Since I'm not a representative for them, I cant offer U a Protea Franchise!
But If U say U have space for 10rooms, it does seem a bit small for anything other than a Bed & Breakfast and we dont have those in Nigeria.
I f U're set on it being a Hotel, get an architect to look at the space for U.

The following Facts & Assumptions arise:-
1) @ 20x30ft, U have the equivalent of 6x9mts.
2) The 3 small sections btwn the existing Pillars MUST fit into 10ft or 3m Breadth. Except for storage space, this is quite small.
3)The Diagram suggests to me that Ur Total Partition lenght will be about 75ft or 22m, starting from the wall that carries ur entrance. This is a lot for Wood or even Aluminum
4) There's no mention of the height of your Office or Height that the Partition will reach. This is critical to arriving at a material cost.
5)Wood is not bad if U're willing to think a bit. I've achieved spectacular finishes by spraying Plywood with Vehicle finishes or stained lacquer.
6) Plasterboard is not a Bad option dependent on what Ur office space is for.
7) Aluminum/Glass is Hard on the eye. its got clean lines, but is not inspiring to look at. Wood is more interesting but requires some imagination. Plasterboard can be classy, but the framework in it must be perfect.

I Know a little bit about Hotels in Lagos.
I also know that Ikeja suffers from an acute shortage of City Class Non Fast food Restaurants.
Lets Face it. If U're doing Business in Ikeja & U need to do Lunch with a Powered Delegation, U either hit any of Sheraton/2Proteas or any of the Nightclub/Restaurants in GRA.

So, its a great joy to find that The Windsor Hotel on Ladipo Oluwole, Off Adeniyi Jones avenue is finally Open.
Its an 18 Bed hotel with suites/executive rooms/singles categorization. Swimming Pool-Open to Guests only- and a Kitchen with Portions to die for. Restaurant & Bar seats 30-40 comfortably.

For me, its a tight contest between the food & the Ambiance/rooms. I must mention the food because i regard it as inexpensive. If I ever have the urge to eat Lunch for 5k/Person,I'll call my doctor. I know when I'm sick.

It goes without saying that the food is cheap for the value in it.

Recently,I've had to eat out a lot as a consequence of my chosen vocation.
For some time I've eaten in Hotels in Apapa & Ikeja paying slightly under or over 2k for a meal. I fully regard the meals as value for the Money. eg The Ogbono is as it should be. Thick, loaded with vertebrate animals crossing several Species.

I've now had to eat the same meal at fast food Joints. A Big Disappointment. once its not rice, all sorts of problems arise.
If it was cheap, I would understand;but after selection of Meat & Mixing soups, I'm stuck with a bill in the region of 1.5K upwards.
I've got the same poor deal in several fast food joints.
My Question:
1) Is there something that says a Fast Food Joint cant do Soup & Stews like a medium sized hotel?
2) Why do we continue to order the same crap in Fast food Joints when its seemingly obvious that Hotels do them better?
3) Is there a fast food Joint out there that proves me wrong? Which one? Where?
