i know of a landlord that gives his house to bankers only.
if u are not a banker, forget it. He said he doesnt want business men that will make noise, and may tell him business is moving or not. If your rent is due by april 1st, he sends u sms by march 28 to remind u and he expects d money in his acnt on april 1st. He only has two tenants that are not bankers but federal civil servants.
He prefers singles (they usually have less responsibility) to married ppl.

@lastpage, i don laugh tire for ur post. If you jam person wey pass u, ur own don finish be dt.

Most tenants that start off as yearly tenants invariably become tenant at will cos a year certain tenant needs to write, pay and be issued a new tenancy. But they do not read their agreement so do not write, or be issued a new agreement or pay a year's rent.

They pay when and how they like (at will), They scream about their right but forget their obligation and responsibilities


As a tenant at will they just get 7 days notice before you ptoceed to court.

the tenant either get 3months or 6months to vacate the property..within that time he/she will be able to get another place for him/herself. Even some tenant will claim they are entitled to that 6months before vacating your property ,you just have to give what belongs to Caesar to Caesar

It really depends. If they have been good tenants and have a bad year then provided they pay at least half around due I will generally allow 3 months to pay balance.

The ones that really get under my skin are those who when you send reminders at 2 months, 2 weeks or 2 days before expiry keep assuring you that they will pay at expiry and then will keep giving you one story or lies after the other after that. There are a lot of those and we do the rent default escalation. My focus was on developments now it's on management.

but at the end of the whole issue, you might av to give your tenant time to get another place for him/herself.. Na your property, no amount of craze your tenant fit get, you still have the right to do anything to evict the tenant

lol at the bolded..

some tenant wont just make effort.. thats the major problem.. they feel comfortable especially if the landlord is a soft person, its better to research pretty well before letting anyone in

I have had an interesting weekend. One in particular is really pissing me off(to use his statement)

We tend to remind tenants at 2 months before expiry he beat agent to it and called in oct 2015 apparently he wants to pay for 6 months then and 6 months at expiry of current tenancy so me say no problem. Let's just say at today's date he is still owing full rent and cda from Jan 2015.

Dec 2015 is expiry agent says he has not been picking calls over a period of 2 weeks. I was going to spend 2 weeks there so I said not to worry I will see tenant. Now it's January and asks for extra time til end Jan 2016 to pay still it's okay. Come end Jan it's now will pay Feb 12. Arrow virtually woke agent and I up on the morning of Feb 12 2016 apparently he needs account number to make payment. You guessed it still no payment made.

I had work to do so stayed at the premises over this weekend so I put up the rent default list. Apparently Arrow is pissed off at this and was chest beating how he has 20 farms(apparently he said he is a farmer when he toook the flat but with a timetable of average 11am to 11pm me i wonder which kind farming be that), owns a home in lagos so I added drives a bmw and parked a hummer jeep in the compound but still owes 450k rent and 16.5k service charge some from Jan 2015.

So I am now thinking your wife no longer stays in the flat is she in the home you own and you are using my flat as stake out for some shady deals? Apparently he is going to pack out by the end of Feb if he can't pay by then. I would rather he just pack out really with his threatening before.

I just reported incident at ajiwe police station.

Twinskenny. He has seven days to vacate I will be at igbosere magistrate court as I want to explore self representation first.

the system of eviction back then allows a tenant to stay for either 3months after the due date of his/her rents to relocate since he/she can't meet up with the rent. some landlord will stick this 3months quitnotice while some will push the tenant out by force without any court involvement. If the tenant decide to report to the police, at the end of the day he will request for that 3months. There is a particular programme on TV every Sunday that each landlord can always learn from other people's experience and legal steps to take in situations like this..

there is one old man I know, you can't owe him o. One of his tenant was proving igbo Boiz get liver and refuse to pay his rent grin the old man challenged him on several occasions but he's always been chased away with cutlass from this tenant's apartment, the old man got angry and told him he's going to run away from his house cheesy that night U need to see the way the igbo guy was screaming Baba yoobaa(Yoruba) Abeg baba Yooba, the old man is one feared man in that area..tenant and landlord palava for naija na comedy .

some tenant can make their landlord beg for his money, that's why you need to know who you want to rent your property to. My oga this is naija, you never see where tenant go beat landlord grin

This remind me of my former landlord,the old man was an ex-army officer,but he drank off all his brain,there was this my co tennant that refused to pay his rent,the guy is a real nollywood actor,if I mention his name am sure a lot of people here will know,but in those days nollywood was only starting,there wasn't so much money on it then.

This actor wife had just delivered a baby,but he was owing one and yr rent,the day the wife was coming from the hospital with the new baby,baba landlord has drank himself to shege,he went to this guy door and shit all over his entrance door and screaming moti mu orukoe si imole,iyawoe atti omoe kole wasin inleyio pelu omoe.

Omo come see laugh.

Men I tire for 9ja tenants.

I was in 9ja 3yrs ago,I decided to visit an old friend,on getting there,I was shocked to see my guy and his wife living in the whole compound of 6flats of 3bdrooms and he has no children,I said bros would u not rent out these flats,he said,for this Lagos ?i nor need high blood presure from wicked tenants.
