We are all familiar with what telecommunication mast base station look like due to the fact that at least one might be in our area however we do not know much about how the land is chosen, how payment are made and terms of agreement all of which I am going to be revealing in this post. The site location is usually highlighted with the aid of GPS which work in connection with the satellite for communication transmission in space,it is important to know that most of the site where all the mast are going to be erected have been identified already but the telecommunication companies are waiting for development to get to the area before they go and erect the mast physically. According to the license given, it seems telcos are permitted to rent the land, because I have not come across outright purchased property furthermore, they pay in 5years interval though some do 10years(MTN) with initial agreement of 15years(a document where they state how the rent will increase i mean %increase) after which d landlord sit with the telcos agent to draft another agreement. Nowadays if you look at a telecommunications mast keenly you will notice the attachment on it has increase unlike before that brings us to the fact that more network company are coming together such that they save cost of erecting individual mast. the interesting part is that landlords are paid for each network that attach but if the landlord is unaware which is often the case; he would not receive any money It is expected to know that a landlord who do not want to give out his land can make the telcos go to nearby land, while property with no title(Cetificate of Ownership or approved survey) will not be acknowledged. Dimension of d land the telecommunications company rent is mostly 12mX12m http://adefact..com.ng/?m=1 |

BanjiHols:u will need a telecommunication lawyer who has handled cases like this to act as mediator for you. P.S the service of a lawyer is cheap |

Hello. Thanks for this piece. I’m in osogbo and one man came to our land claiming to come from ATC. He said ATC is the company that builds mast for Airtel Nigeria My question is how much can someone charge for the lease of the land? I heard 2m per annum is applicable here in osogbo but they are offering way too low. How do we make them pay 2m or 1.5m? Plus are we supposed to be negotiating over the phone, because that’s what we’ve been doing? And is it true that ATC exists. Please if I need answers and ideas Thank you |
