Jarus: Building A House - My Experience

I have decided to open this thread to share my experience on my current project in Kwara, perhaps all of us, both home owners and prospective landlords, can learn one or two things and exchange ideas.

Project: A 3-bedroom flat, plus 2 room+parlour BQs. Later, by God's grace, to build mosque in the compound and shops adjoining the fence.
Location & Purpose: Kwara state; to serve as my countryhome, and follow family tradition of building first house in our village.
Size: 2 1/4 plots.
Initial plan: To do a modest 3 bedroom flat with no more than 2.5 -3m! But I find myself, most times on advice of parent and supervisor(an architect), tinkering with the initial plan many times, including BQs, reshaping  the plan and costs flying up!

In subsequent posts, I will share pictures of the different stages, costs and share key lessons I realized.

What does lintel mean? I use to hear that alot while growing up. "Mo ti ko de lintel".

At that stage of completion, I think the property is habitable.

For a young man in his early 30s to build that type of structure with his legal income, I think he should be commended.

Spyder, you had a thread, if i recall about the house you started building about three years ago (same time as me) someweher in enugu state. I was always following that thread (without making a single contribution though). I must confess i picked prices from that your tread when i was negotiating or buying items. To the glory of God i managed (after three years) to complete that duplex. I now want to commence the building of hostels (challets) for students very close to that same house.

How did your house fair, i am certain you have finished it by now.

Congratulations on your house!

It is amazing how different the building experience is in the US compared to Nigeria. Over here, if you’re using established builders, they have the cost down almost to the kobo for every addition or upgrade to the house. However, they do nickel and dime you to death because they charge for every single upgrade, e.g., an additional socket or light switch in your bedroom will cost about $200-$250 for one.

But I still wish there are builders like that in Nigeria so that one can know beforehand exactly how much a particular building will cost.

For example, here's a website that will estimate the cost of a house depending on your specification for different cities in the US. http://www.costtobuild.net/index.html

I bet someone can charge a pretty penny if the same is available for Nigeria. (Hint to the entrepreneurs)
