This is a small estate. I propose everyone be allowed to build whatever they want ( bungalow, duplex, block of flats). I see no reason to allocate structure types. HOWEVER, the maximum structure anyone can put up should be pegged to a storey building.

This is exactly what I was and am still SUGGESTING

1: no limit to no. of flats rather we have a CAP on maximum height of a structure

2: that estate members can and will always have free exit and entrance any time meaning that gate opening and closing time should be restricted to visitors

3: cars parked for more than 24hrs should be towed and fined unless with the permission of the estate manager

4: the setback and front expected space should be for ENUGU building regulators

5: each plot owner or its representative will at all times be part of (once)annual meeting that will put all these laws UNDER REVIEW

Interesting ideas for this estate . i agree with most of the rules for estate but will like to point out some areas of different opinion:
- Limit of Flat /plot and height of building is a great idea. This uniform height helps the aesthetics of any estate.
- parking inside compd is the expectation but Parking in street for Less than 24hrs should be granted to tenants/plot owners.
For those who may have visitors, I will suggest allow 72hrs parking permit ( wknd visit) obtained from security upon entry to estate. For street parking beyond 72 hrs should attract a high fine/towing.
- Each tenant or residents of estate will be contacted before their visitor is allowed to enter estate . The visitor is given a token that will be returned upon exit otherwise the vehicle should be deemed trespassing and handed to police. tenats vehicles to have Id stickers
- Present layout of estae was sold based on grouping of building types. This should not be changed as most of us bought based on this grouping : Duplex Vs Bungalow Vs Multiple flat
- Rule 3 should be according to ECDTA rules . ( setbacks for building etc )
- " Bushy" plots needs better definition of specific height of grass or shrubs. Fines should be given only after 2 warnings in a yr .
- Estate dues : N5000 monthly or lump sum of N50000 annually. this can be subject to change by majority vote in future.
- Security should be authorized to turn back visitors between 11pm to 5AM that they suspect is a security risk except if ID by residents of estate.
- PETS should be on a leash attached to their owners when outside compound
- Encourage perimeter fence for security reasons and it will help value of properties in Estate to appreciate.
-- Agree with most rules especially :1A, 1B,2 , 4 7, 11, 12
- All resident should sign onto the Estate policy before they get their deed of assignment

Updates for yesterday.

A new part payment was made for plot number 12 yesterday,
Plot number 30 and 32 paid up to complete their payments
Plot number 5 was reserved for payment.

Deliberations and voting for the rules continues till weekend. On Monday, we shall come out with a summary.

The whole plots were priced on a flat rate for this location, some people paid money early and so should enjoy picking plots first, no matter how large. Maybe in our next location we are going to make bigger plots pay more. Plot number 9 is the same price as all the rest.

Someone mentioned in them earlier. I am of the opinion that drainage and fencing go to together while we handle the roads last. Immediately the bulldozer works on this land, the next thing is for erosion to start eating small small of it.
I am still calculating the cost of the fence and drainage works so we can start planning for it. As soon as I come up with a total cost and justification, I will post them here.

Yes, I think the majority favours N50,000 yearly and N5000 monthly as maintenance fee, but I see some of us still think its too much. Please let us see reasons to make it N50,000 and N5000 monthly.

I hope any future estates you are involved in, you consider pricing plots according to their size. It troubles me that my neighbor who has a bigger plot of land, paid the same price I did just because he was aware of the opportunity before I was.

Still on the monthly payment.. If it included the sweepers and drainage clearing for the whole estate then and only then will 50,000 be fustifiable but if not then I still have to remind us of my position which is my one opinion... 30,000 per plot still remains very affordable until the estate population increases..

Then the best way to increase the value of the properties here is to allow all stake holders to erect magnificent structures when the fund is accessible (by this I mean restricting the no of flats per plot will have negative impact on d long run, WE SHOULD RATHER COME UP with a maximum height and place a cap on that

Thank you very much sir. Considering that there is nothing to attract thieves there, the estate manager's fee seems most cogent of them all, and I propose 30k/month on that at this time. We can get 2 gardeners to plant and tend flowers on the roads, at 15k/month they can as well cut the grasses on each undeveloped plot once a year,(they have enough time to do that) and these people's presence is enough security for that land. However we may have two live in security men at 15k/month as materials start coming to site, If we start with the security now, then the gardeners can come later when the buldozer finishes its works.

With 24k per annum on each plot, we can take care of these for now. If we make it 30k or 3k monthly, we will have enough to cushion an increase or ad hoc levy in future. Whatever we start with now is going to be the base, so we should not start on a high, lest we run into troubles.

Can we itemise the actions that need to be settled in sequencial order:

1. Bulldozer.....included in initial payment
2. Perimeter fence.....
3. Internal roads. ...
4. Palms and flowers. ....
5. Drainage. ....
6. Gate men. ..

I think once we can settle items# 1 to 3, we can face items 4-6. NGN30k per anum after perimeter fence and interna roads have been settled. Once we employ gardeners and gate men, the flower planting can tge commence.

Well, if the house says 30K per annum then so shall it be.
You did raised valid points sha as per number of security men for NOW. Considering there's nothing "tangible" to be secured for now.

If by the way its going that we want to have a maximum number of flats.. Then I can propose 6 flats each plot not higher than a story building

My reason is this 90% of the people investing in this project might not relocate from their BASE to this place at least for noW, so its meant to be a money making venture by way of rentage, so why will be compelled to build a duplex in that part of location in enugu , how much can I rent it out with reference on the rate of apartment around there , LETS FACE REALITY MY people......

As for me I am planning on a story building with pent house of 6 flats of not more than 2 bedroom apartment each .. The pent house if for me any time Am around on holidays

If by the way its going that we want to have a maximum number of flats.. Then I can propose 6 flats each plot not higher than a story building

My reason is this 90% of the people investing in this project might not relocate from their BASE to this place at least for noW, so its meant to be a money making venture by way of rentage, so why will be compelled to build a duplex in that part of location in enugu , how much can I rent it out with reference on the rate of apartment around there , LETS FACE REALITY MY people......

As for me I am planning on a story building with pent house of 6 flats of not more than 2 bedroom apartment each .. The pent house if for me any time Am around on holidays


I understand your points and they are very valid, especially if your 90% non resident claim is true. However I believe some did invest based on the idea spyder created when he allocated different plots for different kinds of building. More so, exclusivity in any form often increase value. What I will rather prefer is for spyder's expert advise on the viability of that location with respect to duplexes for rentage. However if spyder880 or those who know the place says its not going to be viable for high end tenants, then we go for re-arrange. Truth is the value of the land will appreciate based on what we make the estate to be. There are low and high end estates, there is what we allow in the estate and those who invested on duplexes will lose money as it will not attract the targeted custormers. Again people should be allowed to make maximum utilization of their plots for gain, within acceptable limits. We need to determine that limit, and thats where expert opinion is needed. The money for one more deck could buy another plot in another spyder880 estate if it comes to that. This issue really need to be trashed out indeed.

Ehm...but oga o, this six bedroom on one plot creates little space for cars na , and could lead to problems in future with regards to our laws on street parking, except you bought from those big plots at the edges, which can be an exception, if you did, then congrats on your good fortune.
