Hello there,
The entries you made are quite interesting and makes land acquisition in abuja quite easy. I'm inteested but want to know where your responsibility end---just cashing your draft and submitting the application form or is there anything else you can do?I presume both fees are non refundable. what is your success rate or on other words how many of your clients were successful in getting lands allocated to them?

Thanks for your inquiry, in as much as we agree with you that acquiring land in the F.C.T is not easy, but of course those today that have their offer letters and C of O did applied one day. We count on our goodwill with the staffs of A.G.I.S to make sure we follow our entire clients file to it logical end.

Although you have provided some useful information in this forum, you have not provided any response to a very crucial point.

How much did your client who was allocated a plot in FCT phase II or III or IV pay to the government?

Certainly, if you really have the experience of these allocation transactions, you should be able to share the information for the benefit of everyone here. You do not need to provide personal information of anyone.

Would you like it if your client eventually submit an application form successfully but unable to pay the government price of the land? That is not a good customer service.

If you really want to help people, you will not advertise your deal for a long time before people patronise your company.

Thanks for your interest. Acquiring land in Abuja directly through Govt. allocation is not exactly as it is in other states. Abuja is divided into phases 1,2,3 and 4. Direct Government allocation is more or less no longer available in phases 1 and 2, phase 3 and 4 is on going with good follow up.
Cost can only be known after receipt of offer letter, which comes with the amount to be paid to Govt coffers from the bills department of A.G.I.S this depends on the number of sqm and location.
LAND ACQUISITION is capital intensive however Government direct allocation is 100% cheaper and more secured as compared to buying from the secondary market.

ABUJA AT A GLANCE

Abuja the new capital of Nigeria came into existence by virtue of the Federal Capital Territory Act, of 1976. The Territory covers a total land area of approximately 8,000 square kilometers, while the City proper is to cover a total land area of 250 square kilometers. A Master Plan for the City and the Territory was designed by the International Planning Associates, (IPA) and accepted/approved by Government in 1979

Construction work started in the early 1980s, while the seat of the Federal Government finally shifted from Lagos to Abuja in 1991. Efficient control, administration and management of the entire FCT landmass became the key to successful implementation of the Abuja Master Plan and the orderly development of a “City-beautiful” envisaged by the Master Plan itself. This cannot be achieved successfully without a reliable and up to date cadastral and land records.

The Land Use Act of 1978 is the principal law guiding land acquisition, resettlement, and its allocation to all eligible Nigerians; Private, Government Organizations and None Governmental Organizations. It provides for the Government to hold land in trust for the use and common benefit of all Nigerians, for the realization of equity, fairness and justice in the control and management of land, resettlement and compensation purposes. This ideal cannot be achieved without adequate and efficient land administration tools. One of those tools of course is a reliable and up-to-date land records.

All the Land related departments of the Federal Capital Development Authority (FCDA) and the Federal Capital Territory Administration (FCTA) have been maintaining manual record keeping right from inception (about 29 years). This system is prone to a lot of problems such as, Multiple allocations of plots, Land Use Abuses, Encroachments, Inefficient system of Revenue Generation, Proliferation of Unplanned/Squatter Settlements, The use of obsolete Survey Equipment, Rampant subdivisions and redesign of plots and Extensions beyond the Federal Capital City Master Plan limits. This has been a serious limitation on good governance within the FCT.

It seems like we Nigerians do a lot of talking. The question is clear. If you are in the business ans expect to be paid for your servicee you shou;d have these common sense answers. Undoubtedly, you are able to quote your fees. Unfortunately you did everything to plead ignorant on the cost of any piece of land for that matter. No examples from the past simply could mean, there is no past at all. People, want to do business with the general public without appearing shady, then do your homework first before soliciting business. You show respect for your prospective clients, then you get quality people subscribing. So fast you did a very poor job with yiur answers. They were very lengthy and full of nothing. All your explanation in a paragraph could be summarized in one line if you had the answers. So far it does not seem that youcan deliver waht you claim to know how it works. If you do, then you are doing a below par job relating to your potential clients. Maybe this would help you and others who may get a chance to read this.
