But whether it’s a move from a face me I slap you single room to a 2 bedroom apartment, or from your family house to a single room Self-Contain, the first and most important rule in getting a house is that your rent should not exceed 20% of your monthly income for a year. So if you earn N100,000 monthly, dedicate at most N20,000 monthly and your rent should be in the range of N240,000 per annum. This would ensure you can save and pay for other bills that will come your way.

Well, before you go spending some serious cash on a new apartment and all the gizmos and bills that come with it, here are some short tips you should consider.

1.,Make sure that the rental agency is genuine before paying huge sums of money for consultancy.

2.,You can shorten your search process by trying online property directories. But be careful and alert for scammers.

3. Don’t go and inspect a house looking like you had an all-nighter at a bar or club. Dress responsibly and be courteous.

4. When you check the apartment, watch out for signs of insects and rodents infestation, mildew and mould.

5.Check if all doors and windows latch and lock properly, and are in good condition.

6. Check if the water supply is okay. Watch out for the water pressure.

7. Check if the apartment is properly ventilated.

8.Make sure electricity is available and all previous bills have been paid in full.

9.If it’s a ‘serviced’ apartment, ask if service charge is included in the rent. If not, find out the monthly cost and mode of payment.

10. Is the area secure? What is the security history of the place?

11. Check out who your potential neighbours are. Are they students, family or working class.

12. Is there parking space within the compound? Or do you have to park your vehicle outside?

13. Can you repaint? Or run modifications?

14. Can you bring a generating set to the premises?

15. How long does your rent cover for? 6months? 1year? 2years?

16. Find out the rules and regulations governing behaviours in the neighbourhood. You do not want to be surprised when Bingo your dog is rejected by the no-pets policy.
