Ok, I want to share with you guys the progress of my building. First and foremost I'm in the category of low income earners. I earn a little above 100k and for the progress so far, it all boils down to planning and focus. I bought the land from Adron home for N1,275,000 and paid additional fees of N950,000. So far so good these payment took me like two and half years

After being allocated the land I started buy materials gradually. So I will list them as much as I can remember
- 1000 9 inches block @155 - 155,000
- 30 tons of granite - 145,000
- 20 tons of sharp sand - 55,000
- Setting out, digging of foundation, laying of block to DPC level - 130,000 (Depending on your negotiating power) please engage the service of a competent engineer and do direct labour

I dug the soakaway 45,000 and poured the literate into the foundation and also paid labor 20k, engineer chopped me here and gave the guy only 5k (Epic)

Nice, God would see you through. Please, can you specify the state or city that the project is located? I'm planning a similar project in Niger state. Can you post the floor plan?

Ok, I paid someone 20k to evacuate all the dugged sand from the soakaway into the building and also paid about 58,000 to put pillers. These 58k covers 11 piller plus the front 3 pillers, the irons, cement, water, labour and also the carpentry work

But, u didn't include bags of cement bought for the project so far. We would also relish the pleasure of seeing the floorplan. Well done.

I forgot to mention bags of cement used
So far I've used 47 bags of cement
Dangote which then was 2,550 per bag. It has gone up to 2,650 per bag now

Another thing I want prospective builders to note is that, engineers makes things very difficult for builders because they know you wont be on ground to monitor their work. My little advice is if you can get someone trustworthy to be on site to monitor the work and pay like 3k, it will be very worth it... But those crazy engineers can even buy them over sef... Lol

Right now, I'm at the site about to cast the German floor so far 40 bags of cement has being budgeted,

And we killed a snake today... It fell inside one of the soakaway... I tell you that creature is beautiful at the same time fearful

Beauty plus fear... What do you call that

Brief analysis of money spent today,

I already bought 30 tons of granite (145,000) which was used for the blinding and casting of the pillars. The 20 tons of sand is remaining small so I added another 20 tons of sharp sand (55,000). carpentry is 12,000, renting of Gen plus pipe 5,000 German floor casting 60,000. 40 bags of dangote cement 104,000

Total cost 55,000 + 5,000 + 12,000 + 60,000 + 104,000

Total = 236,000

Believe me some engineers are devil expecially these my engineers ... Because I decided to be on site the increase the cement mixture ratio just for the sake of wickedness. After these German floor is done I'm changing him ASAP

Before u change him, ensure he didn't make changes to the floor plan, if he did, tell him to effect it on the plan, so another engineer can continue from the German floor

Even at 42 bags of cement the job was not done though remaining small

From my calculation, if the engineer had used half bag of cement for the mixture, it would have being more than enough but my presence made him to waste cement.

He used half and quarter, that is almost one bag for the mixture, I called my friend who is a builder and he told me the engineer is wasting cement because of my presence. It was later corrected after he has already used 32 bags of cement, if not I would have being using about 70 bags of cement to caste a German floor because the idiot was already requesting for additional 20 bags

From my little experience... You can't escape the fiery hands of an engineer. I think it's better you cooperate with them and give them what they want

Not true, You need to know what you want, ie your mix ratio and stick to it, agree on a price with them and stick to that too. Be on the ground as well very important.

Nice one boss, I bought mine from Adron as well (West Park Garden, Ibadan) and by God's grace next month I would be allocated and I want to start my project immediately. Please keep updating about everything most especially the cost and I wouldn't mind if you can also connect me to a good engineer if you can find one.
