I am certain so many of you want to know the cost of carrying out your building project. This information is really hard to come by for the obvious reasons stated below:

- Technicality involved in the subject matter.
- Certain procedures being by-passed.
- Selfish interests of contractors.

These reasons affect the cost of your project to a reasonable extent. However, it is not as major as the already popular factors such as:

- Location of the property.
- Cost of building materials.
- Quality of building materials.
- Charges of professionals as it varies.

Some people think it is cheaper to cut corners when commencing your building project but in reality, that is a great risk you do not want to take. Always engage a professional in all areas of your building project. If you engage a professional, you are 95% of the time certain to get the actual cost of carrying out your project. To cut to the chase, the cost of a standard 4 bedroom duplex is broken down into the phases below.

For the cost of constructing a 4 bedroom duplex, the costs are listed below and in sections. They do not include costs for interior and exterior finishes but cover some fittings such as lighting, tiles, etc (as listed).

Estimated cost of laying foundation blocks = NGN 200,680.
Estimated cost of filling foundation = NGN 64,000
Estimated cost of flooring = NGN 98,000
Estimated cost of constructing both the septic tank, soak-away and well = NGN 242,200.

Total Estimated Cost for this stage = NGN 865,280 (excluding the cost of well rings).


Cost of Construction From Damp Proof Course (D.P.C) To Lintel Level

Estimated cost of block work = NGN 553,000. (This includes the two coaches of blocks after lintel)
Estimated cost of the lintel level = NGN 170,300

Estimated Total Cost for this stage = NGN 723,300.
