my people....If u get a geotech investigation report stating that d soil bearing capacity of d soil is very low (up to a depth of 10m), wat would u use for founding ur structure ? Any and every contribution is welcomed.

10M is about 33ft.

Do a Pile Foundation. That is your best choice and it will give you rest of mind.

30ft is a bit deep (in terms of cost), to excavate otherwise, removing the weak top soils and replacing them with a good, well compressed soil would have done the trick

On the other hand, a Spread Foundation (if you can spread it enough, use strong enough Concrete and if the weight of building wont be too much, can also be used. The idea is to spread the weight of the building, over a large-enough surface, so as to distribute the downward-acting force on the weak soil. Pressure = Force (Weight)/ Unit Area

But mind who you give the Pilling to, there are loads of "amateurs" claiming to be doing Piles, here on Nairaland.
What we see them do is so funny but because it is "inside the ground", the owner does not have means of checking the integrity of such Piles.
What they do is usually non-uniform and not contiguous such that there are cracks/breaks along the Pile lines.
Piles are supposed to be continuous, solid Columns (like a steel Pole) stuck into the ground, on which the building sits.

There are lots of failed Piles leading to bending and cracked buildings all over the place.
By the time owner realizes what is wrong, its usually afew years down the line and too late.

Our Building Contractors here dont have "Builders Insurance" and you cant easily seek redress against them o!

Folks I need your help in getting current prices of the materials listed below. I want to make some furniture and I am paying the artisan Labour only which has been negotiated. He gave me the list of materials below with prices (mushin prices). Note that I am not on ground so I asked one of my friends to follow this artisan to market to price the materials.

Now this is me doing my due diligence by verifying the prices given to me before going ahead. I will appreciate your help folks. Another alternative is to wait till I am on ground which is in a couple of months and price these materials myself but then the work will be delayed.

My observations in this discussion is simple.
There must be a standard.
Irrespective of quality of job promised or done, there must be a standard. There must be a range of fees to be charged from the very cheap to the normal rates to the very expensive ones. Although there may be outliers, the price range can and should serve as a guide. Fees cannot and shouldn't just be left at the mercy of the worker. So what is the standard of plastering interior wall? Or exterior wall ground floor, exterior wall upper floors etc? There is and should be an amount per surface area that could be used as reference or pivot for negotiation instead of the arbitrariness I noticed here. Imagine how it feels if we say there is no reference cost for moulding of 9 inches blocks for instance.
Even workmanship fixing of tiles on the floor gets billed per square metre etc..
Now imagine, what we are indirectly implying from the present discussion is that we may not even hold government accountable if they claim they are trying to build a block of classrooms for example. How would we know they inflated the price if there is no reference range for plastering for instance? .
I am a novice in this business, Pls anyone with professional experience may guide us.

You are absolutely right. The issue of standard has been a bone of contention between my site engineer and I. His submission is that not all jobs can be subjected to standard rates. I totally disagree with that. For instance when I wanted to do the concrete work of my septic tank and soak away. I estimated the volume myself (from the form work completed by the carpenter). Based on the volume calculated I applied the standard rate for pouring cubic Meter of concrete to negotiate my payment with the mason.

My advise to whoever want to start a building project is that arm yourself with some.basic rates and how to apply them to the scope of work you are paying for. Basic rates for block moulding, iron bending work, tiling , concrete work, carpentry work, POP work.

If you are confused or ignorant of some pricing as I am right now with the current prices of furniture making materials, come here and ask. People will be more than willing to at least give you an idea of market rate for labour or prices of materials.

You will be saving yourself a lot of hard earned cash.

Even if the price charged is going to vary (to cater for 'my workmanship is from outer-space'), the variation should not be too much.

Your Scaffolding was done for #20,000, mine was done for #30,000 (l can understand the stress the guy went through though).
Total plastering (Labour) was #600K plus a #50K dash to show appreciation to the Bricklayer, so its still within the margin of error.

Now, this guy's own is running to over #1.2 Million..... for a building of about the same size (4 flats) shocked shocked

But l am sure that eventually, a time will come when we will have this "pricing index" (like the Tilers who generally have a fixed pricing index ( + or - say 5%) and not withstanding your claims of being the best Tiler in the worls, your price will stillfall within that range.
Bricklayers also have the same principle - a day's work ranges between #3,000 and #3,500, depending on location.

The only people that want us to believe this is impossible are the "Big Guns" Contractors.
To some of then, fairness to everyone involved is not acceptable .... they can fix any price that they like and the Client should either pay or f-off afteral, they cant get a better builder in Nigeria. undecided

I noticed lately that people are getting stingy with pictures on this forum. Why is this relevant to your question? Because just one picture will tell a thousand story and facts. So if somebody said they have plastered a four flat for 1.2m labour only, let them post the pix, even if na small peek as four flat different from four flat by design and then size.

But I will try to help so see pix below. Though the project is not a four flat but it's a four flat design for six flats. This is currently on going but I did the plastering BEFORE the dollar wahahala. I did everything (labour only) for just a bit above N500k. Now you've been quoted N1.2m for labour, so mind you, by the time you factor in materials, it will be close to N3m which is way too much. I have included my spreadsheet to give you an idea of the full cost which includes scaffolding. In the breakdown notice the price of cement and compare to today's price then you will know what you are up against. The project is in Warri, but please note that Warri is not cheap. The plastering was completed for ₦ 1,094,250.00, I have figures also for four flats in Lagos and Ibadan, none was plastered for more than N600k. So about N3m to plaster a four flat means you are not on top of your build. You certainly can do better.

I am planning on a project of fencing a plot of land at Anambra State. After which I will be putting In place an design for 2 bedroom and living room flat of four unit to one decking and roofing.
I have little ideals about building and construction.

At first I am planning on this August to start up with the fencing. So I made some estimates

A bag of cement is sold for 2700 in Awka.
A bag of cement will produce 30- 35 blocks.

Pls has anyone tried to get a building plan approval in Anambra state recently. I want to have an estimate of the cost to get an approval for a five bedroom bungalow

There is no hard and fast rule about it.
Sometimes, it is the family that cheats you.
Sometimes, it is the Contractor that cheats you
Sometimes, it is both of them that conspire together to cheat you.

Once you cant put your eyes and presence in your own job, expect to be cheated.

But who do you prefer, to cheat you? Contractor or Family or both?
