Definitely, d first 2 flats he built burning in my heart.

We are planing to make foundation for 6 flats of 2bed each, a storey building.

So upto dpc, he quoted

2000 9" block at #170 each=340k
3 trips of granite @ 30k each =90K
1 ton 16mm= 15k
150 bags of cement@1400
1 trip of sunday = 60k

Total= #885k

So plus workers he said 1million shud do it.

Not sure ifs reasonable or not, I just want to do somethin while exchange rate is still high.

Could you please advice on costs for doing PVC and the different kinds of PVC materials currently in use?
Please bear in mind this is for a rented accommodation.
Is there a general cost per sqm as in the case of tiling or do you negotiate based on the area to be covered?
Apart from the PVC material itself, do we need any other materials to complete this work?

I hope you are talking about PVC for ceilings? If so, I have used Amoula Paragon PVC, and I think Aventures also like them.
They are at Ikeja and you can find details on their sites... You need only PVC and their H-Clips or U-Clips (sold separately by same people).
And of course you need a carpenter to do the work.

What is 3 trips consist of? What is the tonnage?

1 ton 16mm= 15k
1Ton of 16mm iron for 15k? May be a typo by you.

150 bags of cement@1400

1 trip of sunday = 60k
What is 1 trip of Sunday?

Total= #885k

Usually, they do it per sqm. But honestly I used my regular carpenter and we just bargain on the whole work for certain amount.
But the strip of PVC will tell you how many sqm it will cover.. They have wide and thin one, I used and loved the wide ones...

I need to get the exact size of the area to be covered so I can ascertain exactly how much is needed.

I just used it in my BQ flats.. so not much qty.

Addendum: We used 16 Bundles (5pcs per bundle) and used 40 Clips.
Yes, I later realized that I should have used Daniella when I saw where Aventures used it.

Yes, there are also imported rods, e.g. Pulkit from Ukraine. Some imported rods are from Turkey.

However, if you have just negotiated the contract recently or are still negotiating, then your contractor needs to review his rate downwards.

In conclusion, this is one of the reasons why we try to educate people not to just deal directly with contractors/builders when carrying out their projects; from day 1, involve Quantity Surveyors who are experts in construction costs in your projects, in order to avoid being ripped off by some contractors and/or suppliers and/or relatives (in the case of Nigerians in diaspora who are building in Nigeria).

If I may ask, what kind of foundation are you doing for this block of flats?? Is it combined strip and pad or is it raft foundation?? If its raft foundation, be sure it will be at least twice or thrice that amount quoted.

I seriously doubt the authenticity and the viability of the quote mentioned above, N1 million for foundation for a block of flats?? Even the foundation for my bungalow and BQ in Abuja where labour costs and costs of aggregates (granite and sharp sand) are far cheaper than here in Lagos, cost more than N1 million.

The problem with some of these contractors is that they will give you an unrealistic quote which would look cheap to the unsuspecting client and when they start and get to a point when the funds can no more take them further, they come back to the client asking for more money and when the client declines, they abandon the project and leave the client to face the reality of how much the project REALLY costs.

but wen u give it to a contractor, dats wen the price starts to go up.

the contract is only being negotiated now,

its cost that am running from with the qty surveyor. will he stay on sight?

he just gives u an estimate, it the builder thats the real problem.


surveyor can say 150 bags of cement , halfway thru the job builder says cement is finished, wat can u do? quarrel aor change builder but u will still need to pay for new cement.

[b]Take a look at the bolded statement above...That's quite funny... this is just proving what I told you earlier.

That means that the cost he has given you is only to dig excavations for the strip or pad foundation, cast the footing to the foundation walls, lay the blockwalls for the foundation and maybe cast the pillars in the foundation if any, AND THAT'S ALL!!!

1. No filling (laterite and/or hardcore);
2. No concrete in ground floor bed (or german floor as the laymen call it);
3. No damp proof membrane (or nylon);
4. No BRC or fabric mesh reinforcement)

Calculate the costs of the above outstanding items and see if your foundation wouldn't cost double or triple what your contractor has quoted.

The question is - why didn't he add the above items in the quotation?? Perhaps he didn't because he knew that the high price of the actual costs might discourage you, but since he is all out to get work to do at all cost, he would tell you what you want to hear and when issues come up tomorrow, the necessary bridges would be crossed, like they normally say.

Anyway, resolve it with him.

Very on point here.
We need more of you here on this forum and less of those quacks who parade themselves as contractors only to defraud you of your hard-earned dough,
You all know who you are so need to need to mention names.

That means that the cost he has given you is only to dig excavations for the strip or pad foundation, cast the footing to the foundation walls, lay the blockwalls for the foundation and maybe cast the pillars in the foundation if any, AND THAT'S ALL!!!

1. No filling (laterite and/or hardcore);
2. No concrete in ground floor bed (or german floor as the laymen call it);
3. No damp proof membrane (or nylon);
4. No BRC or fabric mesh reinforcement)

Calculate the costs of the above outstanding items and see if your foundation wouldn't cost double or triple what your contractor has quoted.

The question is - why didn't he add the above items in the quotation?? Perhaps he didn't because he knew that the high price of the actual costs might discourage you, but since he is all out to get work to do at all cost, he would tell you what you want to hear and when issues come up tomorrow, the necessary bridges would be crossed, like they normally say.

Anyway, resolve it with him.
