REFUND OF RENT AFTER EXECUTION OF TENANCY:
In a tenancy contract, there is no refund of rent after payment. If the tenancy surrenders before the contract is executed, the landlord may return the amount gained which was let out during the subsistence of the tenancy which was surrendered, apart from that, a tenant is not entitled to refund of rent -

So, the foreign applicants still have the duty to carry out their search on UK job vacancies in those listed areas and thereafter apply to the prospective employers directly. When their applications are successful, the employees will be given an easier or less strident visa application process. For example, some of the requirements for the employer’s sponsorship of the employee’s tier 2 visa to the UK could be waived, provided the job falls within the listed categories. 1 Please what is the difference between deed of lease and deed of assignment.

2 which one is advisable if you are buying from the village land owners ( virgin land)

1. A lease is a rent for 3 years and above. So any rent agreement for 3 years and above should be by deed. So d document or agreement for that is called Deed of Lease. While an assignment legally means transfer of ownership. And the document or agreement to transfer ownership should be by a Deed and therefore called or titled Deed of Assignment.

2. So from the answer to question 1 above it is obvious that the valid document to prepare when buying a property from family should be a Deed of Assignment and not Deed of Lease.

Am yet to read through the comments to see if a lawyer has commented. As a lawyer my first advice is to disregard those telling you you have 6months or you are entitled to 6months free rent. There are no laws backing that up. What d law says is if there's no agreement between you and d landlord then depending on d duration of your tenancy you have 6, 3, or 1 months and it must be paid for. And such duration can be deduced from your mode of payment or d way in which d landlord requests for his payment. You didn't build d house for him.
Thee are some clauses in d agreement that would mean that you only have 7 days notice to quit his apartment. Another instance that destroys d veil of months notice is d way and manner you are owing rent n of course in your case you are not owing.

2ndly, d landlord has d right to use his apartment if he so wishes.
There are so much to be said on this matter that I don't really have time now to enlighten you. The truth is you have a good case but whether good or bad you have to pay your rent and d landlord's lawyer would most like ask for mesne (pronounced mean) profit during d duration d matter is in court.

So my advice is that since d landlord is already a pain in ur neck the money you will use to get a lawyer to prove your right might be enough for agent n agreement for d new apartment (depending on ur choice of apartment). I believe November to January is enough to get a place if you have d money. And most likely it seems d extra month of January has been given to u free. If you need a free advice you can call me. Also, you can't apply for TIN when your certificate is not ready because tendering your certificate is a prerequisite for TIN application.

So, yes your certificate must be out and with you before you can successfully apply for TIN. But if you have registered your company since and you haven't applied for TIN then try the method above to see if TIN has been given to your company

Once you register your company you need to apply for TIN. But it seems there is a collaboration somewhere between CAC and FIRS since tax is mandatory. But along the line if after registering your company you didn't apply for TIN it seems FIRS automatically registers all companies over a year for TIN.

Just my thoughts anyway

Okay Sir. I have clients who need cocoa in large quantity possibly up to 1000 metric tones. Believe me, over the years of my indulgence in export, I have built a large client base for different products so if you are serious, I would link you up with several albeit on a private basis. However, please note that this should be the least of your problems if you are a novice exporter. There are processes you must undergo to achieve a successful export business in Nigeria so as not to lose your resources and waste your time. These are a few of them...
1. You must have a company registered by Corporate Affairs Commission.
2. You must have an exporter's license from Nigeria Export Promotion Council.
3. Another Export Certificate from Nigerian Agricultural Quarantine Service.
4. Another Certificate of Clearance from NAFDAC.
These are just a few... So you see why I said that clients are the least of your issues if you are a novice exporter? However, you have no worries in getting these documents as that is why I am here. I have contacts who facilitate these processes in all relevant parastatals and organisations and would make use of them to ensure total ease in getting these documents at NO cost for interested people..

Depending on the documents needed . The most expensive now is survey plan. very annoying. Cost depends on the size and location so it's not fixed. some places in Lagos like Eti-Osa LGA can vary between N800k -N1m if am not mistaken. But that's the job of a surveyor and I have one working with me.
