Hi everyone, please for a first time traveler, going to Calgary, I have the following questions:
1. Would you recommend using Lagos or Abuja airport. (too many funny stories concerning lagos with immigration)
2. airline recommendation especially regarding relaxed covid protocols and luggage limit
3. cost (very crucial)
Just as @Ednut1 as said, no need for mental gymnastics. the only thing you should be worried about is flight time. And if your pocket is itchy you may want to peruse business class...

You can't renew your passport if it has more than 6 months validity on it. You should be issued a visa for the duration of your course and you renew your passport at the appropriate time. If it gives you peace of mind, print out the passport renewal guidelines from NIS and tender at point of entry when you get into the country, I guess the actual student visa is issued at the point of entry (the stamp you get in your passport before you arrive is a single entry visa to enable you get into the country).

The stamp on the passport just shows the date of entry.

They will be issued a study permit , a separate document with a valid period.

The Op can renew their passport and apply for an ‘updated’ Study permit.

life no get manual. Regardless of what a person does, some will get jobs before landing, some will get a few weeks after landing, some will go back to school to upgrade, some would get their dream job 6month or 1 year in. That is life. Some occupations have it easy then the others (e.g an auditor or banker from Nigeria will easily get a job than some other occupations requiring licensing ) If the job no show fast manage customer service or other non manual labour survival jobs. Go on LinkedIn too check where Nigerians in your field mostly work. Connect with them or others there for referral.

Housing markets in California and New York is as crazy as Ontario and British Columbia so it depends on where you are looking at in the States or Canada. Alberta, Manitoba and Atlantic Canada is not as crazy as Ontario and BC. But I get your point, the nonsense happening in the housing market in those areas is unsustainable.

I entered the market at the earlier stage of the market distortion. You can't believe that I'm already making a $200k cad profit in just 2 years, this is crazy. I have thought about taking my profit to go and buy a reasonable house in Alberta since I'm working from home but my love for Ontario is pulling me back grin

But I think people should exercise patience, a market correction is coming soon. The indices that drove the market into an unprecedented distortion won't last forever.
During the pandemic when life was almost shut down, savings increased as people spending dropped. All of a sudden, people had extra cash and with rock bottom interest rates, cost of mortgages became very low and affordable. People were now comfortable engaging in bidding wars as an extra 200k added little monthly payments to their mortgages. For the first time, the share of variable rates exceeded that of fixed rates as people tried to capitalize on the record low interest rate. I got variable of 1.2% and I banked that rates will remain low for at least 4 years. This created FOMO (Fear of missing out) as demand over stripped supply by far, adding maximum pressure to the market. Then you have the Chinese in particular who are flocking to Canada in record numbers adding more pressure to the market. I lost my first bidding war to a Chinese in the earlier stages who put 250k above asking while I put 50k above asking. Those Chinese are rich oooo.
But the good thing for buyers is that the market correction will happen soon. All those people who entered the market as a result of FOMO will start exiting the market as interest rate rise very fast. We are expecting a 3 time rate rise this year alone. Many people didn't expect rate rises to happen soon plus an increase in inflation as they took more than they can handle. They are now going to start seeing the effect of those 800k houses on their mortgages and either they start defaulting or they sell it fast. So more houses will come into the market increasing supply and with reduced demand, we will start having a balanced market and houses will now have their true values instead of these inflated values we have now.

We can look at this issue in many ways

- on one hand the government is not opposed to the price growth we’ve seen, they all own real estate and don’t mind enjoying the tax free gains everyone else is enjoying . The restrictive building policies will tell you this , they are also planning on new policies like raising cap on CMHC limit to 1.25M which means people can buy more expensive housing without a large down payment
Also, this could be a strategy to better spread out the population . Not everyone can live in GTA, Ontario and Vancouver BC same way not everyone can live in London or Tokyo or Paris or Sydney . There are still plenty of places across the country where you get a good home for 500K and if people move to those more rural places you’ll see development there

- even if prices dip there are plenty of foreign investors willing to buy . Add to this the 400K yearly immigrants landing over next few years. And let’s not even add the record number of international students who are arriving and will likely convert to PR too and want a house . So long as demand stays strong what we will likely see is slower growth but I’m not expecting to see any sustained decline

Is there a chance the embassy attends to people who didn't book on that specific day? I'm thinkin of just going to Ottawa and seeing if they'll attend to me this April. However, my appointment is for May. Don't know much about how things work there. Is this possible?

IQAS takes a while and do the above if you can't endure the delay.

Just seeing your response, you mean WES now evaluates law school to say degree is equivalent to masters degree? That is absolutely new and quite frankly interesting, if true. When I did this process in 2018/2019, law school was not relevant because it is a professional program. It was repeatedly disregarded by WES and IQAS. It is like trying to make the Alberta bar qualification program equivalent to the New York bar for the purpose of qualifying to practice in New York. Do you actually have experience of this happening now?

A group representing 150 of Canada's fastest growing and most promising technology companies wants the federal government to pilot a new visa stream allowing high-skilled tech workers to enter the country without a job offer.
"There's over 200,000 positions in the tech space that are not being filled in Canada," said Benjamin Bergen, the council's president.
On Tuesday, Facebook owner Meta announced it would hire 2,500 over the next five years with many working remotely.
