Properties / Casement Window Or Sliding Window? Choose Right by waltec(m): 1:27pm On Jan 19, 2021
It is important to understand the fact that both Sliding windows and Casement windows stand to present you with a series of unique benefits. These benefits however, usually depend on the type of setting in which the windows are set to be used. The interesting thing is, in some cases both type of windows can be used.

However, just like many other people settling for one particular type is always the best option which you should seriously consider.

In trying to choose the best window it is imperative that you look beyond the style/design and outward appearance of the type of window which you may be interested in. it is equally important to take into serious consideration factors such as the pricing, security features, ventilation and maintenance as discussed below:

1. Security Features

Most people are always wondering whether their windows are safe or not. Truth of the matter is, depending on the person who you turn to for answers you stand to get varying answers concerning which type of window is perceived to be safest. For instance, some people will always tell you that it is easy to operate the movable parts of a sliding window. As strange as it may sound, you can easily do this with the casement window as long as it is not latched. The fact is, neither of the windows is in any way superior to the other when it comes to security. Installing any type of window should not be a substitute for a buglar proof iron. You can also tell the Aluminium window fabricator to integrate the buglar proof irons in a pipe so it does not look obvious.

2. Ventilation

The ventilation provision of the window is yet another very important factor to take into consideration. When the prevailing weather around the house is nice, you should be able to open your window and feel free air freely flowing in. A casement window allows for the complete opening of the entire window. This is because the entire window frame is designed in a free to open to the surrounding air. A sliding window on the other hand features a design in which some part of the window space is permanently stationary. This simply means that you cannot open the window fully.

A double paneled Sliding window only allows about 40% opening relative to total window size while casement window allows up to 80% opening.

Taking into consideration all of the above, it is clearly evident that casement windows serve as a guarantee for better ventilation compared to sliding windows. In short, in case you are interested in a properly ventilated window, the casement windows stand to make a big difference.
If you are currently building in a developing area, you can go for Sliding window but if the area is already developed like many parts of Lagos, just go for casement window style.

3. Cost

Comparing the Sliding and Casement windows, the former is in most cases the cheaper of the two. However, in case you settle for the sliding window, insist on getting the best quality.
Casement windows on the other hand though slightly costly stand to give you a series of benefits which stand to make you feel even more comfortable.

4. Maintenance

Sliding windows have fewer parts than Casement windows, making them a low maintenance style compared to sliding windows. If your building is not a bungalow, cleaning the outside of upstairs windows can be a bit difficult. A way to remedy this is to select the type that can be removed inward completely for cleaning purposes. An easy fix is to purchase a long-handled glass cleaning tool for use outside.

Casement windows are easier to clean because in most cases, the window panels are partitioned evenly so both sides are quite accessible.

Conclusion

Sliding windows and casement windows are by far the most popular type of windows in most homes.
Just as it has been mentioned above, Casement windows tend to provide an advantage because no other window type offers as big an opening for ventilation. They also come in a variety of designs that can complement your home’s architectural style.

Sliding windows on the other hand are characteristic of a horizontal design with some parts of the window covered at any point in time hence, reducing the ventilation space.

Simply put, there are countless factors which dictate the kind of windows suitable for your home.

Properties / Home Safety Tips For The Rainy Season by waltec(m): 4:44pm On Jun 26, 2019
The rains are here again in Nigeria. Being a country located in West Africa along the Atlantic Ocean's Gulf of Guinea, there are two main weather seasons:The Wet and The Dry.

A home is one of the most important investments that you can ever make, therefore the need to protect them with special care during this period. How do you protect your property against the floods and any other danger that may cause you to lose this important investment you have made? What precautionary measures should you put in place to keep your house safe?

1. Repair Your Roof- The roof of your house is one of the most important parts you should check being the most anterior part of the house. It first receives any impact from above. If you see any crack or leak, ensure it is fixed and don't overlook the minor faults.

