Below is a 'rough estimate", from a thread which l cant lay my hand on, at the moment.

I also dont know the Multiplying Factor (MF) for Island but its simple to get, if you go to their office to inquire.
A friend told me Mainland is 64, as of last year whenhe went to inquire but it hardly ever change.

So, do the substitution and do the Maths.

REQUIREMENTS FOR GETTING A BUILDING APPROVAL (IKORODU AS A CASE STUDY)

1. Proof of Ownership/ Title Documents/ Certificate of Occupancy or Governor's consent

2. Copy of Sun Print Survey Plan

3. 5 sets of Architectural Drawings

4. Current Income tax clearance certificate

5. Current Special Development Levy

6. Tenement Rate

FEES AND CALCULATIONS OF CERTAIN CHARGES

1. Tenement Rate: N5000

2. Building Plan approval Processing Fees: L X B X H of Building x MF

(L X B X H of Building x MF means LENGHT, BREADTH AND HEIGHT OF BUILDING)

(MF means Multiplying Factor for the location of the Proposed Building from foundation to roof top of the Proposed Building.)

Different Areas have different MFs.

Our Specimen Multiplying Factor (MF) area for calculation here is Ikorodu which is 25.

So if for example the Length is 30, the Breadth is 15 and Height is 10 and the MF is 25, it will mean 30 x 15 x 10 x 25 ( L X B X H X MF) which is 112, 500

So the Building Plan Approval PROCESSING fee from the above calculation is N112, 500

3. Building Plan Approval APPLICATION Fee: N10,000

4. Layout Fee N5,000

5. Registration Fee N5,000

6. Certificate of Fitness Levy N10,000

7. Physical Development Levy ( This is 10% of the Fees from NUMBER 2 TO NUMBER 6) i.e

N112,500 + N10,000 + N5,000 + N5,000 + N10,000 =N142,500

10% Of N142,500 Is N14,250

8. LASPYDA Levy N500

9. LASEMA Levy N5000

10. Fencing Permit N10,000


TOTAL N177, 25O

I share your concern and your plan.

I too I'm in Los Angeles suburb, the quality of workmanship is deplorable at home though there are a few exceptions.

My plan or dream is bringing down 2 guys for 3 months or so to do the final finishing for me. As you might know, our building industries employment is cyclical and if one can time his trip home to be around that time then great workmen can be hard for relatively cheap.

Some members of the framing crew that built a house for me in Dallas Texas in 2006 reportedly went to build a home in Accra for a Texan Doctor. I have a family friend that did similar in Ibadan. What he did was bring his Nigerian builder here and arranged for him to be at construction site for one of his clinics . Afterwards they loaded about three containers at Home Depot and he got I think 3 Mexicans to go back with them. That was in the 90's.

Whatever it is that you want to do can be done, don't listen to naysayers. And it can be done with not as much cost as one would think. Because the final result will always be rewarding.

I visited a friends house in Lagos that moved back home. The quality of the work they did for him was deplorable. He told me he almost cries overtime he sees some of the shitty stuff and just asked me to 'Gboju Nbe".

In any case I want my Nigerian builder to finish the shell and I'll take it from there. I am a woodworking hobbyist and intend to set up a wood workshop in my garage so I can turn out straight pieces of wood to be used for wainscoating and moldings.

Please let's share ideas as you go along.
