The steps seems overly grand for such a small structure. Consider a single flight or spiral staircase. You can also cantilever out about 2 feet from each side and get a little bit more space on the second floor.

Depending on the situation on the lot you may want to add a small cantilever balcony.


A single flight stair case is out of the equation because the space between the fence and the existing garage is only seven feet and since such stair will start from the back to the front, it will become too tight to enter the stair. Straight flight stair is not great for elderly since they cannot rest half way during flight.

At this point of the construction, a spiral stair will have to be made of steel because the ground floor garage has already been constructed.

Cantilevering is put of the equation because the ground floor of the garage has been deck already before this modifications.

Why not use aluminium long span sheets , they are cheaper, durable and also it takes less wood to do.

This is why I like being here, there's positive energy and we seem to always push each other along.

You should leave the plan this way then because a spiral staircase will task the elderly too. Frankly this age issue is why I changed to a bungalow design.

Yes...for reasons stated by Abdulwastecx, those recommendations, which i agree with by the way, will become more costly to implement. The fully detached garage had already been built and decked, to prevent break in and vandalization of vehicles which may be parked there unused and untended for months. This idea is fortuitous, as the one bedroom can now be used as accommodation for a caretaker and still leave a lot of green space in the compound. I love green spaces.

On my plan by Darynex, I will be using a single barn door in the kitchen.

If you really want to plan, you can just download SketchUp and build your exact model like I did for mine.

This will let you play around with space and stuff. Since your's is elevated then you have greater opportiunity to shift non load bearing wall.

PS: Please excuse my SketchUp work, I'm not quite AbdulWastecx just a simple and humble Hospital Information Manager grin

@Positive energy...Are you telling me? I love it and general can do spirits that flows here. It has kept me coming back to NL property section. I am sure build pictures will be on display in its own thread as soon as progress is made.

Three D home is easier to use and allows clients to have a first hand knowledge of rough estimate of building materials.

Hello House, how many trips of 20 ton trucks will I need to sandfill a 60 x 120 feet of land, assuming I will need to fill 4 feet of sand in the plot? Any help is appreciated!

Alternately,

0.65 Cubic Meters of Sand = 1 Ton
:. 691.2 cbm3 = 691.2/ 0.65 Ton = 1063.39 Tons

for 20Ton trucks, you will need 1063.39 divided by 20 = 53.17 or 54 trucks.
If we allow for 20% shrinkage, this will need to be added: 54 trucks + 11 Trucks = 65 Trucks (approx).

Where 11 Trucks is 20% of 54 trucks approx.

Hajji,No this's in Dublin,tiles are better in 9aija due to the coolness,laminated are warmer,came with 30yrs warranty,12.3millimeters.

Hello NLer’s
I hope you can help me with some advice regarding the construction of a long fence o my site.
The fence in question (one side) is the long side of a 1.5 plot which needs to be constructed. Due to the cost implications of doing a raft foundation for this fence I have been advised to do the following to save some costs.
1. Do the blinding for the whole length of the fence
2. Instead of doing a raft foundation I use 3 coaches of 9 inch blocks
3. Pour cement/sand/granite into the 9 inch blocks
4. Use 6 inch blocks for the remaining coaches till we reach the desired height
5. Do the couping once desired height is reach

Please note we will be casting the pillars as normal.
Please advice.

Will this work? Are there any other options that

Ok thank you. I use the same in my house here but diff styles.. I have the one that comes like tiles in pieces about 10ins square. I have had it now for more than 10years and they still look lije tge same day they installed it. When cleaned with oil soap still shine like mirrors. They are very good.

Last time I bought it, was selling for N1,100 per sqm . To calculate what will be enough will need for your roof will need you to do your roofing wood first, the size of your roofing wood will determine the quantity of sheets needed.

The guy that installed it actually made mention of that,the one with tile effect,yes he said they could last upto 50yrs if they're well looked after,I might put them in some bedrooms hopefully in the summer month.

Last time I bought it, was selling for N1,100 per sqm . To calculate what will be enough will need for your roof will need you to do your roofing wood first, the size of your roofing wood will determine the quantity of sheets needed.

Also, the gauge of the sheet will determine the cost alongside the dimension of the building with the roof pattern and pitch.

That's beautiful,is that American walnut?i wanted something like that,but miss preferred the one I bought.

This morning my daughter with full excitement ran downstairs to see the again floor,next minute my son followed,two minutes later they're both back upstairs with a bit of disappointed faces,they were like,the floor is so cold daddy,the little boy said,the cold even went through my socks.

Am sure they'll get use to it soon.

Hurricane Imogen is been on here for 3days now anyway,so it's really cold alright.

they are 9inches blocks.
