The architect who designed it had already made changes as I understand from my client, and his second modification didn't address my clients concerns. However, my own architect has studied the plans and made his own additions.

The changes my architect made surely had structural implications, and we had to discontinue a column position and add another to maintain the look we now have in mind. M & E are always being considered in every change we make. Thanks.
Here's the thing, you don't hand over another Architect's design to be modified by another Architect. That's simply fraud in the professional sense. You only do that when the original designer has signed off completely from the project. Trust me you and the client can be sued.

Hence you DEMAND the originator of the design make the modification and coordinate with other disciplines effecting all the changes in all their Models/Drawings.

If you're going to be a professional contractor, it's good you understand these things to avoid litigation in future.

Good morning Sir, please comment on the house design, what do you think should change because both me and the owner are not very satisfied with what the architect did here. My client has suggested adding another long window in the front right hand side, making it 2 windows, I agreed with the idea, we are going to reduce the width of the cantilevered balcony on the right, and maybe add to the other balcony at the front left.

I am also looking to change the look of this house to make it come alive more. Welcome Sir.
How about you contact the Architect who designed it to make changes?

What your changes have structural implications and it's also going to affect MEP?

To think that the two of you who are obviously bus conductors will be arguing about US standards is nauseating. Can't you both go and load your buses?
Lol, I'm sure it's through bus "Conducting" that I got to work for the 3rd Largest Indigenous Construction Company in Nigeria and currently Owner of the first Fully Integrated Construction/Project Delivery Firm in Nigeria.

I'll sure continue to conduct buses.. grin

The USA building structure standard is too low in my opinion, reason there is nothing left after fire, hurricane/storm, flood, etc.
That's not a thing about their standard but a choice of construction materials and methodology.

They build more of modular and movable structures unlike we down here that build "permanent" structures.

That's not to say they don't factor in Hurricane and flood into their design also not to say they don't have sub-standard structures built by shady contractors.

I stand by what I posted, have a nice day.
Bro, we ain't fighting. Was only pointing out a buzzword I often hear from local builders and contractors.

In the construction world there's nothing like USA Level.

EgunMogaji2:
Not true.

If you get a chance search for a builder here by the name of Skimanski. Man builds USA level houses,
I laugh when I hear people say USA Level. That's not a standard.

If you tell me he's building to certain International Building Specifications, then you quote the specification, the codes and the SOP (Standard Operations Procedures including safety et all) used to achieve that.

You cannot just quote "USA Level" that's vague.

The alternative solutions are out there. Our problem is we “How” them to death instead of “Wow-ing” them to life.
Exactly....

My company is investigating CLT as an alternative to Concrete and Steel here in Nigeria and it viability..

Would like to see what the future holds..

Is it just me or Construction Quality in Nigeria has not improved in the last 20 years.

No innovation, just same old style and material.

We've very mediocre designers and Architects, with Construction Professionals not pushing any boundary at all.

We cannot continue in this brick and mortar way of doing things and expect better results.

Politians use them mostly... They only need an engineer to just sign in his air conditioner hotel room. You go fear whenn you enter Naija them be serious Nija.
Bro I'm talking of people following best practice in the industry.

I don't know Kofi.

But we have a QS on this thread and people have been using his service.
If you are one, make yourself known, dont start yabbing us here because we are kobokobo builders.
Part of my job as a professional (Architect) is to educate clients and fellow industry professionals on industry best practices and not to "Yab" anyone. If you see it as such, then I'm sorry.

Except you want to remain a kobokobo contractor, you'll definitely want to upgrade your services and avoid being paid peanuts for your services.

Errrm. My point is that if you're building in Lekki you cant afford not to have a structural Engr on the team.
There's no where in the world, anyone will be erecting a structure without a structural engineer's input in the design process and also making sure his structural specifications are implemented accurately.

Funnily enough , my bricklayer has more than 30 years experience on the job but I've had to redefine some of his ways of doing things.

Also, building in Lekki area, you need more than an experienced bricklayer. You need someone to direct them , a structural Engr preferably.
Structural engineers are not Builders.

There are people who are certified BUILDERS who have undergone the training of understanding complex building construction methodologies and can read and translate specifications of most industry consultants.

The structural engineers job is to design the structural system of the building with all systems specified leaving no room for THINKING and assumption on-site. Their job is to supervise the BUILDER to make sure they're building according to their specification.
PropertiesRe: General Topic Thread-To Discuss Anything And Everything in Building Construction by Xtopher123(m):
You all asking for Price and Quantity of Materials in here, do you guys know there's something called a Quantity Surveyor?

Nigerians like shortcut and they usually get burnt for it.

In the Project design and Delivery phase there's something called a QS (Quantity Surveyor) who should produce an unpriced Bill of Quantities together with the Architect and the Client. That's what will be given to the contractor to Price and come up with a Cost of Construction either by bidding or by appointment.

Nigerians LEARN to use the right professionals and pay for their services. It'll save you a lot of headaches in the long run.
