I completed my building not so long ago (different state though) and I can tell you that most of the quotations above are reasonable. If he will be honest, I expect a very solid house with a modest finishing. It can still be built for less thougb, but never compromise the integrity of the building. One mistake I made was to give a nonprofessional with no experience handled my building. Hope you won't make that mistake. Good luck.

Would you like to share ur B.O.Q?

Mine is a 3 bedrooms with two living rooms. I spent about 8 million naira. The living rooms are tiled with granite tiles. Casement windows and naija made doors. Suspended ceiling. I ran out of cash so we packed in without doing the kitchen cabinet.... This may not be helpful to you. But my sincere advise is that whatever you do, engage a professional and don't let anybody handle your job without confirming his/her competence.

@op, if you want to build a standard 3 bedroom Any body can live in, 11m will do it for you and everything depends on your taste again the area or Location you you are building.but mean while you can come and live in my own finished house in lugbe so that you will stay there and supervise your house. I just concluded the roofing stage of the 4 bedroom bungalow in Lugbe. The site engineer has given me the bill below as the next phase. Please can you advise accordingly?

(1) electrical pipe work @ # 180,000
(2) plumbing internal pipe work @ # 110,000.
(3) protectors @ #250,000.
(4) window casement @ #450,000.
(5) ten (10) load of plastering sand @ #70,000.
(6) one (1) load of stonedust @ #50,000.
(7). One hundred and ten (110) bags of cement @ #1,650, = #181,500.
(cool labour # 350,000.
(9) all the chambers @ #100,000.
(10) external pipe to the sockerway and outside water pipe @ #68,000.

Grand total = 1,809,500.00
