for A storey building there's what's is called live load and dead load value use In design.. we have the point load udl etc..

so for a normal house building design is different from a office or factory.. so Ayefele will have lot of points load due to machine and equipment and more life load is not given to the structure.. which in the long run might cause d building to collapse causing more effect [/color]

Dr. Yinka Ayefele, the Chairman/CEO of Yinka Ayefele Ltd, owners of Fresh FM 105.9, has reacted to a statement by Oyo State Government which said that the Music House, Challenge, Ibadan, where the radio station is located, was served a demolition notice because it contravenes state planning laws.


According to Ayefele, the building did not contravene any building law because it has the necessary approvals from relevant government agencies. The government’s statement, issued by the Commissioner for Information, Toye Arulogun, said that the submitted building approval for Music House was actually meant for an office complex and not a radio station, and so contravened the Oyo State Physical Planning and Development Control laws, sections 30, 31 and 32 of the Oyo State Physical Planning and Urban Development Law of 2012. According to Arulogun, the submitted approval from Music House deviated from the approved plan which in effect makes the approval null and void because deceitful information was given to the approving authority and also deviation from the approval granted both in construction and use.

The commissioner also stated that the government received petitions subsequent upon three fatal accidents that occurred around Music House in the last nine months, as the petitioners urged the government to look at the physical structure of the organization in relation to the dual carriage way which lends itself easily to accidents. But in a swift reaction on Wednesday night, Ayefele said blaming accidents on that road on Music House was mischievous. Below is the press statement by Ayefele, published exactly as issued: Our attention has been drawn to a purported press release signed by Mr. Toye Arulogun, Commissioner for Information and Culture, Oyo State where he said that the Music House Complex Contravenes Planning laws and is responsible for three fatal accidents that occurred on the road in the last nine months on which the government have received petitions.

We want to make it clear that Music House followed due process in the construction of the building and got relevant approvals from state departments and agencies associated with lands and buildings.

Saying that Music House Complex is responsible for three accidents that occurred on the road in the last nine months is just an attempt by the Commissioner to run away fromn his shadow. How can a reasonable person say that? It is not news that the Governor of the state himself said some politicians came to him to demolish the Music House Complex because Ayefele is not in their camp and he also sang against them.

We have the Governor on tape, so the Commissioner should look for another excuse. We know it is the Commissioner that is misinforming the Governor who we hold in a very high esteem. The Commissioner has tried in the past to influence a change in our programmes saying some of our analysts should be replaced. We want the general public to know that Music House has not in any way contravened any building plan law as the Commissioner has mischievously said.

Music House has been in existence for almost 10 years and we have all necessary documents backing the building from relevant government agencies. Some questions we need to ask the Commissioner are:

1. Why is the government collecting tenement rate from us when they know we contravened building plan law?

2. Why did the government approve the building plan when they know it will contravene the state housing law?

3. The Commissioner should tell us why the state is just realising that the Music House building is the cause of accident along this road. Perhaps it is also responsible for accidents on Ring road and other parts of the state.

4. If we actually contravened the building law, why did the Commissioner always send us press release for use on behalf of the government.

5. The Commissioner has featured on different programmes on our station and has commended us for our professionalism same with the Governor who heaped praises on us when he visited the station on October 6, 2016.

The Commissioner should look for another excuse and stop chasing shadows.

Whoever is advising Yinka Ayefele and the management of his Fresh FM will push him into a ditch and wave at him.
You can't be wrong and be trying to whip up sentiments especially against any government. The Music House (since it's inception as an event center) had been in a contentious situation of demolition even during Gov. Akala days.

Even a layman on estate issues will know that the building is a faux pas on that express.
Not to talk of his station being truly politically biased.

I love the station and listen to most of their programs, even though a lot of their presenters (especially Tope Edwards) are fantastically biased and unethical with the way he argues with callers that he feels is sympathetic to APC, but I wish the demolition matter is resolved without it taking place.

Yinka should try to find a balanced and reasonable ground with the government and not think public sentiments can save him, especially when the violation is glaring.

Bros law does not recognise ignorance. Secondly, after God, you have to fear the government. Collection of tenement rate is by the Local Government and not the agency or state parastatal that controls land matters.

There are various approvals by which are by the true state of law, by small boys which can backfire prematurely, and by the big boys which can catch fire in the nearest future. So do your due diligence to make sure it is by law. Once you are caught in the web, your tears will hardly save you.

The same perception is applicable to the rest of the points.

Well, I commiserate with them but they will need to buckle up.

Seriously, years back when I was doing a school project at Soka (after Macmillan), I do pass this building daily on my way to challenge to eat Amala around the roundabout. Omo that Amala make sense sha. I knew as an Engineer and a planning expert, that its a matter of time before Ayefele's building give way Very bad location. Sorry Egbon Ayefele, compensation will follow, just do the needful and backed with affidavit.

I could remember there was some pieces of news like this one with the same man in 2015. the govt. of the land should stop discouraging Nigerian that believes in positive change of the nation. however, the job you could not create for the citizens. stop embarrassing and frustrating others helping their fellow citizens and contributing to the growth of their nation by paying all sort tax. This man worked hard for this. That's why proper investigation is needed on matters like this. This looks a little personal. Except of course it might not be only Ayefele's structure that's going down. Whichever way, the judiciary is always available to take up matters that needs justice.

Is that the reason for changing the approved use for the building? Planning approvals know no sentiments He should wake up and smell the coffee! A visit to less endowed subregional AFRICAN countries capital cities should be enough to illustrate why live in cities crowded, crammed and subhuman!!!

...except the government of the day just want to over look things ..the truth is that the building is not well situated..it's built beyond building line on that axis..pple can attest to it that cars parked on one part of the express road whenever there s an event there..I will only advise govt to give him more time to relocate...anybody that is doubt should visit that place and see..I knew this fact when the building is under construction..somebody said the building cost 800million..well I don't know what to call the person that will spend that kind of money on a building constructed almost on the middle of the road..when there is abundant land everywhere..I think Akala govt should also be faulted for the construction of that building in that location..

The reason for this issue of demolition, I suppose, has to do with the accident that happened to one of the members of staff of Fresh FM last December i.e. Olufemi Oluwajobi. The guy was taken to the state government hospital, Adeoyo but the medical personnel did not attend to the guy. Eventually, the guy died and it pained Fresh FM so much to the extent that the presenters of the radio station started castigating and blaming Oyo State Government for neglecting Adeoyo hospital which has become a trap of death instead of a place for rescuing lives. They said so openly for several days on the radio but this did not go down well on the Oyo State Government especially the commissioner of health - Azeez Adeduntan.
To them, the owner of the radio station, Yinka Ayefele, is anti APC. Hence, the reason for the decision to demolish the building.
What kind of politics are we practicing in this country? Surely, it is the politics of bitterness embarassed

Did you just use 'Tope Edward' and 'unethical' and 'biased' in the same statement? I guess you aren't talking about the Tope Edward that presents 'Freshly Pressed', coz the guy is ethics and neutrality personified! Maybe you wanted to say his guest analysts, and mind you the opinions of his guest analysts aren't necessarily his own political opinions. He's arguably the best newspapers reviews presenter in IB.
Tope has NEVER argued with any caller on his programme. Go figure, bro.
