While many startup mistakes can be rectified easily, a poor choice of business location is almost impossible to correct. Your choice of office space can define your business because it not only has a huge impact on employee productivity but also on brand perception. You therefore need to have a clear picture of your requirement for the business location before you start shopping for one. You need to be sure about what you must have, what you would like to have and what you cannot tolerate based on your budget.

Here are five points to consider when choosing an office space for your business:

1. Demographics: Who are your customers or clients and how important is their proximity to your business location? Should you be a retailer or service provider, this is very critical to the success of your business. For other types of businesses, this is a detail that can be overlooked.
Wisely choose communities that will provide a healthy environment for your business. Ensure the population of the community matches the customer profile to support your business.

An office space in a prime location like Victoria Island, will definitely speak volumes about your business and would encourage your clients to visit you.

What about your employees? What skills do you require and are people with those talents available? Does your business location have the capacity to serve their needs? Is there accommodation with affordable price range? Will your employees find appropriate recreational opportunities that will increase their productivity?

2. Ambiance, Accessibility and Parking Facility: Pay attention to the ambiance and how accessible your office space is to everyone using it – clients, employees and vendors. Are there lifts and well-positioned stairwells. How spacious is the office space? How about the surrounding buildings? What will your clients and employees see when they look outside the windows?

A beautiful office space without a car park is of no use especially when you plan on welcoming a lot of clients daily. It will be embarrassing for clients to park by the roadside when coming to your office.

3. Proximity to Other Businesses and Services: Take a look at other businesses and services within the vicinity. How far is your office space from your target market? Proximity impacts the amount of time you spend on the road when going to see your clients and the amount of time they spend on the road when visiting you.
Ensure that you choose a prime location that is surrounded by your target market.

4. Infrastructure and Utilities: Ensure the building has the necessary infrastructure to support your business needs. Make sure the office space has the adequate facilities to meet your present and future needs.

How about utilities such as electricity, air conditioning, internet service etc? Are key services such as janitorial, reception, and administrative being catered for? Do your employees have access to a well-equipped break room where they can have meals? Are all these provided or do you need to make provision for same yourself?

5. Image and History of the Business Location: What does your business address say about your company? Consider the location of the office space, how developed is the area? What is that particular location known for? Do businesses thrive in that community or not? How does the vicinity sell your business? These are some of the pertinent questions you ought to ask when choosing a business location.
