recently got a land of 40 by 60 feet in Lagos, the land is expensive (you know Lagos land na) and I intend to recoup some of my money through rent

I'm considering the type of structure that can be erected and I need the input of professional here

I intend building a 2-story building with:

i) The ground floor of 2bedroom flat (and one self-contain - if possible) with front packing space (2-3 cars max)
ii) the First floor of 2 unit of 2 bedroom flat
iii) Second-floor one-unit of standard 3 bedroom with store, dining

is this possible with the land size?
please can you suggest any better combinations?

the lobby is too large and waste of space. no natural lighting and proper airflow will make it choke.

its is not compulsory to have visitors toilet outside. personally, he should use the toilet inside for the visitors and removed existing visitors toilet and wardrobe to make the living room bigger this will reduce the length of the lobby and for the kitchen, reduce the length of the store and shift the existing door there.
the access from living room to the lobby should be an archway instead of a door.
