I'm a landlord in onitsha, inland town precisely. I collect 4500 for 1 room Apartment. The 1 bedroom flat beside me collect 10,000. Not flat sha but na selfcontain 2 rooms, with toilet, kitchen inside.

Three bedroom flat 280-300k.

Go and get a flat at chizzon awada with steady industrial light. Along eziweka eziweka awada. Thanks

its funny, no one is talking about price as requested by the op, eemmm, in osha, there are few new opened areas that i will recommend for you, 33 and idemmiri, these are the two new modern areas, other places in osha are filled up and crowdy, with house agents and landlord, extorting money from people in the mist of recession...the normal prices of house in these two areas are, IN IDEMMIRI, 2BEDROOM FLAT IS 14-16K A MONTH, then 3BEDROOM FLAT IS 18-20K, in 33 as well, its still the same but 3BEDROOM FLAT IN 33 IS FROM 20K...remember lawyers agreement of 50k and some agent money of like 40k included....hope this is helpful

Onitsha is cheap. Try 33 or GRA. Those places have new houses.
There's Awada too, but it's too populated because of the thousands of 4 to 5 storey buildings there.
There's also new houses in Oba cos people are moving there now. There's no particular place in Onitsha and environs with special amenities except GRA. The only thing GRA gets ahead of others is light. Other things like closeness to the markets, good roads, etc are not evenly distributed.
The rent in these places are Btw 15-25k per month for a flat

Onitsha is the cheapest town you can live in Nigeria. I know standard 2 bedroom flats paying as low as 120,000 per year in Onitsha. The modern ones are around 180-200,000.

Even some 3 bedroom flats in Onitsha that are old houses pay as low as 120,000 per year in Onitsha.

standard houses is available at 33, Fed housing GRA, this is asides the urban areas like Omagba,Obosi,Nkpor, Awada,. you can get a 3 bedroom flat for about 150k to 350k depending on your budget.

For steady Light go for awada area, for cool and clean environment go to GRA ... awada is populated but has a steady Light and the houses are affordable and water is available... Especially the chizon area
