rights whether you are 23, 16 or 72.

I was 23 first time I dragged someone to court, that landlady is lucky.

Almost everyone in my house sucked finger while growning. My lil sis did it for the longest, till almost 3. GUESS WHAT, WE ALL DUMPED IT AS BABIES.
