Before we cast any floor, I always carry out a proper check on all pipes laid on the ground and communicate with the plumber and electrician to ensure everything is correctly installed and positioned for future maintenance.

My advice to clients is simple: any pipes running underground should, where possible, be positioned close to the fence wall. Or the building wall This makes future maintenance easier and helps prevent unnecessary breaking of the entire floor.

When pipes are properly positioned, you can easily locate the affected area and fix the problem without damaging a large portion of the floor.

That’s why we take our time to inspect and plan properly before casting on every project, just like the project shown in the picture below.

If the project is properly coordinated there will be no issues. All cables must pass through pipes or trench in case of future replacement. And plumbing pipes must be properly paid and slope. Provision should be made for accessing soil pipes in case of blockage.

You can use both floating switch and floating valve. you connect the floating valve to the main tank receiving the water from the borehole, connect the floating switch to the second tank.

It will work if the two tanks are connected together and are not far from each other. But not sure the tanks are connected together based on the tone of the message.

Using floating switch could have solve the problem for you but my concern now is that having two tanks in different locations. How do you want control the water using floating switch. The floating switch will only control one tank.

Earthing can last for so many years if properly done. Earthing doesn't expire you can only improve on it if you notice there is an issue. Having an electrical shock in your apartment might not be an issue of earthing. One of your equipment might be faulty thereby causing this issue. Your electrician can do a proper check on the earthing. If the value is within 0- 5-ohms you are covered. He can also heck the items beow by switching them off one after the other.

Good evening All, pls which one should come first between screeding and fixing tiles...Also, I am yet to do wiring even though have done the first stage (piping). I specifically delayed the wiring because the estate is synonymous to cable theft...POP has been done. Can I do my tiles before the wiring or I don't have an option.....is it possible to leave wiring till the last...I mean delaying it till am ready to move in... I'll appreciate your response.

Since you've done your POP there is no need of pulling the cables/wiring before tiling, you can go ahead with the tiling work. BUT make sure your electrician tidy up all the floor pipes before the commencement of the floor tiles. If possible let him pull draw ropes in some pipes that are long to avoid breaking of tiles in future.

Also let the electrician fish all the pipes to be sure they are not blocked. Let him be on ground to monitor all pipes during tiling too.

Sure….and as I have often heard, if value engineering saves you more than 30% cost, it’s mostly a case of faulty design. I’ll rather specifications, as large quantity can save a lot. Even procurement methods as well.

When it comes to big project of Multi-storey building, client might decide to supply some final fittings like light fittings, switches, socket, sanitary fittings and HVAC equipment. But the first fix and second fix materials will be procured by the MEP contractors.

People just avoid because it’s more expensive to put together and if you’re a not building a commercial development, it’s not so advisable.

As a QS, when we have meetings for value engineering, thats sometimes the first thing to go…since cheaper cost can give close to same outcome. Na to just get standing AC choke the building.

Yes you are right. Value engineering is to give alternative option that can work effectively but at reduced cost. But changing the specification too can also reduce cost i.e using TRAINS or YORK as a substitute for Daikin, Panasonic, LG, Mitsubishi product,. On electrical you can change all light fittings spec from THORN or PHILIPS to average range of fittings in the market. Plumbing from HENCO pipes to PPR, Lowara pumps to Grundfos.... The VRF and Ducted system /central AC is being used these days, most of the big hotels in Lagos, Abuja, PortHarcourt are using the VRF/Ducted system. The only people that install the conventional type (high wall unit) on highrise building are developers because of the cost. VRF / Ducted system is more expensive but at the long run it saves energy.

If you visit banana island in Lagos you will a lot of residential building with VRF system.

I hope it won't be a passage for heat during dry season. There is flexible duct connected to the one shown above. If you have the money you can install an AC and duct it to have a linear or square diffuser/grill like what you posted earlier.
Some client doesn't like having wall mounted AC in the house again. The era of wall bracket has gone, most fittings have to be in the ceiling.

In a standard project or construction site, we normally have ceiling coordinated drawings.
