Why don't u ask the owner of the house u snap? Cos no reason stated for asking, also it depends mainly on the area and timing of the building. Then finally the choice of finishes needed.

I m from Benin. I can give you a very sound advice. I just finished a house like this around Sapele road in Benin city, close to Winners Chapel. While people where doing Valentine, I moved into my house on Feb 14. My mum and siblings now live there. They shared the 2 flats amongst themselves.

Now let me advice. Handle the building by yourself from start to finish
Buy all the materials yourself
Order from sand and gravel yourself
Have a supervisor that you pay daily to be around. Someone with experience
Buy all the fittings, wire, toilets, etc yourself

If you follow the above, you will complete your house including fencing with less than N6m

I work in Lagos so I used an engineer because I was never around. I spent N9m for mine. The guy bleed me wicked

A breakdown on the various building stages and costing should be given.

the finishes inside I.e the interior will determine how much but with what I can see outside I will give 13-15million budget which may exceed or not upto

@ Op consult a professional either an Architect or a Quantity Surveyor.

A good Architect should be able to design your brief (desires) within your budget.

A good QS can give u an estimate what ever it is you have in mind.

Note... in both cases, it should be about you, what you want and what you can afford. Be wary of hasty figures flying around here.
