10m would not be enough to get you a new land, and build back - ideally, yes 10 min might build you a decent 3 bedroom flat but realistically, it wont considering how developed that area has become.

We are actually thinking of getting land in a cheaper area where N1m would be enough and build with the rest. It's the cost of building we are sceptical about with the present economic realities.

WHY NOT GET ALL THE RELEVANT PAPERS FOR THE SUBDIVISION AND THEN SELL AFTERWARD (Cost of acquiring those papers can be added to the initial cost)

The subdivision papers takes a minimum of 6 months to come through. The financial issues I spoke about can't wait that long and with mum having a current bp of 180/120 even with medication, I suppose neither can we. But we are willing to allow the buyer to hold on to the original allocation papers, even though that could carry some risk.

Good morning Sir, Oga saydfact. I need some advice. My mum is looking at selling off a property because of some embarrassing financial issues. The property is located in a good government estate in Ibadan. It was allocated as a double plot 120/100 but roughly subdivided by us into two. Note that the subdivision has not been approved but we erected a dividing wall and the both sides have completed buildings on them. My family lives in one of the buildings. Now that the property is up for sale all the prospective buyers are wary of the issue of subdivision despite our assurances that it would be approved for them to get their own title. They would rather buy the whole.
We are contemplating selling the whole but afraid that after selling and settling the issues on ground the balance won't be enough to build another 3 bedroom bungalow for us to move into. We have offers for N22 million which is very low. A fair forced sale should be between N25m to N28m. Similar properties in the area have rejected N 30m offers.
If we could get N25m for it and she settles issues with N15m would the remaining N10m less agents commission build something small plus cost of land?
Please advice urgently. She's killing herself with HBP and my siblings and I are of the opinion that she should sell.

Yes, you may be the only one. I for one dont think so. Why? My brother paid for the form, paid for change of data to correct the approved registration centre error on his date of birth, paid for change of institution twice because one institution lost acreditation. Unfortunately it was like that for many others. Imagine N14,500 for multiples of candidates like my bros. Compare is to previous years and you see why Oloyede had so much more to remit than the previous years.

Someone faraway in Abeokuta decided to analyze their sitting positions and nearly ended up in the hospital. His blood pressure rose.
Another one, a popular PDP apologist in Enugu, broke down in tears yesterday. He saw 'Bola Tinubu, the man behind his hero's political and electoral fate who still lambasted him days ago in Lagos, seated beside Goodluck Jonathan smiling sheepishly to the cameras.
Someone, an unrepentant APC loyalist, saw Ali Modu Sheriff and Ahmed Markafi stand together. He had always prayed for the total collapse of PDP. He couldn't eat yesternight anyway.
Someone watched Channels Television news and saw Governor Ganduje and his sworn enemy Kwankwaso seated inches apart. He is still praying to God to wake him from his nightmare.
Another one made sure he followed the news on radio waiting for any divisive religious matter to be raised only to hear voices of Bukola Saraki, a muslim, and Yakubu Dogara, a christian, screaming for those expensive wines. He is still changing stations with hopes.
Someone checked online media outlets yesternight and saw pictures of Yorubas, Hausas, Fulanis, Igbos all under one roof with their different tribal wears. There was no tribal statement. No tribal war. He broke the screen of his phone.
Here we are.
Continue defending these people who have divided you along religious, ethnic and tribal lines.

You need a Will or Letters of Administration to claim your late dad's money. Contact a lawyer. If you need help, visit the Office of the Public Defender ( only Lagos residents) or the equivalent in your state.

There's a recent law in Oyo State dealing with small estates. If the amount in the account in not more than N500,000 you simply apply to the court for an order compelling the bank to release the funds to you (with proper identification of course). The court also orders that 5% be deducted and issued to the Admin General as Tax. Ask a lawyer if that is applicable in your state or can be manipulated to apply. I just found out too.

Note that at the time Adebisi Idikan lived Efon Alaaye was neither in Ekiti nor Ondo state.
