I know the area where the house collapse and it collaspe due to heavy flooding during rainy season.
Govt already evacuated the occupants a long time ago. so nobody was leaving there, that is why no casualty was recorded.

This block of flats near sunday market is where the flat am selling is and does not get flooded.
And the company that painted the estate are just advertising, good strategy i would say and also giving the estate a good look.

I grew up in the estate opposite sunday market, so i know what am talking about.

in Festac this is close to what 2 bd rm flat is going for. if you calculate that rent will be average of N150k (Net less maintenance) Thus it will take 20 years to recoup your investment.

You can see my point. By then the structure will be 54 years old. Government may decide to evacuate occupants to God knows where for safety purpose just as you said above. Climate change is causing unprecedented flooding and you cannot predict where it will affect next.

And in the next 5 years am very sure rent will go higher