2. Check Your Electrical Fittings- Leaked/leaking roofs with bad electrical fittings leaves the house unguarded in terms of electric shocks and even fire outbreak. Whenever it is raining, make sure to unplug all high-voltage appliances because of lightning strike. When leaving your home, ensure your appliances are turned off because you can not predict the weather these days.

3. Fix Broken Ceiling & Windows- Ensure that your windows are not broken during this season. If there are any leaks/cracks, ensure you seal and replace them. If it seems out of your wheelhouse, seek the services of a professional. You can also apply a fresh coat of paint to prevent mould.

4. Clean the Gutters: The cause of floods in most neighbourhoods in Nigeria is chocked gutters and culverts. It is imperativethat you clean the gutters to allow the water run in your drainage system. Cleaning the drainage will also prevent pools of water which cause breeding of mosquitoes. If there are any outgrown bushes around your home, clear them to prevent reptiles from invading your property.

5. Furniture and Flooring: if your furniture or floor is made of wood, make sure they are protected, especially this period. Rainwater on the furniture is likely to cause mould. Move furniture away from the windows to prevent the rainwater from damaging them.

Properties / Five Documents Your Property Must Have To Avoid Demolition by waltec(m): 6:32am On Mar 18, 2019
Ownership of real property is to be supported by documentary evidence. There are five documents every property must have. If you do not have any of them, there is a need to discuss with a real estate consultant at your earliest convenience. They are:

1. Purchase receipt: A purchase receipt is a written acknowledgement of the recipient of payment for a property. It may be required as an evidence of ownership or acquisition of property in certain circumstances.

2. A registered Survey Plan: A survey plan is a diagram that describes the margin and precise dimension of a parcel of land. A surveyor is an expert who is concerned with the official assessment for evaluation and measurement of land. The survey is expected to be lodged (registered) at the Surveyor General’s office of the state in which the land is situated.

3. Deed of Assignment: A Deed of Assignment is a document that shows the new legal owner of the property; i.e. the property has been transferred from the buyer to the seller. It is a contract from the seller to assign the property to the buyer.

4. Certificate of Occupancy (C of O): The C of O is a justifiable consent from the government that the property is in your possession. It is issued by the land bureau of the state in which the property is situated.

5. Approved Building Plan: This is an endorsement to proceed with the construction or reconfiguration of a particular structure in a specific place, in accordance with the approved requirement. It is very essential that you ensure that the structure of the property corresponds with what is shown on the plans.

Properties / No Land Size Is Too Small by waltec(m): 8:40am On Mar 15, 2019
When it comes to building choice homes, many people are of the opinion that if they do not get a particular size of land, they cannot build a house.

In some cases, your budget may not be enough to get a Titled Land in that choice location but that should not stop you from getting yourself that dream home.

In the real sense, no land size is small depending on what you are trying to achieve.

For instance, many people dismiss the idea of buying a half plot of land because they feel it is too small to do anything serious with.

What can you build with a half plot of land?

Here are some ideas....

• 2 bedroom flat with parking space for up to 3 cars.

• 3 bedroom flat with parking space for up to 3 cars.

• 4 bedroom flat with parking space for up to 2 cars.

• 2 units of One Bedroom Flats and 1 Unit of a Room Self-contain with parking space for up to 3 cars.

• A bungalow comprising 2 units of 2 bedroom flats with parking space for up to 2 cars.

• 4 units of 1 bedroom flat

• 2 bedroom duplex with parking space for 3 cars.

• 3 bedroom duplex can fit into on a half plot with parking space for 3 cars.

• 4 bedroom duplex on a half plot with parking space for 3 cars.

• A storey building comprising 4 units of 2 bedroom flats can fit into a half plot of land with some parking space.

• 4 bedroom duplex with 2 units of mini-flats with some parking space.

Discuss your needs with a good architect and you will be amazed at what could be achieved with that piece of land.
